Why this project is worth a look
A private holiday base
A two-bedroom villa with its own pool is a different proposition from a hotel suite. The amount of usable indoor space and private outdoor area, however, must be checked on the actual plan.
About the project
Melasti Dream Residence is a gated villa development in southern Bali, marketed under both Melasti Dream and Melasti Dream Residence. The consistent starting point across the developer's materials is a collection of 61 two-bedroom villas rather than a condominium tower. Private pools, a two-storey format and shared leisure facilities give it the character of a small resort neighbourhood. There is also a meaningful distinction between a project that can accommodate guests and a villa that is legally ready for transfer to a particular buyer. Current hotel listings suggest that some properties are already in use, while the underlying land rights, building approvals and completion records remain separate matters. A buyer looking at this as a finished property should still approach those questions with the same care they would apply to a new development.

It helps to identify the product before comparing prices. LOYO & BONDAR uses Melasti Dream on its project landing page and Melasti Dream Residence in its wider portfolio. Both describe the same 61-villa setting near Melasti Beach. The three rows of villas are sometimes called phases in agency material, but the available evidence does not establish three independent estates with distinct identities. Melasti Arcade is another product advertised in the same wider area and, in some partner presentations, alongside Dream Residence. It contains apartments, penthouses and commercial space, not the villas covered here. One corporate project page even appears to contain copied apartment details and an unrelated description of Ubud. That inconsistency makes the unit number, signed plan and title documents much more reliable identifiers than promotional headings.
The property is in Ungasan, within Kuta Selatan in Badung Regency, on the Bukit Peninsula. Accommodation sites identify it with the location code 5557+4H and the Bali 80361 postal area. A partner's embedded map and a hospitality listing place the complex within a small matching area, allowing an approximate point to be shown. That point should not be treated as the legal boundary of any plot. 'Uluwatu' is frequently used as a broad tourist label for this part of the island, but Ungasan is the more useful location for checking everyday journeys and administrative paperwork. The eventual contract should identify a specific parcel and its registered owner, not merely a beach district or a map pin.
The beach setting deserves a practical rather than purely promotional reading. The dedicated project website says Melasti Beach is around 1.6 kilometres away. A sales listing uses 700 metres to the ocean, while hotel platforms place the beach roughly a fifteen- to twenty-minute walk away. These are not necessarily contradictory measurements: the shore, the top of a cliff and the public route to usable sand can all be different points. Southern Bukit's inclines and roads can make a short map distance inconvenient on foot, especially in the heat or when travelling with children. Test the actual journey from the villa entrance. The same caution applies to ocean views. The estate is sold with sea-view imagery, yet the quality of the outlook will depend on the row, floor, nearby buildings and orientation of the particular house.
According to the project description, the 61 villas are arranged in three rows, with panoramic pool features highlighted for the third. FazWaz describes 25 villas in the first row, 22 in the second and 14 in the third. This is a plausible breakdown of the advertised estate, but it is not a substitute for a signed site plan confirming numbered plots and the areas assigned to each owner. The accommodation type itself is fairly focused: two bedrooms rather than a collection of different house sizes for very large families. For a couple who hosts visitors, or a small family splitting time between home and Bali, that may be an efficient layout. It is less adaptable for a household that requires several dedicated offices, staff quarters or four separate bedrooms.
Size information is the most obvious place where a brochure comparison could go wrong. The dedicated site displays 120, 142 and 152 square metres as its three villa options. Bali.RealEstate repeats those sizes as living-space figures, while Balinsky describes a 92-square-metre building associated with plots measuring 120, 142 or 165 square metres. An older developer-affiliated page calls 152 square metres the house area, and a separate partner presents another set of built-versus-land measurements. These figures cannot responsibly be reconciled by averaging or assuming that every number describes internal floor space. A pool courtyard, terraces, stairwell and covered outdoor space can transform how the same advertised size feels. A buyer needs the architectural plan, detailed schedule of areas and land diagram for the exact villa being offered before assessing price per usable square metre.
Descriptions of the interiors point to a fairly self-contained holiday home: a kitchen, living and dining space, two bedrooms, bathrooms and a private pool. Active travel listings show furnished villas accepting guests, so the accommodation concept is more than an architectural render. But a bookable rental and a for-sale villa may come with different furniture and equipment. The original marketing material mentions finishes and furnishing as part of the proposal without providing a unit-specific inventory for review. Ask what stays with the house, who maintains the pool and air-conditioning, and who pays when appliances or soft furnishings need replacement. In humid coastal conditions, the quality of ongoing maintenance matters as much as the look of an interior on handover day.
Shared amenities are a major part of the pitch. The project describes 3,800 square metres dedicated to supporting facilities, including two restaurants, a children's centre, coworking space, a beauty salon, a barbershop and places for yoga. A concierge-oriented service concept also appears in the older presentation. For a part-time resident this could make routine stays much easier, and for holiday guests it may provide useful reasons to remain on site. Yet a published facility list does not establish that every business is open, how reliably it operates or whether owners can use it without extra charges. A viewing should distinguish completed facilities from proposed ones, particularly if the estate's management charges fund shared staffing, security, landscaping and infrastructure.
The development is publicly associated with LOYO & BONDAR and the wider LB Group. The brand lists Melasti Dream among its completed projects, while the individual property page advertises an in-house management operation called L&B Management. There is also a corporate name, PT. LOYO GROUP BALI, in the group's website footer. Another partner site links to a due-diligence file whose title mentions PT. Bondar-Rateg, but the underlying file was not accessible for review. None of these public-facing labels, by itself, proves which entity holds the underlying land, signs a purchase or lease agreement, manages the estate or receives the buyer's payment. Those relationships have to be clear in the transaction papers. A recognised developer brand may be reassuring context; it is not a replacement for an enforceable chain of rights.
There is stronger evidence of operation than the conflicting published completion dates suggest. The developer's current portfolio marks the project completed and offers a direct booking route. Booking platforms show two-bedroom accommodation, guest feedback and private pools, and Trip.com states that the property opened in 2025. That supports the limited but useful conclusion that guest stays are taking place. The dedicated project landing page, however, continues to give the third quarter of 2026 as a planned construction completion date, while other catalogues contain dates in 2025. These may refer to different stages, outdated pages or differing definitions of completion; the available material does not resolve which. It would be premature to assert that all 61 units have been formally handed over, or that every common area has been commissioned, solely because visitors can reserve a stay.
In Indonesia, construction approval and permission to use a completed building are not interchangeable. PBG addresses the approval side of building work; SLF is the certificate concerned with suitability for use. Balinsky labels the project's PBG status as an application, but no issued certificate or verifiable case number was available to inspect. An SLF for the relevant villas was not found in the accessible materials either. The official SIMBG portal treats the two processes separately. This does not establish that the project lacks either document. It means a purchaser cannot infer regulatory clearance from booking availability or a developer's 'completed' tag. The land-use authorisation is another distinct question, especially if the buyer intends short-term tourist accommodation rather than solely private residential use.
The proposed ownership model needs direct documentary confirmation. Several property databases describe a 25-year contractual land lease with an advertised possibility of a further 25 years. Bali.RealEstate, however, labels the development Freehold. Those statements do not describe the same right. Indonesian law distinguishes ownership of land, including Hak Milik, from other rights such as Hak Pakai, and from an ordinary contractual lease. Foreign individuals cannot simply take direct ownership of Hak Milik land on the same basis as Indonesian citizens. Whether this particular transaction gives a buyer a lease, a right connected with another registered title or something different can only be established from the title and transaction documents. Until then, using a definitive freehold or leasehold label would overstate the evidence.
Even if the contract proves to be a land lease, the familiar '25+25' wording raises more questions than it answers. The first period may have started before the current purchase; a database also displays June 2050 as an end date, but the supporting agreement was not provided. Renewal might involve a future payment, landowner consent, a separate negotiation or other conditions. It is not automatically another free term. Equally important are rights to assign or resell the interest, pass it to heirs, use a different manager, and recover money if either party defaults. A buyer planning to hold for a decade needs to understand what can actually be sold at that point, when the remaining term will be shorter. Claims that foreigners can purchase easily do not settle the legal form of a particular transaction.
Price signals are available, but they should remain in their original currencies. LOYO & BONDAR advertises an entry level of IDR 5.3 billion. Some agency offerings display two-bedroom villas at approximately USD 320,000 and USD 380,000, while FazWaz shows another Indonesian-rupiah entry figure around IDR 5.69 billion. These should not be treated as identical quotes expressed at an assumed exchange rate. A row with a different pool arrangement, a larger plot or existing rental equipment may be priced differently, and listings can remain online after a villa has sold. The relevant figure is a current written offer for a numbered unit specifying what is included, what currency is payable, the tax allocation, notarial costs and any management or transfer fees. No online starting price demonstrates availability today.
The project website still promotes a 30% first payment followed by 70% through construction, with interest-free instalments. That schedule is useful historical context, but it may no longer apply to a home now marketed as completed and offered for guest stays. For an operating property, the payment sequence should instead be tied to satisfactory checks on the legal interest, physical condition and agreed handover requirements. It is also worth confirming who issues invoices, which company receives money and what happens if documents cannot be delivered. The seller's promise of legal assistance does not answer those questions, and an instalment plan alone gives no assurance that the buyer's funds are protected.
Rental use is a credible scenario because guests can already find the complex through accommodation channels. What cannot be derived from those listings is the net performance of a purchased villa. Nightly prices vary with season, platform rules and promotions; occupancy differs between units. Agency fees, cleaning, maintenance, utilities, taxes, repairs and refurbishment absorb part of any income. The in-house manager may simplify operations, but the buyer needs a specific management agreement that explains its fees, reporting, owner-use periods, payout timing and authority to approve expenditure. If a particular villa has operated for several months, actual booking statements and bank reconciliations are more informative than a projected percentage return. Promotional ROI figures should not be used as a substitute for that evidence.
A future sale deserves equal attention. Someone purchasing a villa primarily for holidays may be comfortable with modest rental income, while an investor relying on exit value faces another set of uncertainties: the shrinking balance of a lease term, competition from newer properties and the restrictions of any exclusive management contract. If assignment is permitted, there may still be fees, notices and approvals. If the owner of the land has discretion over renewal, that can affect the price a second buyer will pay. It is sensible to understand the exit process at the time of entry rather than assume that a desirable beach location will resolve contractual complications later. The condition of shared facilities and the transparency of service-charge accounts may matter to future buyers as much as the private pool.
As a lifestyle choice, Melasti Dream Residence makes the most sense for buyers who want a relatively compact, self-contained pool villa near Bali's southern beaches and appreciate the possibility of on-site services. Its two-bedroom plan can work for regular family visits or extended breaks, provided the actual unit has enough usable indoor space. Remote workers may appreciate the coworking concept, but should test internet reliability and noise rather than accept the amenity list at face value. People looking for a walkable town centre, a true beachfront address or a much larger permanent family house will probably find the fit less convincing. The next meaningful comparison is not between marketing renderings: it is between a specific villa's documents, real floor plan, condition and running costs and those of another home on the Bukit Peninsula.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Ownership labels conflict: FazWaz and Balinsky describe a 25-year contractual lease with possible renewal, while Bali.RealEstate lists Freehold. Neither the land title, executed contract nor the selling entity was inspected. LOYO & BONDAR markets the estate as completed and guests are staying, but a project site still carries a Q3 2026 construction date. Issued PBG and SLF records and formal handover of all 61 villas remain unverified. Advertised sizes of 120/142/152 sqm conflict with 92 sqm built-area descriptions and 120–165 sqm plot figures. Unit plans, current pricing, availability and actual management costs were not verified.
