Why this project is worth a look

Only 23 homes

The small community is more than a marketing number. A 23-home estate has a different daily rhythm from a large suburban compound with hundreds of repeated plots and constant traffic through shared facilities. That privacy is attractive to owner-occupiers. For resale analysis, however, the same scarcity means there are few truly comparable transactions inside Wavila, so pricing should be tested against the wider large-house market in Lat Krabang and Bang Na rather than against one neighbouring listing.

Interior space first

The 400–557 sqm usable-area range is the core functional argument. Even the smaller Vibrant is planned as a substantial multi-zone home rather than a compact three-bedroom house. That can work very well for multi-generational families, home offices and separate entertaining spaces. Buyers who place most of their value on land, a broad garden and single-level indoor-outdoor living may see the same design differently, because Wavila concentrates much of its value vertically inside the building.

A private lift

A lift in every home makes three-storey living more realistic over the long term, particularly with older parents, young children, heavy shopping or mobility constraints. It also introduces a permanent service item. Before buying, ask for the manufacturer, maintenance history, current service provider, remaining warranty and expected routine servicing. A private lift is a meaningful convenience only when the ownership and maintenance responsibilities are equally clear.

Eastern Bangkok logic

Lat Krabang gives Wavila a practical mix of large-house scale and established urban services. Major retail is clustered near the entrance, Airport Rail Link provides a rail option and Suvarnabhumi is close enough to matter for frequent travellers. This is particularly logical for households working in the airport, logistics, Bang Na or the eastern corridor. Buyers commuting every day to Sathorn, Siam or Asok should test real peak-hour journeys rather than rely on a simple kilometre count.

Two distinct choices

Vibrant and Valor differ in more than bedroom count. Valor adds 157 sqm of usable space, a mezzanine, an extra parking bay and a private pool, which changes both the experience and the maintenance burden. Vibrant is the simpler entry point but remains a very large lift-served house. The sensible decision is therefore not automatically to buy the largest plan the budget allows; it is to match the recurring use of rooms and systems to the household’s actual routine.

The solution is vertical rather than land-hungry. Vibrant provides 400 sqm across three storeys, while Valor expands to 557 sqm and effectively adds a half-level through its mezzanine. That makes Wavila unusual in its segment. The value proposition is less about owning a vast lawn and more about separating family life into generous layers: entertaining, family time, bedrooms, work, staff and private retreat. Buyers who judge houses mainly by plot size can therefore misread the project; the interior volume and circulation are central to what is being sold.

The developer’s live project page currently advertises prices from THB 16.9 million up to THB 40 million. That figure is useful, but the price history shows why it should not be treated as a universal tariff. At launch in September 2023, Property Perfect quoted THB 25–40 million. A detailed April 2025 review showed THB 17–40 million, and the current project page has moved the lower headline to THB 16.9 million. Those shifts may reflect promotions, specific completed homes, different plots, remaining stock or specification changes rather than a simple fall in the value of every house. A buyer should therefore use THB 16.9 million as a starting reference only. The actual comparison needs to be plot by plot: house type, orientation, land size, furnishing, completion date, condition, ownership structure, included equipment and the transaction package all affect what the number really means.

There are two core house plans. Vibrant is the smaller option at 400 sqm with three bedrooms, five bathrooms, a formal living area, a separate family space, three-car parking and a private lift. Valor grows to 557 sqm with four bedrooms, five bathrooms, a mezzanine, four-car parking and a private swimming pool, while retaining the lift. This is not a cosmetic difference between two façades. Valor adds a different scale of entertaining and private space, and its pool changes both lifestyle and maintenance. Vibrant is still a very large home by urban Bangkok standards. In both cases the lift is more than a luxury feature: it makes a multi-storey layout far more workable for older family members, young children, groceries and everyday movement. Even so, the house remains vertical. Buyers who want kitchen, garden, living room and bedrooms to flow together on one level may find the basic planning philosophy less intuitive.

The Notting Hill reference is visible in the façades and oversized entrance doors, but the more relevant design choices are inside. Property Perfect describes tall glazing, inner courtyards on each level, a double-volume living space reaching 5.9 metres, and a master-bedroom zone intended to occupy a much more private portion of the house than in a conventional two-storey plan. The result can feel closer to a stacked private residence than a standard detached home. That comes with a practical trade-off. Large glazed areas, a tall volume, a private lift, home automation and, on Valor, a pool all create maintenance obligations that do not exist in a simpler house. A serious inspection should therefore cover equipment brands, remaining warranties, service contracts, lift maintenance history, waterproofing around courtyards and terraces, pool equipment where applicable, and the cost of replacing control systems after the original manufacturer support period.

The homes were launched with a dense technology package. Property Perfect states that every house has an EV charger, home automation, a smart door lock, a camera-equipped doorbell, motion detection and controls for selected lighting and air-conditioning functions. Electrical cabling across the development is underground. Project security includes controlled vehicle access, licence-plate recognition, CCTV, a substantial perimeter treatment and 24-hour guards. These are useful features, especially for a low-density community, but they should be treated as systems rather than permanent selling slogans. Software platforms and connected devices age faster than the concrete structure. Before purchase, it is worth checking which smart-home functions are still operating in the specific house, whether accounts and licences transfer to the new owner, whether any subscription is required, who services the private lift and what happens if a proprietary device is no longer supported.

The location is straightforward to understand. Wavila sits in Soi Lat Krabang 20/3 off Lat Krabang Road, within a wider Property Perfect residential cluster connected to the Sukhumvit 77/On Nut corridor. Robinson Lifestyle Lat Krabang, The Paseo, HomePro, Makro and everyday retail are concentrated around the entrance area. This is not inner Sukhumvit and it is not a walk-to-BTS lifestyle. Most residents will still organise daily mobility around a car, ride-hailing or local road transport. The upside is that routine shopping and services are unusually close for a large-house project. Airport Rail Link Lat Krabang is the nearest rail connection, and Suvarnabhumi Airport is in the same eastern Bangkok catchment. For households tied to aviation, logistics, Lat Krabang, Bang Na, the eastern industrial belt or regular trips toward Chonburi, the location can be more efficient than a prestigious address farther west.

A larger shared Property Perfect amenity area sits nearby, with pools, fitness and sports facilities, but buyers should not assume that every feature on that wider estate is automatically bundled into Wavila ownership. A detailed independent review states that access to the Master Club requires membership. That distinction matters. Wavila itself has its landscaped entrance park, controlled gates and security infrastructure, while the extensive club facilities belong to the broader community setup and may be subject to separate access rules or fees. This is exactly the type of detail that should be documented before reservation rather than discovered after handover. Ask for the current written schedule of facilities included with the house, any membership requirement, recurring charge, guest policy and whether the rights attach to the property or to a named member. A long amenities list is only valuable when the access terms are equally clear.

Completion dates require a little care. Several current property databases describe the project as completed in 2023 and ready to move, and individual 2026 listings also cite 2023 completion dates. A detailed review updated in April 2025, however, referred to only part of the project being ready and to continuing construction during 2025. The most likely explanation is that sources are using different milestones: first completed homes, project launch, database completion year, or the actual finishing date of a particular plot. For a 2026 buyer, the useful question is no longer whether the estate exists — it clearly does — but when the selected house was physically completed and accepted. That affects snagging history, warranty periods, exposure while vacant, appliance age and the maintenance record. The registry therefore treats the development as completed, while the completion year of any individual house should be verified from its own handover and title documents.

Foreign ownership needs to be handled differently from a condominium purchase. Wavila consists of houses with land, not condominium units under the 49% foreign quota. Thai government and Department of Lands guidance confirm that ordinary foreign buyers cannot simply take direct freehold title to Thai land, apart from narrow statutory exceptions. Current Wavila listings may describe tenure as freehold, but that describes the property interest available to an eligible landowner; it does not mean a foreign national automatically qualifies to hold the plot. We found no official public Wavila material setting out a foreign-buyer leasehold structure. A non-Thai buyer should therefore settle the ownership structure before paying a substantial deposit and distinguish clearly between rights in the land, ownership of the building, any registered lease term, renewal provisions, succession and exit. Nominee-company arrangements should not be treated as a routine solution.

Seen as a whole, Wavila works best as a large vertical family house rather than as a conventional suburban villa. It suits households that genuinely need separate zones for several generations, work-from-home space, staff, entertaining, storage and private bedrooms, but do not want to move far beyond Bangkok’s eastern urban edge. The 23-home scale adds privacy, yet it also means the internal resale pool will always be small, so valuation should be benchmarked against competing large houses in Lat Krabang and Bang Na, not only against the next Wavila listing. The project is less convincing for buyers whose priorities are a central-city address, effortless foreign freehold, a one-level garden lifestyle or minimal property maintenance. It is more compelling for someone who values interior volume, a private lift, modern systems, airport access and immediate retail convenience enough to accept the vertical layout and the legal complexity that comes with land.

Independent reviews place starting plot sizes at roughly 70 square wah. This is the stronger choice for a household that will actually use large private rooms and additional entertaining space. The pool, larger conditioned volume and more complex circulation also increase running obligations, so equipment condition, waterproofing, lift servicing and the individual house’s maintenance record matter as much as the headline size.

Public material consistently supports two core plans — 400 sqm Vibrant and 557 sqm Valor. Plot size, orientation, façade variant, furniture and actual completion can differ by individual house and should not be generalised from one listing to the whole type.
