Serene’s location is more useful than the phrase “near the beach” suggests because it sits between two different west-coast zones. Surin offers a compact beach neighbourhood, while Bang Tao gives access to a much longer stretch of coast and the wider Choeng Thale lifestyle cluster. Owners are not locked into one beach or one set of restaurants. The trade-off is that this is not a true beachfront building, and Phuket’s heat and gradients can make a short map distance feel very different on foot, so the route should be tested in person.

Real layout choice

The mix runs from 28–31 sqm studios to 38.7–56 sqm one-bedrooms, a 60.3 sqm two-bedroom and large 135–149 sqm three-bedroom formats. That means buyers can solve genuinely different use cases within one development rather than simply choosing a larger version of the same plan. The transformable-furniture concept is particularly relevant in the smallest homes, but it should be judged as equipment that will be opened, folded and moved every day. Hardware quality and the exact furniture package matter more than the marketing idea.

Resort-style common areas

Pools, fitness, rooftop food and beverage, a café, gardens, reception and a shuttle give the building a self-contained holiday feel. That can be convenient for owners and easy for short-stay guests to understand. The cost side is equally important: Serene’s current profile publishes a THB 60 per sqm monthly common-area charge and a THB 600 per sqm sinking fund. Those figures make it possible to budget before buying, but they should still be checked against the final juristic-person schedule once the project is fully operational.

Late construction stage

SID’s spring 2026 updates showed internal finishes, built-in furniture, electrical work and external access works rather than structural beginnings. The developer now calls the project nearing completion. A buyer therefore has far more physical evidence to inspect than at launch, while still retaining some of the flexibility of late off-plan stock. The remaining risk is concentrated around finishing quality, common-area completion, registration and handover timing, all of which should be checked before the final instalment.

Ownership is unit-specific

Current listings show both Foreign Quota and leasehold stock. That is more informative than a generic “foreigners can buy” claim because it makes the legal distinction visible at unit level. Thai law caps foreign freehold by floor area across the condominium, so available quota can change as transfers progress. A reservation should therefore state the intended tenure clearly and be supported by the documents needed for registration, rather than relying on the ownership label from a portal listing.

About the project

Serene Condominium Phuket is the project now promoted by the developer as Serene Condo Surin, in Choeng Thale on Phuket’s west coast. It should not be confused with Serene Condo Layan, which has its own site, unit count, height and 2027 delivery programme. The current SID project page and the headline data on FazWaz identify the Surin development as a two-building, eight-storey condominium with 186 residences. SID describes it as nearing completion, while major property platforms still carry a September 2026 target. In practical terms, this is a late-stage construction purchase rather than an early off-plan bet, but it is still too soon to describe the scheme as legally completed or fully handed over without project registration and unit-specific transfer evidence.

The site sits between Surin and Bang Tao, inside the established Choeng Thale area rather than on the beachfront itself. The project website gives 66/2 Moo 3, Choeng Thale, Thalang, Phuket 83110; recent DDproperty listings add Soi Hua Tiao to the same number. FazWaz’s Street View link resolves to 7.9811605, 98.2874908. SID markets Surin Beach as roughly a five-minute trip, while FazWaz states about 1.2 km to Bang Tao Beach. The location therefore works best for buyers who want quick access to two west-coast beach zones but are comfortable using a scooter, car or shuttle for some daily trips.

The environmental positioning is unusually specific for a mid-sized Phuket condominium. The project materials refer to rooftop solar, recycled materials, planting two trees for each removed during development and using greenery for shade and passive cooling. These claims are useful only to the extent that they translate into physical features that can be inspected after completion. The sensible buyer takeaway is not that the building will automatically have low running costs, but that energy and landscape choices are part of the design brief and should be checked against the finished common areas, equipment and juristic-person budget.

Serene is structured more like a resort-oriented residential complex than a stripped-back urban condo. Published facilities include pools, a fitness centre, rooftop food and beverage space, café, reception, gardens, laundry service, shuttle transport, parking, CCTV and 24-hour security. FazWaz places reception on the first floor and a communal pool and restaurant on the eighth; the project brochure marks fitness on the seventh. That range of shared space can make the property easier to use for holidays and longer stays, but it also creates ongoing maintenance obligations, which is why the published common-area fee matters as much as the amenity list.

The apartment range is broader than the headline size of the development suggests. The project’s own site currently publishes a 28 sqm A1 studio, a 31 sqm pool-access A2, one-bedroom layouts at 38.7, 39.7 and 56 sqm, a 60.3 sqm two-bedroom, a 135 sqm three-bedroom and a 149 sqm penthouse. Compact units are promoted with transformable furniture so one room can change function during the day. That is genuinely relevant in 28–31 sqm homes, where furniture design affects livability far more than a brochure photograph does. Buyers considering long stays should compare the smaller studios against the separated-bedroom layouts rather than treating all sub-40 sqm homes as interchangeable.

The lower end of the live market is now below some of the older developer-style asking prices found around the web. On 27 August 2026, a FazWaz listing for a 28 sqm studio shows THB 3.0 million and says it was updated around a day before the check. This is a market floor, not a promise of developer inventory. The same live unit is labelled Foreign Quota, while other Serene listings are offered on leasehold. That mix is important: the project can accommodate foreign buyers, but the legal form is attached to a particular unit and the remaining foreign quota at the time of transfer, not to the development name in the abstract.

Thailand’s condominium rules cap aggregate foreign freehold at 49% of the total unit floor area in a registered condominium building. Government guidance also requires evidence of the foreign proportion for the transfer process. For Serene, current marketplace inventory contains both Foreign Quota and leasehold offers, so a buyer should ask for the ownership form of the exact unit before paying the reservation fee. A listing that was foreign freehold last month is not proof that another unit, or even the same unit after a change of seller, will transfer on identical terms.

Operating-cost information is relatively visible. FazWaz currently lists a common-area management charge of THB 60 per sqm per month and a one-off sinking fund of THB 600 per sqm at transfer. Its published payment schedule is THB 200,000 on reservation, 35% after reservation and SPA signing, 55% at unit completion and 10% on handover. The project’s own online-purchase page confirms the THB 200,000 reservation deposit and says the remaining instalments follow the agreed contract schedule. Another active broker publishes 60/30/10 instead, which strongly suggests that payment terms can vary by stock or deal structure and should not be treated as a universal project rule.

There is also a useful distinction between the consumer-facing developer brand and the project company. SID presents the developer as Serene Innovations & Developments, while the official Serene Condominium website footer identifies Serene Surin Co., Ltd. and gives Thai tax ID 0105552006258. Those details point to the same project rather than two competing identities, but they matter at contract stage. The buyer signs with a legal entity, not a marketing brand, so the reservation document, SPA, bank account and authority to transfer should all line up with the seller named in the paperwork.

The main research challenge is version drift. Older syndicated pages still show 191, 198 or 201 units, and some portals label the project as completed in 2022 or 2023. More recent first-party evidence is stronger: SID currently shows 186 units and “nearing completion,” while its May 2026 construction update still showed finishing, electrical and external works in progress. For this dossier, 186 units, two buildings, eight floors and a September 2026 target are used as the best current project picture. Final legal registration, handover timing and the specifications of the chosen unit should override every web profile if they differ.
