Why this project is worth a look
A small building you can inspect
There is one completed block, not a collection of future phases. With 79 homes across eight floors, a buyer can judge the lift, corridors, facilities and maintenance quality first-hand instead of relying on launch visuals.
An established Ari address
The neighbourhood works for people who want local restaurants, offices and the BTS network within their daily orbit. The walk to Ari station is achievable but not instantaneous, and the actual street route matters more than a map pin.
Layouts with a design idea
FYNN marketed corner-positioned apartments and naturally lit corridors as part of the architecture. That is worth looking for during a viewing, while remembering that the direction of the windows and nearby buildings determine the actual light and privacy.
Several ways to use small spaces
A compact one-bedroom can suit a single city resident; a two-bedroom layout may serve a couple needing a work room. The real choice rests on circulation, bathroom count, storage and the approved plan—not a listing's bedroom label alone.
Operating history, not projections
Completion in 2017 means the building has a record of maintenance and lived-in resale conditions. That history is useful only when the management office and seller provide current documents on fees, reserves and the specific apartment.
About the project
FYNN Aree has a fairly specific appeal: it is a small, finished residential building in Ari, rather than a new development selling an imagined lifestyle several years ahead of delivery. Completed in 2017, the eight-storey condominium contains 79 homes in a single block. The decision today is mostly about which resale unit to buy, what condition it is in and whether the seller can convey the title a buyer needs. You can walk through the building and see how it has aged. What you cannot assume is that two properties with the same bedroom count will come with the same fittings, legal status or running costs.
The address is Soi Ari 2, within Samsen Nai in Bangkok's Phaya Thai district. Ari is a well-known neighbourhood for a combination of city living, restaurants and access to the BTS network. Yet the building is not beside the station entrance. FYNN's original materials quote a 650-metre walk to Ari BTS, while property portals report routes of roughly 690 to 810 metres. These are published walking references, not a guarantee of how quickly any resident will make the trip. The practical test is a weekday walk in the conditions that matter to you: morning heat, evening rain, a laptop bag or a child in tow.

A single eight-floor building creates a more contained residential setting than a multi-tower estate. That can appeal to buyers who dislike vast lobbies and crowded amenity floors, but a low unit count should never be mistaken for proof of quiet. Noise from an adjoining apartment, a road-facing balcony or the plant room can dominate the experience of a particular home. In a completed project there is no need to guess. An evening viewing and a look at the corridor, lift and neighbouring building lines will tell you far more than the adjective 'private' in a listing.
The developer built the architectural pitch around corner homes and corridors that admit daylight and air. On paper, this is an interesting response to the compact dimensions of an urban plot. A corner apartment may have more external exposure and fewer direct shared walls. Still, sunlight, cross-ventilation and sightlines depend on the orientation of the exact unit and what stands next door. A higher floor may feel different from a lower one, and a corner window can also expose a room to afternoon heat or the gaze of nearby neighbours. The design idea is worth investigating, not treating as an automatic benefit for every buyer.
Apartment sizes explain much of the market. Original sales information describes one-bedroom layouts of about 27 to 31.5 square metres and two-bedroom homes of around 47 square metres. Current resale advertising broadly supports those categories, with some listings giving areas around 33 or 54 square metres. There is a wrinkle: a contemporary launch-era floor description identifies a 42-square-metre type, while some more recent portals label a small unit 'studio' despite original one-bedroom marketing. The registered floor plan and title details matter more than the category assigned by an agent's online form.
For a buyer considering the smallest layout, the question is less 'Can a bed fit?' than 'Does the remaining room work when somebody lives here every day?' A 27-square-metre home may be entirely adequate for someone who is out most of the day, but hybrid working changes the equation. Check where a desk can go without blocking the balcony, whether the sleeping area has a proper partition, and how much usable storage remains after furnishing. At roughly 31 to 33 square metres, the same advertised bedroom count can deliver a noticeably better daily routine—or merely a longer corridor. The floor plan decides.
Two-bedroom resale homes bring a different trade-off. The frequently advertised 47-square-metre option could make sense for a couple needing a study or occasional guest room, provided the main living area is large enough for both residents. Listings include units with one bathroom; some larger apartments advertised at around 54 square metres feature two. That distinction can change the usefulness of the home more than a few extra square metres. Ask to see the current arrangement, the original approved layout and any alterations. A second room in an advertisement is not necessarily a comfortable full-time bedroom.
The amenity programme is more ambitious than the building size might suggest. The developer's project page lists a double-height lobby, fitness room, infinity-edge pool, laundry space, garden, yoga lawn and jogging area. An earlier independent walkthrough describes a rooftop pool and the gym on the second floor. For a completed condominium, these amenities are only as valuable as their present condition and accessibility. Pool closures, ageing equipment, maintenance schedules and booking rules can change the experience considerably, and none of those issues is answered by a historical list of facilities.
FYNN also originally advertised a shuttle to Ari BTS. That may sound useful because the station is walkable but not on the doorstep. However, we did not find an up-to-date operating schedule confirming that the service remains available in October 2026. Treat it as an item to ask the building office about, not a transport arrangement on which to build a commute. Parking requires the same distinction between design capacity and personal entitlement. Published profiles show a parking ratio around 47–48%, but a percentage does not grant the owner of any particular apartment a reserved bay or unrestricted access.
Ari's surrounding streets supply much of the lifestyle value. Restaurants, everyday shopping and offices are part of the wider district, and Phahonyothin Road connects the area to major Bangkok routes. The immediate environment is more nuanced than the wider neighbourhood's reputation. Narrow side streets, turns and some one-way sections affect driving, while the most direct pedestrian route may not be the route a taxi can take. If you expect to use a car daily, inspect arrival and departure at the times you normally travel. A convenient location for a BTS commuter is not necessarily an equally convenient one for a driver.
Resale asking prices need to be kept separate from launch history. On 10 October 2026, DDproperty shows a project-level asking-price floor of about THB 4.3 million. Recent listings include a 27-square-metre apartment at THB 4.5 million and a 47-square-metre two-bedroom apartment at THB 4.9 million. Those are advertised prices, not verified closing prices or confirmation that a unit remains available. The THB 3.4 million entry price displayed on FYNN's legacy project page belongs to the original development campaign. It is not a live quote for an apartment you can now reserve from the developer.
Looking at price per unit alone can be misleading in this building. A tenant-occupied apartment may offer immediate rental income but restrict a buyer's ability to move in; a vacant home may need extensive work before it is rentable. Furniture packages, air-conditioning age, natural light, mortgage encumbrances and the seller's desired timeline all affect the economics of the purchase. Several agencies may also post the same apartment at slightly different prices. A useful shortlist contains distinct registered units with their actual floor, area, title position and condition, rather than a long list of duplicate advertisements.
Rental listings establish that there is an active leasing market, but they do not establish an investment return. DDproperty currently publishes rents from around THB 17,000 per month, and FazWaz shows offers from around THB 19,000; other units ask more. The achieved rent, leasing period, renewal terms and time spent vacant are not visible from these headline figures. Nor do asking rents account for agency charges, replacing appliances, common-area fees or the time needed to manage a tenant. Any financial projection should start with one actual apartment, a realistic lease arrangement and documented ownership costs—not a yield percentage attached to a project profile.
One published ownership expense is the common-area maintenance charge, commonly shown as THB 60 per square metre per month. Older project information also names a THB 500 per square metre initial sinking-fund contribution. Neither figure is a substitute for a current statement from the condominium juristic person. Nearly a decade after completion, the relevant questions concern the latest approved budget, arrears, available reserves and planned work on lifts, pool systems, façades or waterproofing. If major expenses are approaching, the monthly maintenance tariff by itself gives an incomplete picture of the cost of owning the apartment.
For an overseas buyer, the words 'freehold condo' in an advertisement can obscure the most important detail. Thai law allows qualifying foreign purchasers to register condominium ownership within a building-wide foreign quota capped at 49% of the aggregate condominium unit area. That does not establish the status of every listing in FYNN Aree. Before a deposit, the buyer needs confirmation from the condominium juristic person that the proposed transfer can fit within the foreign quota, together with the appropriate banking evidence for funds remitted from abroad. A long lease, if offered instead, is a different legal arrangement and should not be described as equivalent ownership.
The original developer and the present seller also play different roles. FYNN's own website identifies FYNN Development Co., Ltd. with the development; launch-era reviews sometimes use the name Yellowfynn Development. That naming discrepancy cannot be resolved to a legal history from marketing pages alone. More importantly, a resale contract is with the registered owner or an appropriately authorised party. The title document, existing charges, building-management confirmation and signed sale agreement are what determine whether the individual transaction is workable. A familiar brand name on the building does not prove an agent's authority to sell a unit.
There are practical reasons to view a finished property more than once. Daylight can conceal evening noise, while a quick daytime inspection may miss water pressure, lingering damp, cooling performance or worn fittings. Check the balcony, window seals, service areas and the corridor outside the front door, not just the staging in the living room. For small homes, ventilation and storage have an outsized effect on comfort. Ask whether any renovation altered the room divisions, and obtain an accurate inventory of what is included in the price. An older, lived-in apartment is not necessarily a problem; surprises about its condition are.
FYNN Aree makes the most sense as a relatively intimate urban condominium whose location and basic facilities can be tested before buying. It will be less persuasive to somebody needing generous family accommodation, an assured parking space or a train platform immediately outside. Its location, compact plans and small-scale building are concrete attributes; secure title, current amenity operation and a realistic price are unit-level questions. Treat the project as a useful starting point for comparing actual resale homes in Ari, rather than as a promise that every apartment will deliver the same experience.
Ownership format
A qualifying foreign buyer may register condominium freehold within the building's 49% foreign-ownership quota by aggregate unit area. Eligibility of the selected apartment and transfer documents must be verified; a long lease is not equivalent to ownership.
Unit types & sizes
One of the original compact layouts. The key question is whether the sleeping area is truly separated, and how much space remains for a desk, storage and daily movement once the apartment is furnished.
Launch material shows a common 31.25 sqm format, while resale listings sometimes describe slightly larger homes. The extra floor space matters only if the actual layout makes daily life easier; the registered unit plan is the reference.
The 47 sqm layout appears repeatedly in current resale stock, while some 54 sqm listings include two bathrooms. Confirm whether the advertised arrangement matches the registered plan; bedroom count says little about living-room size.
These layouts combine launch documentation with current resale descriptions, not a certified schedule of every apartment. An early floor review mentions a 42 sqm type, while widely advertised two-bedroom units are around 47 sqm and certain listings show 54 sqm. Some small apartments are also called studios by portals despite the project's original one-bedroom presentation. Confirm the registered area, room divisions and inclusion of furniture for the exact unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building is on Soi Ari 2 in Samsen Nai, within Bangkok's Phaya Thai district, rather than directly on the main Phahonyothin Road.
- FYNN's original route reference is approximately 650 metres on foot to Ari BTS; other portals quote around 690–810 metres depending on the path.
- The wider Ari district offers dining, shopping, workplaces and access to the city via the Phahonyothin corridor and BTS network.
- One-way sections and local side streets mean the best approach by car may differ from the most direct pedestrian route.
- The published map coordinate for the development is 13.777727, 100.540194; it identifies the project location, not the door of an individual apartment.

- Foreign-quota availability for any particular unit on sale has not been verified. A portal's 'freehold' description is not the condominium-office certificate needed for a foreigner's registration.
- FYNN's official site names FYNN Development Co., Ltd.; launch-era coverage uses Yellowfynn Development. Public marketing sources do not establish the exact legal relationship between those names, and transaction parties must be verified from documents.
- An early floor-by-floor review mentions a 42 sqm type, while today's market profiles concentrate on 47 sqm two-bedroom units and some 54 sqm offers. The registered floor plan is needed to reconcile the sizes and advertised bedroom counts.
