Why this project is worth a look

A finished product

The four-villa development has moved beyond its original handover date, and completed properties are being advertised for sale and rental. That gives buyers the opportunity to inspect construction quality, wear and real maintenance needs instead of judging a rendering.

Private space, not a resort

Each villa is planned around its own pool, outdoor areas and an open living-and-kitchen floor. Privacy is the benefit; looking after the pool, glazing and garden remains an individual ownership expense.

A workable two-bedroom layout

The two-level configuration can accommodate a couple, a small household or two guests wanting separate bedrooms. Its published 172 sqm area is useful as an initial comparison, but does not replace measured drawings.

Residential Umalas setting

This is a neighbourhood proposition rather than a beachfront one. Its position between Seminyak and Canggu can suit long stays, provided the actual access lane and journey patterns work for the buyer.

About the project

Enki Villa is a four-home villa development in Umalas, in the Kerobokan area of North Kuta, Badung. Its appeal is fairly specific: a self-contained two-bedroom home with its own pool, rather than an apartment in a managed resort or a speculative off-plan purchase. BaliBenefit features the development in its own portfolio and originally gave March 2024 as the key-handover period. Resale listings now describe the villas as completed, while accommodation platforms carry rental listings using the Enki Villa address. A buyer can therefore examine an existing home, but completion alone does not establish that every permit or ownership document is in order.

The published layout puts the living room, dining area and island kitchen on the lower floor, close to a pool terrace and planted outdoor spaces. Two bedrooms occupy the upper floor. The brand highlights generous glazing and a double-height section with a six-metre ceiling. Those features can make the central living space attractive for a longer stay, although they also raise very practical questions about afternoon heat, cooling costs, glare, cleaning and the safety of the stairs. This is the kind of villa where the plan makes sense only once you have walked through it at different times of day. A pool next to the living area may look excellent in a brochure and still require careful attention to drainage, privacy and maintenance.

Area figures need more care than the marketing suggests. BaliBenefit gives 172 sqm for the villa and 136 sqm for the associated plot, but does not provide a public measured schedule explaining what is included in the larger number. Another listing instead identifies 142 sqm as the building area and 172 sqm as the land area. These may be different measurement conventions, a feed error or different units. There is no reliable basis for choosing one interpretation as the measured internal living space. Similarly, the primary material consistently offers a two-bedroom plan, whereas one agency labels an apparent 172 sqm Enki villa as having three bedrooms. The individual villa plan should settle both questions.

The advertised equipment is relatively substantial for a compact private villa: fitted kitchen appliances, air conditioning, CCTV, parking, garden areas, a pool bar and wireless internet. Those are home-level amenities, not evidence of an extensive shared estate. We found no reliable published specification for a communal gym, reception, restaurant or full-time on-site security service. For someone planning to live here, the less glamorous details will matter more than the amenity count: water pressure, the pool filtration system, power demand, waterproofing, appliance warranties and how repairs are arranged when nobody is at home. With four properties rather than dozens, any common maintenance arrangement should be identified, not assumed.

Umalas provides a different kind of Bali address from a beachfront destination. It sits in the wider residential belt between Seminyak and Canggu, with restaurants, everyday shopping, services and schools accessible by road. That balance can work well for residents who spend substantial time on the island, but it does not mean that coastal venues are within comfortable walking distance. Traffic can change the usefulness of the address dramatically across the day. The small lanes around Kerobokan also make the last part of the drive important, especially if a household uses a car rather than a motorbike. A realistic location assessment should begin at the villa gate, not at the centre of the Umalas neighbourhood.

There is a location discrepancy to resolve before relying on a sales listing. BaliBenefit supplies Gg. Wayang 13 2–10, Kerobokan; a mapped rental property called Enki Villa 1 appears at No. 13A on the same lane. Several resale advertisements for a two-bedroom, 172 sqm Enki Villa instead use Jl. Tunjung Mekar No.56, and another data feed names Jalan Umalas II. Similar layouts and the common project name support treating these as leads relating to the same development, rather than inventing several separate projects. They do not prove the precise land parcel. A seller should be able to tie the advertised villa, its legal plot and the house inspected by the buyer to one address and set of documents.

The more material question is what the buyer acquires. Enki Villa is advertised on a contractual land-lease basis. BaliBenefit states a 25-year term; Balinsky and certain resale listings state 26 years. One advert adds a priority right to a further fourteen years, but offers no executed extension clause for inspection. A lease term is not a perpetual land title, and a priority to negotiate or extend may fall short of an enforceable option on known financial terms. Moreover, a quoted term may describe an original marketing offer rather than the time remaining today. It is the commencement date, lessor identity, assignment wording, renewal price and default provisions in the selected villa's actual documents that establish the value of the right being sold.

Indonesia distinguishes contractual tenancy from registered land rights, including Hak Milik ownership and Hak Pakai use rights. Foreign buyers should not infer direct ownership of land merely because a listing uses the word freehold, nor should they assume that a company-related structure transfers land into their personal name. For Enki Villa, neither the specific underlying title nor the titleholder, contracting entity and chain of assignments have been publicly evidenced. BaliBenefit is a verifiable project-facing brand, but the legal roles behind it remain less clear: its website also identifies P.T. White Pixel Investment, while another agency attributes the villas to ENKI Investment & Management. A purchase contract, land record and seller's corporate authority need to resolve those identities.

Public asking prices are not consistent. On 16 October 2026, one Habita resale advert showed USD 279,000; a recent BaliBenefit portfolio listing displayed USD 280,000. Balinsky and several agency listings showed USD 300,000, BaliBenefit's dedicated project page still displayed USD 320,000, and WorldEstate advertised USD 350,000. It would be misleading to turn those figures into a single definitive development price or to average them. Some entries may refer to distinct villas, revised asking prices, different furniture packages or old advertisements that remain indexed. The number to negotiate is the all-in price of an identified house with a documented lease balance, clear tax allocation and an agreed handover inventory.

Rental activity is a genuine part of the story, but the evidence stops short of a verified investment return. Listings such as Casa Estella Stunning 2BR in Umalas Canggu use the Enki Villa 1 address and identify Balinest Villas as manager. That supports the narrower conclusion that at least one villa has been marketed for guest stays under professional management. It does not prove the annual occupancy, net operating profit or future bookings claimed in investment advertisements. The developer's own projections and later agents' ROI figures are different again. An informed buyer would want statements showing received revenue, platform charges, management fees, utilities, maintenance, taxes and owner use for the exact villa, all covering matching dates.

If the present operating model is valuable, it needs to be transferable. Booking-platform accounts, guest reviews, rental calendars, furniture inventories and management contracts do not necessarily move automatically with a sale. A new owner may need a new contract, a new listing or fresh approvals before accepting guests. The same is true of any representation that a management company will handle every task: cleaning, pool care, emergency repairs, utilities and replacement of appliances have costs and service limits. A high gross rental figure can produce a much weaker net result once those obligations are included, particularly as a lease approaches the end of its original term.

Balinsky describes the permit position as SLF, the Indonesian certificate concerning a building's fitness for use. We have not seen the actual certificate, its reference number or the building to which it applies. Nor did the public material provide the project's PBG building approval, the land-use documentation or a complete technical plan. The distinction matters: an occupied or rented villa is not proof that every construction and operating requirement has been satisfied. Indonesia's building system treats building approval and fitness for use as separate steps. Matching the documents to the physical villa, its address and its intended rental activity is a necessary part of due diligence.

This is a completed, small-scale residential product with a recognisable layout and an address in an established part of Bali. For a resident, its best features are likely to be the practical combination of two bedrooms, a pool and the independence of a standalone house. For an income-focused buyer, the existence of rental advertisements is only the start of the analysis. The remaining lease, the transfer of rights, the operating record and the condition of a property used in a tropical climate will determine whether the asking price makes sense. Enki Villa deserves an on-site inspection, but it should not be treated as a legally verified or income-guaranteed asset on the strength of the public material alone.

Ownership format

The villas are marketed through a notarised contractual land-lease arrangement. BaliBenefit states 25 years, while other listings say 26; the actual remaining term and any extension rights can only be established from the selected villa’s documents.

Home types & sizes

Two-storey, 2-bedroom villa with private pool
172 sqm — advertised villa area

The main living and dining area opens around an island kitchen downstairs, with two bedrooms on the upper level. A private pool, outdoor terrace, small gardens and parking are part of the advertised layout. BaliBenefit gives a 136 sqm land plot and 2.5 bathrooms, whereas several resale adverts count two bathrooms. The plan, inclusion of outdoor areas and inventory of appliances need to be matched to the exact villa being transferred; 172 sqm has not been verified as net indoor floor area.

Location

  • The development is in Umalas, within the Kerobokan area of Kuta Utara, Badung Regency. Kerobokan is the appropriate approved catalogue location; Bali is the island and province, not a city.
  • BaliBenefit gives a Gang Wayang address, and a separately mapped Enki Villa 1 rental also uses that lane. Some resale feeds use different Kerobokan streets; parcel-level matching remains outstanding.
  • Berawa, Batu Bolong and Echo Beach are destinations residents can travel to, not facilities within the estate or confirmed walkable beaches. Actual journey times depend on traffic and the route taken.
  • Local cafés, shops and other daily services are part of the wider neighbourhood. Parking access, school runs, drainage, water supply and noise from nearby construction need to be judged at the individual house.

Best for: Couples and smaller families seeking a separate two-bedroom house with a private pool and a working kitchen, rather than shared condominium amenities. The ability to view an existing home is a meaningful advantage if the layout and tropical maintenance demands suit their routine.; Part-year Bali residents who may occasionally rent the property while away. The villa configuration lends itself to that use, but rental rights, guest registration and a management arrangement must be validated rather than inferred from another unit’s listing.; Buyers comfortable underwriting a resale villa from actual income and expense records. A guest-accommodation listing shows the concept is being used, but the annual numbers and any transfer of operating assets must be evidenced for the specific property.; People comparing a completed Umalas home with an off-plan project nearby. Enki Villa offers something tangible to inspect, while the remaining term on the land lease may be materially shorter than under a newly negotiated agreement.; may not suit: Anyone requiring direct perpetual land ownership or an unconditional, pre-priced multi-decade extension. Neither arrangement has been demonstrated in the publicly available documents.; Buyers expecting a large estate with a staffed reception, central gym, restaurant and extensive shared services, or a lifestyle where the beach is an easy walk away. This is a small collection of private homes in a residential area.; Investors looking for guaranteed net yield or an effortless near-term exit. The marketing projections do not establish realised income, and the assignability and remaining duration of the lease directly affect resale..
