Why this project is worth a look
Inspectable, not speculative
Guests are already staying at the complex, so an interested buyer can assess a functioning property rather than a construction promise. That helps with physical due diligence; it does not prove an investment return or clear legal title.
About the project
A finished villa can be inspected, stayed in and assessed in ways that an off-plan purchase cannot. That is the starting point for Jungle Flower Villas, a small operating development in Lodtunduh, south of Ubud’s busy centre. The project has ten two-storey villas, each planned around a private pool, and a restaurant within the grounds. LOYO & BONDAR identifies it as completed, while accommodation platforms offer stays there. This makes it an established place rather than a future hospitality concept, although it does not settle the legal or financial questions involved in acquiring a unit.

There is only one development to identify here. Earlier LOYO Development material calls it Jungle Flower Villas I; the group’s current portfolio uses Jungle Flower Villas. Both describe the ten-villa property in the Ubud area, rather than separate first and second phases. The original mix was four one-bedroom homes and six two-bedroom homes. The small scale matters: an owner is buying into a compact cluster where the restaurant, neighbouring villas and day-to-day management will shape the experience more directly than a long catalogue of facilities might suggest.
Lodtunduh deserves more attention than the broad Ubud label. It is part of the Gianyar Regency setting on the southern side of the Ubud area, with greener, less urban surroundings than the town centre. That is a genuine attraction for guests who want privacy, a quiet base or a slower-paced stay. It also means a buyer should think about ordinary journeys rather than imagined walking distances. Access to schools, medical care, restaurants and cultural attractions depends on the precise route and traffic at the times they will actually be used.
Some property portals file Jungle Flower Villas under Sukawati. Guest accommodation pages and a named Harcourts listing, however, give Lodtunduh, Kecamatan Ubud, Kabupaten Gianyar as the address, and booking sites publish the location code C7H7+QX3. Those records are specific enough to establish the practical neighbourhood, though not a surveyed parcel boundary. The Sukawati label appears to be a portal classification conflict, not evidence of another Jungle Flower project. We have not substituted an approximate area-centre coordinate for the actual site.
The two villa types make different compromises. A one-bedroom unit is shown by the current project page with an 87 sqm house on a 130 sqm plot. The guest accommodation description places its open-plan kitchen and living space downstairs and the bedroom above, with a private courtyard and pool outside. It is not a studio-style hotel room. Having two levels creates a useful separation of space, but the staircase may make the property less convenient for someone who wants step-free living or travels with very young children.
For a family or two couples, the two-bedroom layout offers more room to spread out. LOYO & BONDAR currently quotes 150 sqm of house area and a 200 sqm plot. The operating accommodation description places the shared kitchen and living area on the ground floor and both bedrooms on the upper level. Private pools are a recurring feature of the project’s rental offerings. Even with a stated size and layout, individual buildings should not be assumed to have identical privacy, maintenance histories or views, especially in a landscaped site.
Older brochures do not entirely match the current dimensions. The earlier LOYO Development page listed a 135 sqm plot for the one-bedroom type and 158 sqm of building area for the two-bedroom, whereas the newer group page lists 130 and 150 sqm. The latter figures also align with the main FazWaz unit listings. We use the current project descriptions in the unit cards, but the actual sale plan still matters: indoor measurements, covered terraces, outdoor areas and any alterations made after handover should be reconciled before signing, rather than averaged into an invented figure.
There is a restaurant inside the development, supported by the developer’s material and guest-accommodation listings. It is a meaningful convenience for people who prefer to spend part of their stay on site. Earlier marketing also described family-oriented safety features, children’s activities, concierge support and wellness services. Those claims show what the developer intended the guest offering to be; they do not establish that each service is available every day in October 2026. A working ten-villa retreat should be judged on the actual service standard, not the promises of an old launch campaign.
The development brand is identifiable, but the contracting entity is a separate matter. Jungle Flower Villas appears on LOYO & BONDAR’s own websites, establishing that brand’s project role. The group website footer names PT LOYO GROUP BALI, while a major booking platform lists PT Loyo Bondar Management as the accommodation host. An operator, a brand company, a land-title holder and the person selling a lease interest can be different parties. None of those public labels proves who owns the underlying land or who would receive a buyer’s money for a specific transaction.
Sales material overwhelmingly describes the property as leasehold, or Hak Sewa: a contractual right to use the land for a defined period rather than ownership of the land itself. One Harcourts one-bedroom listing, updated in April 2026, advertised a 28-year lease with an option for a further 30 years. Other property directories speak of a 30-year base term, sometimes using “30+30” shorthand. These are not interchangeable promises. The date a lease began, transfer provisions, extension pricing and the landowner’s obligations affect the usefulness and eventual resale value of the right offered.
Indonesia distinguishes a contractual lease from registered land rights. In particular, Hak Milik is not a title that a foreign individual simply acquires by buying an advertised villa; a different right such as Hak Pakai may have its own eligibility and documentary rules. At Jungle Flower Villas, the listings point to a lease arrangement, not a demonstrated land-title transfer. Before treating any price as a purchase price, the buyer needs to know the chain of title, the lessor, the contracting seller, the remaining years and the enforceability of assignment or renewal. An attractive property does not resolve those issues.
Completion is supported more strongly than many other facts. The developer classifies Jungle Flower Villas as finished, FazWaz gives February 2025 as completion timing, and guest booking platforms show an operating accommodation product. None of this should be confused with documentary confirmation of construction and operating approvals. We did not review project-specific PBG building approval or SLF functional-worthiness certificate. Indonesia’s official SIMBG system explains the distinct purposes of those documents. Their absence from the material reviewed is not evidence that the developer lacks them.
Quoted sale prices are not consistent across channels. The LOYO & BONDAR portfolio page displays a project headline from IDR 4.5 billion. Its dedicated page shows a higher “from” figure of IDR 6.5 billion, while the two-bedroom model on that same page is quoted at IDR 6.4 billion. FazWaz shows a one-bedroom listing at IDR 4.68 billion and a two-bedroom at IDR 6.52 billion. Harcourts had a one-bedroom offer at IDR 4.759 billion as of April 2026. Those figures may refer to different sellers, dates and rights; they should never be presented as a single confirmed price list.
Availability is even more important than the lowest number. The current developer page marks its one-bedroom type as sold, despite listings for that format on third-party sites. A resale could explain the discrepancy, but we have not established that any particular home can currently be transferred. Accordingly, the IDR 4.68 billion starting reference below is tied only to a named FazWaz advertisement reviewed on 16 October 2026. It is not a reservation promise. Taxes, notarial charges, assignment consents and service costs need to be priced against the actual transfer documents.
LOYO & BONDAR promotes an in-house management service, and the guest-facing material indicates an organised operating business. That offers an owner a potentially useful route to outsourced housekeeping, check-in and pool care. Its economics are not visible from the brochure. A real owner statement would need to separate accommodation income from booking-platform fees, management fees, repairs, utilities, guest consumables, taxes and any restrictions on personal use. The developer’s historical occupancy and return projections are sales assumptions, not independently verified performance of a unit.
Being complete makes the physical assessment more concrete. A buyer can examine drainage and waterproofing, pool pumps, ventilation, furniture condition, access by car and privacy from adjacent villas. None of those is being reported as a known defect; the point is that actual condition now matters more than architectural renderings. For an operating rental, the handover should also account for existing bookings, guest deposits, replacement reserves and any agreements binding the incoming owner. These operational details can make two seemingly comparable villas very different investments.
The clearest case for Jungle Flower Villas is a buyer who values a ready-built private-pool home in a quieter part of the Ubud area and wants the option of managed guest stays. It is less convincing for someone who needs direct personal ownership of land, a completely step-free home or a predictable guaranteed yield. The property’s appeal is visible; what still needs to be established is the precise legal interest and cash cost of the particular villa being offered, plus how well that location serves the buyer’s own routine.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Pricing and availability conflict. LOYO & BONDAR displays from IDR 4.5B in its portfolio, from IDR 6.5B on the project page, and IDR 6.4B for the two-bedroom type. FazWaz advertises a one-bedroom villa at IDR 4.68B even though the developer marks that type sold. No live offer or seller was independently confirmed. The sales channels describe leasehold, but we did not inspect the land title, transfer agreement, lease commencement date, renewal clauses, seller identity or payee. Harcourts advertises 28 remaining years for one unit, while directories cite a 30-year base term. Project-specific PBG, SLF and zoning records were not independently verified. Older and newer developer materials disagree on areas: 135 versus 130 sqm for the one-bedroom plot and 158 versus 150 sqm for the two-bedroom building. Some directory bedroom labels also differ from the developer’s 1–2 bedroom mix. Actual unit plans and measurements remain unverified.
