Its scale is the defining feature. Seventeen homes create a very different environment from the large suburban estates around eastern Bangkok that may contain hundreds of units. Resale descriptions portray Supasiri as compact, with homes close to the entrance; the current featured house is described as the front property beside the security point and central garden. A small estate does not automatically mean better management, but it does make the community easy to inspect in person: road condition, traffic, security, parking pressure and neighboring plots are all visible during one visit.

This is an airport-and-road-oriented location serving Suvarnabhumi, Lat Krabang and the wider eastern employment belt, not a central Bangkok walkability play. FazWaz places Lat Krabang Airport Rail Link station about 2.6 km from the project and Suvarnabhumi roughly 7.2 km away. Anyone commuting toward the inner city should test real peak-hour travel rather than rely on the short straight-line distance shown on a map.
The current open-market stock is unusually thin. One large resale house appears repeatedly across Thai and international portals on a 98-square-wah plot, equivalent to 392 sq m of land. The listing data also demonstrates why portal fields should not be treated as a legal specification. Structured metadata says five bedrooms, four bathrooms and 100 sq m, while the narrative description says three principal bedrooms, a maid's room with a separate bathroom, a mezzanine room that could become a fifth bedroom, and more than 300 sq m of usable space. Those numbers should not be averaged or silently reconciled; the approved plan and actual building need to be checked against the title package.
Pricing for the same house is also inconsistent. A Thai PropertyHub listing refreshed in June 2026 shows THB 15.9M, while FazWaz, Thailand-Property, Hipflat and related portals continue to syndicate the property at THB 16.9M. The descriptions, plot size and features strongly indicate the same resale rather than two separate homes. For a buyer, the lower figure is best treated as a lead to verify, not as a guaranteed executable price. The seller or authorized agent should confirm which listing is current and exactly what land, furnishings and fixtures are included.
The house itself is described as a two-storey detached property with substantial land, covered parking for four vehicles, multiple kitchen areas, garden space, a terrace, furniture and appliances. One portal identifies the land title as Chanote. That is useful information, but the title remains unit-specific. The purchase file should still verify the title number, registered owner, encumbrances, surveyed area, building permissions and whether the physical layout matches what can legally be transferred. Expensive furniture can improve convenience; it cannot cure a title or building-approval problem.
Project-level amenities are limited in the public record. Twenty-four-hour security and CCTV are repeated consistently, while the current resale refers to a central garden near the entrance. There is no well-supported evidence of a clubhouse, communal pool or large lifestyle complex. Some buyers may prefer that simplicity because it can reduce the burden of maintaining expensive shared facilities, but the trade-off is that the actual common-fee structure, road maintenance, security budget and decision-making process need to be obtained directly from the estate or seller.
Tenure is the most important distinction for an international buyer. Supasiri Village is landed housing, so the condominium foreign-freehold quota does not apply. The land beneath a house requires its own lawful ownership or use structure. A Chanote title can be a strong land document for the plot, but it does not give a foreign purchaser an automatic right to register the land in their own name. Any land lease, ownership of the structure and supporting agreements should be reviewed as separate legal rights with separate terms rather than packaged together as a simple 'freehold house' claim.
There is not enough public rental evidence to support a credible yield claim. The project databases show little stable rental stock, so an investment case would need to be built from current comparable houses in Lat Krabang rather than from a portal's headline return. The likely tenant pool may include airport-related households and people working in eastern Bangkok, but that remains a market hypothesis until comparable signed rents or a sufficiently broad set of live listings is collected. Repairs, vacancy, management and land-tenure structure can materially change the net result.
A 2013 house can be easier to judge than a new launch because the physical product is visible. Drainage after heavy rain, road noise, aircraft noise, roof condition, electrical systems, water pressure, air-conditioning and boundary walls can all be inspected. The same age also means maintenance history matters. A technical survey and a document review are more valuable here than reconstructing launch-era sales material, especially because little primary developer documentation remains online.
The original developer could not be verified. FazWaz and several mirrored project databases explicitly show the developer as unavailable, and separate Thai- and English-language searches using the project name, address and Thai spelling did not produce a reliable legal entity tied to the original development. That gap should remain visible rather than being filled with the name of a broker or current listing company. For a resale purchase the immediate counterparty is the current owner, but knowing that the project's development history is poorly documented is still relevant context for due diligence.
Ownership format
Supasiri Village is a landed-house community rather than a condominium. A foreign buyer does not obtain ordinary freehold ownership of the land simply by buying the house. One current resale is advertised with a Chanote land title, but that describes the specific plot, not a foreign-buyer tenure solution. The house and land need separate legal review; a registered land lease can be one lawful structure, while any promised future renewals should not be treated as equivalent to an already registered right.
