Why this project is worth a look
Walkable BTS access
Siamese Ratchakru sits on Phahonyothin Road between Sanam Pao and Ari. Sanam Pao is roughly 300–370 metres away depending on the mapping source, making the BTS a realistic everyday option rather than a nominal nearby landmark. That transport clarity supports both owner-occupier convenience and rental demand without relying on a shuttle or a car.
A building you can inspect
Because the development has been operating for years, a buyer can inspect actual maintenance, lift performance, pool and gym condition, noise, parking management and the quality of common areas. The uncertainty is no longer whether the developer will deliver the building; it is whether the selected resale unit and the condominium’s current management justify the price being asked.
More than small units
The original mix ranges from compact one-bedroom apartments through two- and three-bedroom layouts, while the architectural description also includes duplexes on the upper level. Current resale stock confirms that very large apartments exist alongside 31 sqm entry units. This makes unit-by-unit comparison essential, because the project name covers materially different products.
Urban mixed-use character
The shorter live/work and office component gives the complex a more active daytime character than a purely residential compound. Buyers who value direct road frontage, business access and an urban setting may appreciate that. Buyers seeking a quiet, resort-like or exclusively residential environment should inspect circulation, visitor traffic and the position of the chosen unit before deciding.
About the project
Siamese Ratchakru is an established Phahonyothin Road development positioned between Sanam Pao and Ari. For a buyer in 2026, this is fundamentally a resale decision rather than an off-plan proposition. The building has a long operating history, the neighbourhood is fully formed and there is enough active sales and rental stock to compare real units rather than rely on launch material. That changes the due-diligence emphasis: condition, views, fit-out quality, juristic-person management, title, foreign quota and the seller’s terms matter more than the original brochure.
The project is more complex than a conventional single residential tower. Architectural material from Somdoon describes a 27-storey condominium paired with a 15-storey office building and classifies the scheme as mixed use; the same project page describes the taller residential element as 28 storeys when discussing its design. Earlier Thai reviews show the shorter front building as a live/work or home-office component facing Phahonyothin Road and the BTS line, with the residential tower set farther back. A buyer should therefore think of Siamese Ratchakru as an urban residential project embedded in a mixed-use complex, not as an isolated private-residential compound.

Public databases do not agree on the final unit count. A Siamese Asset corporate filing distributed through the Thai capital-market system records 281 condominium units in the overall project, including 271 sale units, five commercial units and five office units retained by the company. Older project reviews commonly counted 197 residential apartments, 52 home-office units and three shops, while present-day property portals variously show 249 or 282 units. Those figures should not be blended into an artificial average. They reflect different ways of counting the residential, live/work, commercial and finally registered components. For a purchase, the title and condominium-juristic-person records for the specific unit are more important than the headline count shown by an aggregator.
The residential mix is broader than the entry-level one-bedroom stock suggests. Original project information lists one-bedroom layouts of about 31.05–44.23 sqm, two-bedroom layouts of 60.38–64.71 sqm and standard three-bedroom units around 88.98 sqm. Somdoon also refers to duplexes on the upper level. The 2026 resale market includes much larger three-bedroom apartments of roughly 148 sqm and 173 sqm, so room labels alone are not enough to compare value. Floor, orientation, layout generation, renovation quality and whether a unit is a conventional apartment or a larger duplex-style product can materially change both the asking price and the way the space works.
Location is the clearest practical reason to consider the project. Open mapping places the complex only a few hundred metres from Sanam Pao BTS, with Ari also within walking range. That makes daily life possible without depending on a car for every trip and connects the building directly to one of Bangkok’s established north-central corridors. Ari provides an unusually complete neighbourhood environment for this part of the city, while Phahonyothin gives straightforward access toward Victory Monument, Chatuchak and the wider BTS network. The trade-off is that units closer to the road and elevated rail line can experience a very different noise profile from apartments facing inward, so orientation should be checked in person.
Facilities are typical of a well-specified Bangkok high-rise from this period rather than those of a new mega-development. Detailed project reviews identify separate residential and office lobbies, a swimming pool and gym around the eighth floor, landscaped areas at several levels, controlled access, CCTV and parking. The original parking figure was 215 spaces, divided between shared and privately allocated spaces. Because the building is now mature, a current inspection should focus less on whether a facility appears on a historical list and more on maintenance quality, equipment condition, access rules, reserve funding and how the juristic person manages repairs.
The active resale market is deep enough to show meaningful price separation. In early October 2026, compact one-bedroom listings around 31 sqm appeared from roughly THB 3.59–3.95M on PropertyHub. A 62 sqm two-bedroom resale was marketed around THB 7.59M on DDproperty, while large three-bedroom units were listed at materially higher prices. None of these figures should be treated as a developer price list. Individual owners set their own asking prices, and a lower headline figure can reflect renovation condition, view, furnishing, urgency or ownership status. Comparable-unit analysis is more useful here than simply comparing the project’s cheapest and most expensive listings.
For an international buyer, ownership should be verified at unit level. Thai condominium law permits foreign freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. A resale advertisement describing a unit as freehold does not by itself establish that foreign quota is available at the time of transfer. Before paying a meaningful deposit, the buyer should obtain current quota confirmation from the condominium juristic person, review the title deed and encumbrances, check outstanding common expenses and make sure the seller named in the contract matches the registered owner. In an established resale project, those documents are more decision-relevant than the project’s original marketing claims.
Ownership format
A foreign buyer may hold a condominium unit freehold if foreign quota is available; foreign ownership in a registered condominium cannot exceed 49% of the aggregate unit area. If quota is unavailable for the selected unit, the transaction structure needs to be confirmed before any payment is made.
Unit types & sizes
The most visible entry segment on the resale market. In October 2026, active listings around 31 sqm started at roughly THB 3.59M, but renovation quality, floor and outlook vary materially even among similarly sized units.
A practical family-sized option without moving into penthouse scale. Current resale stock includes units around 62–68 sqm; the title deed and the exact unit plan should be used for the final area check.
Historical project material shows a standard three-bedroom layout around 88.98 sqm, while 2026 resale listings include much larger units of roughly 148 and 173 sqm. It would be misleading to present one neat size range for every three-bedroom configuration without the final registered unit schedule.
The project architect specifically describes duplexes on the upper floor of the residential tower. These are a distinct sub-market within the development and should not be treated as interchangeable with standard three-bedroom units.
Historical project reviews and current databases disagree on the overall unit count and on how some live/work or office components are classified. The mix above therefore describes verified residential formats rather than pretending to reproduce a complete unit register. For a purchase, area, registered use and ownership should be checked against the title of the selected unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.59M in an active PropertyHub resale listing updated on 5 October 2026. This is a lower secondary-market anchor, not a project-wide price: the exact unit, condition, availability, ownership quota and transaction terms need to be checked separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want a completed central-Bangkok condominium with genuinely walkable BTS access.; Resale buyers who prefer to inspect the operating building, compare several real units and negotiate with individual owners.; Entry buyers with roughly THB 3.6–4M available for a compact one-bedroom and who are prepared to compare condition, floor and outlook rather than buy on headline price alone.; Buyers looking for larger two- or three-bedroom formats in the Ari–Sanam Pao area, not only small investor units.; Foreign buyers comfortable with confirming foreign quota, title, common-expense clearance and seller identity before paying a material deposit.; may not suit: Buyers who specifically want a newly delivered development with fresh common areas and current-generation amenities.; Anyone who strongly prefers an exclusively residential compound with no office or live/work component.; Buyers trying to value the whole project with one simple price-per-square-metre rule; unit formats, floors and sizes vary too widely for that shortcut..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The overall unit count conflicts across sources: a Siamese Asset corporate filing records 281 units, early project reviews describe 249 residential/home-office units plus shops, and several current portals show 282. The specific title and condominium-juristic-person register should govern a transaction.
- The taller tower is described as 27 storeys in corporate and early project material but as 28 storeys by the architect and some current databases. This appears to be a floor-counting convention difference, but the figures should not be silently reconciled without the final registered plan.
- Public completion dates vary between December 2013 and 2014. Corporate material treats the project as fully transferred; the safe statement is that it is completed rather than asserting a precise handover month.
