Why this project is worth a look

Private-pool living

A pool and outdoor terrace attached to each home form the clearest lifestyle attraction. They also create ongoing operating costs that need a place in both a personal-use budget and a rental model.

A relatively small community

The advertised compound has 25 villas rather than a large tower of apartments. Its intimacy may appeal to owners, but shared-service costs and house rules have not yet been evidenced by an owners' agreement.

Defined advertised options

Two one- and two-bedroom sale listings show 75 and 100 square metres respectively. That gives buyers concrete plans to request, although the older project's much smaller size figures still need reconciliation.

A southern Bali base

Ungasan is part of South Kuta on the Bukit Peninsula. The location can suit someone exploring this end of the island, provided the selected villa's real access roads and beach journey match their expectations.

An operator-led proposition

The PARQ brand promotes hands-off rental management. Its practical value depends on an executed management agreement, transparent fee schedule and reliable reporting rather than the yield projections appearing in marketing copy.

About the project

SOHO by PARQ is marketed as a small villa community rather than an apartment-led resort. The recurring project description is of 25 private homes inside a landscaped, gated compound on Bali's southern Bukit Peninsula. Individual pools, terraces and furnished living spaces are central to the offer. For someone who wants a self-contained holiday home, that makes more sense than a large shared lobby or hotel-style circulation. Yet there is a gap between the concept being advertised and the documentation available to a buyer today: the original completion target has passed, while current portals disagree on whether the homes have actually been handed over.

The name is not as straightforward as it first appears. Property portals list SOHO by PARQ in Ungasan, then carry a separate Parq Soho Surfside development in Pecatu with apartments, townhouses, penthouses and villas. PARQ Development's own website uses Soho Surfside as a product heading but also refers to 'Soho by PARQ' within its villa material. Both marketing sets share some descriptions and figures, but their locations, unit categories and payment details do not fully align. This record covers the 25-villa offering advertised as SOHO by PARQ. It does not silently combine every property labelled Surfside into the same stock, nor does it claim that the precise boundary between the brands has been legally established.

The sale listings place the development in Ungasan, within South Kuta, Badung Regency. One portal goes further and supplies Banjar Kelod as an address-level reference. That is useful for understanding which part of the peninsula a buyer should investigate, but it is not a verified plot number or cadastral location. Other descriptions focus heavily on surfing at Suluban and Blue Point, sometimes implying almost private beach access. Those claims sit uneasily beside the Ungasan location data. Without a survey, a site plan tied to the land title and a confirmed map point, no responsible description can promise a particular walk to the surf, a particular sea view or a defined distance from the front door to the water.

The domestic experience is easier to picture than the boundaries of the site. Published villa descriptions include a kitchen and living room opening towards an outdoor terrace, with a personal pool and landscaped space beyond it. Smaller homes are described as single-storey, while the larger three-bedroom plan is presented over two levels. That arrangement could work for a couple wanting an easy weekend base or for guests who would rather have a private pool than resort crowds. It also creates maintenance obligations. Pool servicing, waterproofing, climate control and replacement furniture become part of ownership, whether the home is used every month or only a few weeks a year.

A particularly awkward issue is floor area. Older descriptive material markets one-, two- and three-bedroom homes at 40, 76 and 96 square metres respectively. The two currently visible sales cards instead show 75 square metres for a one-bedroom villa and 100 square metres for a two-bedroom villa. Housearch carries another mixture of unit categories and measurements; Newhomes even has inconsistent descriptions within its own project page. These differences could reflect revised layouts, different ways of counting interior and exterior areas, or overlapping products. The open material does not allow any one explanation to be confirmed. A floor plan with dimensions, the basis of measurement and a numbered villa must come before serious comparison of value.

The clearest public price references are the advertised one-bedroom villa at USD 292,500 and two-bedroom villa at USD 380,000. Newhomes displayed those figures in its July 2026 price update, and the Bali.RealEstate catalogue continued to show them when checked on 18 October 2026. An older sales narrative still quotes starting figures of USD 172,000, USD 307,800 and USD 374,400 for a different set of layouts. It would be misleading to treat the lowest historical figure as a unit a buyer can reserve today. Equally, a live listing is not proof that the home remains available or that taxes, furnishings, the land arrangement and closing expenses are included in an enforceable offer.

The building schedule deserves its own discussion because it affects almost everything else. SOHO's branded sales page continues to state a third-quarter 2025 completion target. Housearch reports first-quarter 2026. Newhomes labels the development 'Ready to move', while another specialist listing uses a later year. These are not minor variations in wording: they describe different stages of a purchase. No independent handover record, as-built evidence for the specific villa or building-use certificate was made available in the reviewed sources. The fields have therefore not been converted into a definitive construction status. A buyer considering immediate occupation should ask for proof concerning the actual unit, not just an agent's declaration about the whole compound.

The published instalment structure was designed around construction milestones: 30% at contract signing, 30% after the structure is erected, another 30% after finishes are completed and 10% when keys are delivered. It is also summarised as a 30/70 payment plan. That is a description of an advertised offer, not confirmation that the same terms remain available now. If a unit has already been completed, the developer may expect an entirely different settlement timetable. If it is not complete, the definitions of each milestone, the person certifying it, remedies for delay and the recipient of the funds matter far more than the reassuring headline of interest-free instalments.

Foreign buyers should pay close attention to what the transaction actually conveys. Project marketing refers to a 30-year contractual lease with the possibility of extension. In Indonesia, a sewa lease is a contractual arrangement; it does not turn into registered ownership of land simply because an advert uses the term 'ownership'. Whether an extension is enforceable depends on the actual contract and the landholder's rights, not a second number printed beside the first. The start date, succession rights, assignment rights and any renewal price mechanism have not been verified for the advertised villas. The underlying title matters as well. Hak Milik is land ownership and cannot simply be registered directly in a foreign individual’s name; Hak Pakai is a regulated right of use; and Hak Guna Bangunan is a right to build on and use land under defined conditions. These are different legal interests, none of which can be assumed to pass to a buyer under a villa lease.

PARQ Development is identifiable as a development brand, and the group's own website discusses the Soho villa concept. That does not settle the identity of the local Indonesian company selling or leasing this specific home. No reliable public project document was found naming the exact land-title holder, construction permit holder and contractual counterparty for this Ungasan listing. These may be different entities. The relevant building approval is PBG; the certificate confirming that a completed building is fit for use is SLF. Neither document has been reviewed for this property, and neither should be described as missing simply because it was not published online. Land-use permissions need the same plot-specific treatment.

There is a reason to separate the brand's track record from the paperwork of each development. In January 2025 the Gianyar Regency government publicly announced the closure of the separate PARQ Ubud operation over local regulatory breaches. This was a different location and the publicly reviewed information does not establish that SOHO by PARQ has the same landowner, signing company or regulatory issues. The event is not evidence that SOHO itself breached any rule. It is relevant only in the narrower sense that a recognisable development name is no substitute for checking who is legally responsible for the building and its permitted use.

For investors, the proposed management service may be appealing. Marketing materials say the PARQ team could arrange guests, handle maintenance and account for rental proceeds. They also circulate aggressive projections of income, occupancy and resale growth. None of those forecasts should be used as realised SOHO by PARQ performance. Net rental cash flow depends on management fees, channel commissions, cleaning, pool care, utilities, insurance where applicable, repairs, taxes, vacancy and the restrictions on using the property for short stays. A management agreement can transfer day-to-day work, but it also defines what the owner must fund and what happens if the operator changes or fails to perform.

The facilities list is broad, which makes it important to distinguish a real amenity from nearby neighbourhood infrastructure. Landscaping and recreation spaces are frequently mentioned, alongside spa, gym, dining and family facilities. The sources do not supply a verified final site plan proving that every advertised facility forms part of the 25-villa estate or that owners have permanent access included in their charges. A guest may care less about the vocabulary of a brochure than whether the home is quiet, clean and easy to reach. A resident will also have questions about parking, drainage, water supply, internet reliability and how common areas are maintained. All of those depend on the specific property and operator.

Resale requires a different calculation from rental income. A compact private-pool villa may suit a particular visitor, but the pool of later buyers also depends on the remaining lease term, the ability to assign the contract, any consent needed from the landholder and the condition of the building. If the original marketing claims about beach proximity or shared services prove inaccurate, the resale story changes as well. None of the public material establishes a guaranteed exit price or a liquid secondary market for this individual development. A cautious buyer should evaluate the home on a basis that still works if rental income is lower than advertised and selling takes longer than expected.

The appeal of SOHO by PARQ is therefore specific: a relatively compact, furnished private-pool villa format on the Bukit Peninsula, with at least two publicly priced one- and two-bedroom options. Its most important unanswered questions are equally specific. Where exactly is the legally defined plot? Which company signs and receives the money? What is the enforceable term of the buyer's rights? Has the chosen villa actually been delivered and cleared for use? Once those answers are supported by documents, the property can be assessed against competing Bukit homes on cost, usability and risk. Until then, the listings are a starting point for diligence, not a complete description of a purchase.

Ownership format

Marketing describes a 30-year contractual lease with an extension option. No unit-specific lease, commencement date, renewal terms or underlying land title was reviewed; this is not direct freehold land ownership.

Location

  • The most specific published address reference is Banjar Kelod, Ungasan village, South Kuta District, Badung Regency. It locates the sales offer within a community but does not identify a surveyed property boundary or individual villa plot.
  • Bukit Peninsula is the broader regional setting. Advertisements frequently use Uluwatu as a lifestyle label for southern Bali, yet this cannot establish whether a particular house is walkable to a cliff, beach or surf break.
  • A short map code, 5555+4HG, appears in the sales catalogue. The same code is reused for other PARQ-branded developments, so it has not been treated as a uniquely verified location or used to manufacture site coordinates.
  • Suluban and Blue Point feature prominently in the project's surfing narrative. A private access route and the actual journey from the villa to either beach remain unverified; the named beaches should not be mistaken for confirmed walking-distance amenities.

Best for: An owner looking for a modest, self-contained Bukit holiday home, with privacy and a pool taking priority over the facilities of a large resort. This works only if the particular villa's finished condition and enforceable occupancy rights are documented.; A couple or small household seeking a one- or two-bedroom property instead of a much larger family villa. The visible advertised layouts give a starting point for budgeting, but the discrepancy in published measurements needs to be settled first.; A buyer who could still justify the property for personal use if rental income disappointed. Any holiday-letting plan should be tested against the operator contract, permitted use, costs and a conservative vacancy assumption.; may not suit: Anyone needing an independently verified, immediately occupiable property today. Portals disagree about completion and no unit-specific handover and building-use evidence has been reviewed.; A buyer requiring direct freehold land title or relying on headline rental yields to fund the purchase. The marketed transaction is contractual, and the advertised financial projections have not been substantiated by operating accounts..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Completion is disputed: the branded page still gives Q3 2025, Housearch Q1 2026, Newhomes 'Ready to move', and another agency 2027. No unit-specific handover document or SLF has been inspected.
  • The address is not plot-verified. Listings use Ungasan / Banjar Kelod and a map code also repeated for other PARQ entries, while the surf-focused material suggests a different coastal position. The relationship with Soho Surfside and precise site coordinates remain unresolved.
  • Unit specifications, price and title documents are not reconciled: current advertisements show 75/100 sqm and USD 292,500/380,000, while older descriptions use 40/76/96 sqm and lower figures. The actual lease and renewal clause, land title, seller entity, PBG and relevant land-use or operation documents were not reviewed.
