Why this project is worth a look

A broad unit range

The scheme includes more than conventional compact apartments: one- and two-bedroom layouts, duplexes, two-bedroom-plus formats and large upper-floor duplex villas are all documented. That variety is useful, but it makes a single price-per-square-metre comparison less informative because ceiling height, second-level space, tower and registered area can materially change what the buyer actually gets.

A functioning resale market

Units are actively listed for both sale and rent, giving buyers real stock to compare instead of relying only on a developer price sheet. The trade-off is that condition, furniture, outstanding common charges, transfer readiness and foreign-quota status are unit-specific rather than project-wide assumptions.

Future Orange Line access

The site is genuinely close to the planned Orange Line alignment and MRTA station area. It is not, however, next to an operating Orange Line station as of 2 October 2026; MRTA currently targets January 2028 for the eastern section. That distinction matters when valuing today's convenience versus a longer-term infrastructure story.

Mixed-use convenience

Residential towers sit within a broader hospitality, office and commercial concept. This can bring more services onto the site, but buyers should confirm which facilities their condominium actually controls or shares, how access works and whether the associated operating costs sit with the selected building.

Tower-level due diligence

The development changed configuration and branding over time, which is why historical and current sources conflict on total unit counts and completion dates. The practical response is not to reject the project automatically, but to make the selected tower, juristic person, title area, common fees and current completion position part of the transaction review.

About the project

Siamese Rama 9 is a project where the original name has remained active in the resale market even after the development itself evolved. Units are still advertised and rented under Siamese Rama 9, while the developer now presents the broader scheme as Landmark @MRTA Station. That distinction matters because older launch material and later project material do not always describe the same tower mix, delivery timetable or unit count. This is not evidence of two unrelated developments: the location, developer and later listings connect the names to the same mixed-use site on Rama IX Road in Bang Kapi, Huai Khwang. For a buyer, however, the changing configuration means a project-level fact should never replace a tower- and unit-level check.

The residential component sits inside a larger mixed-use development rather than a stand-alone condominium block. Later project material separates Siamese Residence, Siamese Tower and a Crowne Plaza hotel tower, while the current official website also positions parts of the scheme around branded-residence and hospitality services. That can create a richer day-to-day environment, with commercial uses and service functions integrated into the site, but it also makes the management structure more important. A buyer should understand which common areas belong to the condominium being purchased, which facilities are shared with other components, how access is controlled, what fees apply and which legal or management entity is responsible for the selected building.

The unit range is broader than in many conventional Bangkok condominium projects. Current and later sources show one-bedroom layouts from roughly 27–28 sqm, two-bedroom homes from around 40 sqm, duplex formats, two-bedroom-plus products and large upper-floor duplex villas reaching about 205 sqm. Resale portals also show larger three-bedroom units, so the practical range depends on the tower and the particular generation of plan. The headline floor area does not tell the whole story here. Some units use a high-ceiling or duplex concept, which can make two homes with similar headline sizes feel very different. Before paying a reservation or deposit, the registered area, title-plan area and the physical usable space across both levels should be reconciled for the exact unit.

There is an established resale and rental market, so this is no longer a project that exists only in launch brochures. At the same time, the status of the entire mixed-use development is not perfectly clean across sources. DDproperty and PropertyHub label Siamese Rama 9 as completed in 2022; some later individual-unit marketing refers to completion in 2024; the official Landmark @MRTA Station site reported overall construction progress of 99.86% on 1 May 2026, with Building B at 99.58% and Building C at 100%. For that reason, the registry uses the conservative project-wide status of under construction. This does not mean occupied residential units cannot be transferred or lived in; it means that treating the whole mixed-use scheme as unambiguously 100% complete would go beyond the latest primary-source progress disclosure we found.

The location is closely tied to the Rama 9 corridor, but the transit story needs a date attached to it. The site is on Rama IX Road beside the MRTA area, where an Orange Line station is planned. As of 2 October 2026, that station is not an operating metro stop. MRTA's current implementation plan states that the eastern Orange Line section is expected to begin service in January 2028. The future station can therefore be relevant to a long holding period, but it should not be priced into a decision as if residents already have a working metro entrance outside the project today. Current mobility still relies much more on Rama 9 road access, taxis or cars and connections to existing rail stations.

Amenity provision is more extensive than a simple pool-and-gym package. Across current project and market sources, the development is associated with swimming pools, rooftop leisure areas, fitness facilities, sauna and steam rooms, co-working and meeting areas, a library, multi-purpose rooms, food and retail uses, parking and controlled-access security. The developer also markets ventilation and particulate filtration, odour-control and acoustic systems, EV charging and other building technologies. These are useful project-level features to know about, but they should not be assumed to exist in identical form in every tower or unit. The practical check is whether the selected residence actually has access to the relevant facility, what condition the system is in and how its ongoing maintenance is funded.

The most useful way to assess Siamese Rama 9 is therefore not as a simple 'new condo near a future station'. It is a large, evolving mixed-use property with an active secondary market, a meaningful spread of layouts and a branding history that can make generic listings look more uniform than they really are. Two units carrying the same project name can sit in different towers, have different practical completion histories, different common-area arrangements and different foreign-quota availability. A sensible purchase review starts with the exact unit and title, then the building and juristic-person rules, and only then the wider Landmark @MRTA Station concept.

Ownership format

A foreign buyer can register a condominium unit in freehold only while foreign quota remains available in the relevant registered condominium: foreign-owned units may not exceed 49% of the aggregate unit area. The juristic person should confirm the quota for the selected unit before transfer. If the quota is full, that unit cannot simply be registered to a foreign buyer in freehold; any alternative contractual structure needs separate review.

The most compact entry point into the project. Later floor plans show individual layouts around 27.5, 34, 39 and 43 sqm, so proportions and storage can differ substantially within the same one-bedroom label. Resale pricing is most meaningful after the tower, floor, condition and registered area are matched.

The duplex format uses vertical volume and a second level, so it feels different from a single-level home with the same headline size. Later project material shows two-bedroom layouts from about 40 to 54.5 sqm, including plans around 48, 53 and 54.5 sqm. For full-time living, the useful comparison is not only total area but also living-room width, whether the second bedroom works as a true bedroom, and the bathroom count in the exact plan.

2 bedroom duplex
38–74 sqm

This is a wide range covering homes that can feel quite different. A smaller duplex may rely on volume and vertical separation, while a larger one can offer more conventional family zoning. Stair geometry, headroom on each level and legally registered area should be checked before its price is compared with a standard two-bedroom apartment.

60–73 sqm in later project material; larger resale configurations also appear

Later project material lists three-bedroom layouts around 60–73 sqm, while current resale stock also includes units around 99 sqm and materially larger homes. It is another sign that the development cannot be reduced to one universal plan matrix: the tower and the exact title matter more than the generic 'three bedroom' label.

A large upper-floor product that is materially different from the project's mainstream apartments in both size and spatial organisation. These units make more sense compared with other large urban residences than with a standard condo in the same building; privacy, pool maintenance, common fees and the condition of more complex building systems become important.

The ranges above combine later project material with current resale profiles; the exact type and area should be reconciled against the title and tower plan for the selected unit before purchase.
