The project sits around Soi Lat Krabang 1 Ko/7, close to Lat Krabang Road, and its day-to-day logic is more suburban than central-city. The location is primarily about access to Suvarnabhumi Airport, major roads and the eastern side of Bangkok. Buyers should therefore evaluate it as a landed house purchase rather than as a condominium or a resort villa: the physical asset includes a house and a plot, making title review, maintenance and exit planning more involved than they would be for an apartment.
The developer identity is well supported. Altitude Development presents the scheme within its Altitude Forest range, while a corporate disclosure from the group separately records Altitude Forest Onnut-Latkrabang as a 120-unit housing project with an overall project value of about THB 1.464 billion. The same corporate material indicates that the project was launched under Altitude Forest Co., Ltd., a group entity. That distinction matters in a transaction. The consumer-facing brand and the legal entity named in a sale agreement or land records may differ, so buyers should follow the actual seller and title documents rather than assuming that the brand name alone identifies the contracting party.

The housing mix combines detached and semi-detached private-pool homes. Independent Thai project reviews and current layout databases consistently identify three core product families. WYRE is a two-storey, two-bedroom home with three bathrooms, approximately 152 sqm of usable area, two parking spaces and a private pool. SILVAN and SILVAN+ are three-bedroom, four-bathroom homes at around 203 sqm. SILVAN EDITION is a three-storey, three-bedroom, four-bathroom design at roughly 240 sqm with three parking spaces. Older project material describes private pools across the house range, which is one of the defining functional differences from a conventional suburban townhouse scheme.
Published plot sizes are less consistent than the usable-area figures. Early project reviews give an overall range from about 35 to 61.15 square wah, roughly 140 to 244.6 sqm. One launch-era source associates the 240 sqm SILVAN EDITION with a 61.15-square-wah plot, while some live or recent listings for 240 sqm three-storey houses show plots closer to 35–36 square wah. Those figures should not be averaged. The discrepancy may reflect different subtypes or individual plots, but the public evidence is not sufficient to resolve it. The land title for the selected house should be treated as the definitive source.
The estate is now marketed and occupied as a completed project, although published completion dates conflict. Altitude's 2023 corporate material places the development on a 2022–2023 timetable, and PropertyHub plus several Thai project directories show 2023 as the completion year. FazWaz, Thaiger Property, Hipflat and related international portals instead record December 2025. Lazudi describes the situation as a 2023 project with some final homes finishing in 2025, but an original completion certificate or developer notice establishing that exact sequence was not found in the open sources. In a 2026 purchase, the practical priority is the completion and registration status of the specific house rather than a single project-wide marketing date.
Pricing also needs to be read at house level. A PropertyHub sale listing refreshed on 13 September 2026 shows a three-storey, three-bedroom house at THB 12.9 million. FazWaz simultaneously carries a much larger inventory with asking prices starting around THB 12.4 million, but many of those records appear to originate from developer inventory uploaded in 2023 and should not automatically be assumed to remain available today. For that reason, THB 12.9 million is used here as the fresher lower asking-price anchor. It is not a universal project price and says nothing by itself about plot size, furnishing, transfer costs or whether the home is developer stock or resale.
Lat Krabang is the project's strategic advantage and its main trade-off. Project and market sources repeatedly point to Sukhumvit 77, Lat Krabang Road, motorway access, the Burapha Withi expressway corridor and the Lat Krabang Airport Rail Link station. Suvarnabhumi Airport is a central part of the location proposition. This can make the project practical for airport-linked work, eastern Bangkok employment or households that drive frequently around the metropolitan area. Buyers who commute daily to Silom, Sathorn or older central districts should test peak-hour journeys rather than relying on off-peak marketing times.
Shared amenities are relatively substantial for a low-rise landed community. The recurring, well-supported set includes a clubhouse, communal swimming pool, jacuzzi, fitness room, landscaped garden, co-working area, meeting room, children's play room, controlled access, CCTV and 24-hour security. Some portals list additional services such as EV charging and various retail-style facilities, but those items are not equally consistent across the sources and should be verified on site. The private pool belongs to the individual home, so cleaning, pumps, filtration and related repairs remain a separate ownership cost even if the estate has a communal pool as well.
Foreign ownership is the most important legal distinction. Several listing platforms use freehold language for the project, while individual property pages also note that a foreign national may be able to own a building but not the underlying land. Thai government guidance confirms that direct foreign land ownership is generally restricted, with narrow statutory exceptions such as the Section 96 bis route subject to substantial investment and government approval. A normal foreign buyer should therefore inspect the land title, registered owner, building documentation and proposed land-use structure for the exact house. Marketing tenure labels are not a substitute for that document review.
The project best suits buyers who actually want the responsibilities that come with a private house. A pool, garden, roof, exterior walls, air-conditioning and multiple building systems all need ongoing maintenance; this is not the same ownership model as paying a condominium common fee and leaving most exterior systems to a juristic person. The advantage is that the physical product can now be inspected as built. Owner-occupiers should test aircraft and road noise, peak-hour driving patterns and the nearby services they will use in practice. Rental-focused buyers should underwrite achievable rent, vacancy, upkeep and management costs from real comparable houses rather than relying on a headline yield shown by an aggregator.
Ownership format
This is a landed house, so a foreign buyer should not treat a listing's freehold label as automatic personal freehold title to the land. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. The selected property requires a separate check of the land title, registered landowner, rights to the building and the lawful land-use structure; nominee-company arrangements should not be treated as a normal ownership solution.
