Why this project is worth a look
An established address
There are occupied homes, mapped residential streets and independent local activity in Pering. That makes it possible to assess an actual neighbourhood instead of relying entirely on a future master-plan promise.
Genuine resale choice
Listings range from compact two-bedroom homes to larger four-bedroom properties. Buyers can select for land area, renovation condition and layout, although none of those features is standard across the estate.
Useful road connections
Internal Tjampuhan streets meet the Ida Bagus Mantra corridor. The value is everyday access within southeast Bali, not an unsupported travel-time claim to Ubud, Sanur or the airport.
A traceable origin
Academic work identifies PT Pesona Dewata as the historical developer, while local and government references establish the neighbourhood's identity. This background helps distinguish the estate from similarly named properties, though it does not certify any resale title.
About the project
Taman Nuansa Tjampuhan is an established residential neighbourhood in Pering, Blahbatuh, within Bali's Gianyar Regency. The property being offered here is generally an individually owned house, not an apartment in a newly launched resort. Buyers are looking at an existing building and its plot, with a specific owner, maintenance history and set of paperwork. That distinction matters more than the development's name. A finished house can be inspected and its surroundings experienced, but a resale advertisement is not a developer handover certificate. Nor does evidence of occupied homes establish that every part of the original master plan was built precisely as envisioned.

The estate sits off the Ida Bagus Mantra bypass, with residential streets carrying the Tjampuhan name. Local addresses use Desa Pering, Kecamatan Blahbatuh and Kabupaten Gianyar; agents may also use Saba as a nearby coastal reference. This is not a development in Ubud, despite the similar-sounding Tjampuhan place name associated with Ubud in other contexts. The bypass gives residents a practical road link across this part of southeast Bali, while the actual convenience of daily travel depends on where a particular house sits and when a journey is made. Proximity to Saba's coast should never be confused with verified walk-to-beach access.
Unlike many obscure Bali listings, this neighbourhood has a documentary trail. A 2012 thesis from Indonesia's National Land College studied land acquisition by PT Pesona Dewata in Pering and identified the company as the developer of Taman Nuansa Tjampuhan. It referred to a 2007 Gianyar location permit and a 41.5-hectare area associated with that historical land-acquisition process. This is evidence of the origins of the development, not a measured description of today's occupied estate. The original developer's corporate status, role in present-day resales and any continuing warranty or maintenance obligations were not established from current primary material. Individual sellers and agents now appear in the active listings.
A separate 2012 civil engineering paper from Udayana University is revealing for a different reason. It examined the economics of three proposed house configurations: Pendet, with 52.15 square metres of building on 200 square metres of land; Tenun, 67.5 on 200; and Gambuh, 116 on 300. The paper's optimal mix was 27, 106 and 211 houses respectively, modelled for an 11-hectare development area. Those are outputs from an optimisation exercise rather than verified delivery figures. They should not appear as the estate's completed unit count. Present resale homes include much larger buildings and multi-storey layouts, and the evidence does not show which were original units, which were extended, or whether different construction phases followed different specifications.
Current resale advertisements show why a single standard floor plan would be misleading. One two-bedroom house offers 120 square metres of building on a 200-square-metre plot; a three-bedroom listing describes a 70-square-metre building on 222 square metres of land. A different four-bedroom property is advertised with 150 square metres of building on 240 square metres of land, while a furnished four-bedroom home is shown as 200 square metres of building and the same land area. These are snapshots of separate homes, not a current developer unit schedule. A buyer should pay particular attention to water supply, drainage, roof condition, added structures and the quality of renovation work. Large plot size does not necessarily mean the indoor accommodation is generous.
Price dispersion is also substantial. A four-bedroom resale house has been advertised at IDR 1.3 billion, a two-bedroom house at IDR 1.5 billion and a larger, furnished four-bedroom property at IDR 2.4 billion. Cheaper advertisements can be found in older or undated material, but their continued availability could not be verified. At the other end, 2026 land listings describe a 745-square-metre parcel at approximately IDR 2.83 billion. Vacant land and completed houses should never be blended into one average sales figure. Asking prices are not executed transactions; condition, title, furnishings, permitted use and the seller's urgency can all explain apparent differences. There is no confirmed, current price list issued by the original developer.
Ownership costs deserve their own line of enquiry. A September 2026 listing for a furnished four-bedroom home mentions roughly IDR 150,000 per month towards local community dues, rubbish collection and neighbourhood security. That is a statement about one house, not a verified estate-wide tariff. Buyers may also face transfer-related taxes, document and professional costs, and repairs that become apparent only after inspection. Mortgage repayment illustrations on property portals are not developer instalment plans, nor do they imply that an overseas buyer will qualify for the advertised Indonesian financing. The binding payment arrangement comes from the particular transaction and the parties actually signing it.
Several agents describe a one-gate access arrangement, and mapping sources identify a network of internal residential roads. This suggests the character of a planned housing neighbourhood rather than a scattered roadside group of properties. It does not prove twenty-four-hour security, a fixed residents' association contract or a fully maintained private road network. A 2012 planning paper mentioned roads, recreation and community facilities as part of its assumptions, but an old planning allocation is not proof that a shared swimming pool, clinic or sports complex now operates. Some individual homes may have a private pool; others explicitly do not. Facilities should therefore be assessed at house and street level.
The address also has a social dimension. A local residents' initiative, Insani Taqwa, identifies Taman Nuansa Tjampuhan and neighbouring Pering River as communities it serves, and it publishes an address on an internal Tjampuhan street. Its website describes a fundraising effort for a prayer and education space. That offers independent evidence of an active residential setting, not proof that the proposed facility is already open. A 2024 Gianyar land-value-zone schedule separately lists Taman Nuansa Tjampuhan and Pering River View. The names matter when checking a property: a listing broadly labelled 'Pering' or 'Saba' may refer to another neighbourhood entirely. Government land-value assessments, meanwhile, are not achieved property sale prices.
Land rights are the central issue for foreign buyers. Some marketing records use SHM, the certificate for Hak Milik ownership, while other properties are described as HGB, a building-use right that operates under different rules. One June 2026 land advertisement even labels the title SHM in the structured specification and SHGB in its narrative. The contradiction is exactly why a listing badge cannot replace the underlying certificate. Under Indonesia's Basic Agrarian Law, Hak Milik land ownership is generally reserved for Indonesian nationals. A foreign buyer should not assume that an SHM house can simply be transferred into their own name. Other legally permitted arrangements, including qualifying Hak Pakai rights, depend on the purchaser, the property and the applicable requirements. No estate-wide foreign ownership package was evidenced.
An older house also needs a careful building-document review. Resale descriptions sometimes mention IMB, the former building permit, and one recent advertisement says its owner has the document available. The original permit and any amendments were not examined for the properties sampled here. Indonesia now uses PBG within the modern building approval system, and SLF concerns fitness for building use; the absence of publicly accessible copies is not proof that a house lacks the relevant approvals. Equally, a photograph of an occupied building does not establish documentary compliance. Buyers need to match the land certificate, authorised drawings, physical improvements and their intended use of the property, especially if alterations or rental activity are contemplated.
Rental advertisements demonstrate potential uses, but not an investment yield. In July 2026, one furnished two-bedroom home with a private pool was marketed for IDR 60 million per year. A cheaper monthly rental advertisement on another platform was already marked unavailable when checked, and parts of its terms did not agree with each other. Neither example establishes average rent, tenant demand, vacancy, operating costs or a reliable resale valuation. A family home, a privately rented villa and a short-stay hospitality operation can entail very different management work and permissions. Any income case should be assembled from a specific property, a plausible tenant profile, the real cost of upkeep and the legally allowed rental format.
The development is most useful to approach as a neighbourhood in which to select a house, not as a single investment product. Its established streets and variety of buildings are advantages for someone who wants a concrete property to inspect. The trade-off is a lack of uniform specifications, legal titles, management arrangements and asking prices. A household planning to live in Gianyar will focus on access, building comfort and the recurring cost of ownership. A rental buyer needs to answer different questions about permissible use, tenants and operating work. In both cases, the transaction becomes understandable only when the exact plot, seller, title, approvals, condition and all-in price have been checked together.

Access and internal streets
- Named internal streets including Tjampuhan Utama, Timur, Barat and Selatan
- One-gate layout reported in multiple advertisements; operating security arrangements have not been verified
Location
- The administrative location is Desa Pering, Blahbatuh subdistrict, Gianyar Regency. It is a southeast Bali residential setting, not an Ubud project despite the shared Tjampuhan spelling.
- The estate is addressed through Jalan Taman Nuansa Tjampuhan and smaller Tjampuhan Utama, Timur, Barat and Selatan streets. A street number identifies a particular building rather than the neighbourhood as a whole.
- The Ida Bagus Mantra bypass is the principal road reference. It offers a route through the eastern coastal corridor, but access and traffic should be assessed from the actual property entrance.
- Sales material commonly references Saba Beach and Kasih Ibu General Hospital Saba. Their presence helps place the neighbourhood, without validating agents' advertised minutes to any destination.
- Gianyar's official 2024 land-zone schedule lists Taman Nuansa Tjampuhan separately from Pering River View. Confirming the specific internal street prevents a misleading comparison with nearby estates.

Best for: Owner-occupiers who want a freestanding house in the Gianyar area and are prepared to judge the location by their normal journeys rather than by beach-resort marketing. Plot space and flexible room layouts can matter more than shared leisure amenities.; Families looking for existing accommodation they can inspect before buying. Available descriptions include two-, three- and four-bedroom homes, but building quality, water infrastructure and maintenance costs vary from property to property.; Experienced resale buyers willing to commission title, boundary, permit and extension checks. The estate has a documented history, yet neither the old developer's identity nor a broker's certificate label substitutes for the selected home's records.; Buyers considering long-term occupancy or property-specific rental potential, provided they can analyse tenant demand and operating expenses without assuming that an advertised rent translates into dependable net yield.; may not suit: Foreign buyers expecting unrestricted direct registration of Hak Milik land in their personal name. An SHM label in a resale ad does not override Indonesian eligibility rules.; Investors seeking a uniform resort product with a communal pool, centrally contracted hospitality services, fixed management returns or a single developer warranty. Those attributes are not evidenced across this neighbourhood.; Anyone requiring confirmed walkable beachfront access, a standard new-build specification or an official developer price schedule. The relevant product here is an individually negotiated existing house..
