Why this project is worth a look
Inspect, then decide
Completion in 2022 means the apartment, lifts and common spaces can be assessed in use. This does not eliminate resale risk, but it gives buyers direct evidence about condition and maintenance instead of relying on projected completion promises.
A different Thonglor address
The property lies near the northern approach to Thonglor, not beside Thong Lo BTS. For some car and taxi commutes that can work well. For someone who depends on an effortless walk to the Skytrain, it is a materially different proposition.
More room than the apartment
The separate clubhouse work area and several lounges give residents somewhere to meet, study or take a call without enlarging the private unit. That has practical value in a compact one-bedroom home, provided the facilities are available under the current rules.
Amenities above street level
The swimming pool and gym sit on the sixth floor, while the lounge and small cinema occupy upper areas. A rooftop garden adds outdoor space. The design is useful if residents genuinely use these amenities, but it also makes management quality an important part of what owners pay for.
Layouts with real trade-offs
The original range runs from 27.25 to 61.25 sqm. One-bedroom configurations offer different amounts of living space, while the two-bedroom options differ in bathroom count. Choosing by how the rooms work for a household is more meaningful than choosing by the headline bedroom number alone.
About the project
THE BASE Phetchaburi–Thonglor makes most sense as an established apartment building on Bangkok’s New Phetchaburi Road, rather than as a shortcut to living directly beside Thong Lo BTS. Completed in 2022, it offers something a new launch cannot: you can inspect the actual apartment, walk through the common areas, see how the building is being maintained and judge whether the location works for your normal day. The point is not that an existing building is automatically a safer purchase. It is that several of the important questions can be answered before any money changes hands. A polished marketing video cannot tell you whether the particular flat is quiet, well cared for or correctly priced.
The development is associated with Sansiri, one of Thailand’s established publicly listed property brands. Its own project information describes a single residential tower of 36 storeys containing 496 homes, on roughly two rai of land. There is a separate two-storey clubhouse and retail building, but not another residential phase to confuse with the main tower. That distinction matters when comparing listings: a different name for the clubhouse does not mean a second condominium project. With nearly five hundred apartments, expect the dynamics of a busy city building. Shared facilities are one part of the experience; lift demand, building management and the way common spaces are maintained matter just as much.

Understanding the street address is the first practical test. New Phetchaburi Road follows a different corridor from Sukhumvit Road. The building stands in Bang Kapi subdistrict, Huai Khwang district, with access toward the northern end of Thonglor. Advertising references to being 400 metres from Thonglor concern the neighbourhood’s road connection, not the distance to Thong Lo Skytrain station. For a buyer working in the nearby office districts and travelling by car or taxi, that might be a perfectly reasonable trade-off. Someone whose entire routine depends on stepping out of the lobby and onto the BTS will experience the location very differently.
It is worth approaching the property along the route you would actually use. New Phetchaburi is a substantial traffic artery, and the best way into or out of the site depends on direction of travel and road conditions. A completed-building review describes a set-back residential block behind the entrance and landscaped forecourt, rather than a lobby opening straight onto the road. That helps explain the arrangement but does not certify that every apartment is insulated from traffic noise. Floor height, window direction, nearby buildings and how the owner has maintained the windows all affect what you hear inside. A viewing during rush hour can be more revealing than one arranged on a quiet weekend.
Rail access calls for similar realism. Phetchaburi MRT and Thong Lo BTS are not on the doorstep. Published portals give different distances to the MRT, partly because they do not always explain how a route was measured. A local review also identifies a Khlong Saen Saep boat landing around 550 metres away. Canal boats can be useful for certain cross-city journeys, but they are not a universal answer to the last mile. Taxis, motorcycle taxis and personal transport may play a large role here. Anyone expecting a walk-to-rail condominium should try the commute at their usual departure time, including the journey home in rain.
Everyday shopping is possible, although not everything associated with the Thonglor lifestyle lies within a comfortable walk. Smaller food outlets and convenience stores serve the immediate road corridor. For larger supermarkets, malls and many restaurants, residents commonly travel toward Thonglor, Phrom Phong, Asok or other nearby districts. This matters to a resident without a car more than a list of glamorous landmarks does. A buyer with a fixed workplace nearby may find the arrangement efficient; somebody who wants a pedestrian neighbourhood with cafés, groceries and a station all within a few minutes may prefer to pay for a different micro-location. The name on the building cannot settle that choice.
The shared spaces are arranged for several different uses rather than one dramatic lobby. At ground level, the scheme provides waiting areas, a co-living lounge, mail and parcel facilities, a laundry room and a dedicated delivery collection area. The clubhouse has space for work and meetings separated from the residential tower, with retail space below. For people buying a compact one-bedroom apartment, those functions can add genuine flexibility. You can meet a visitor or take a call without giving up part of the bedroom to a second desk. Still, advertised functions are not the same thing as a promise of unrestricted availability. Existing house rules, booking arrangements and the current retail occupants should be checked during a visit.
Higher up, the building uses its vertical space more imaginatively. The sixth floor has a swimming pool, fitness area and changing rooms. The thirty-sixth floor is intended for the sky lounge and a small cinema, while the roof has a garden and outdoor seating areas. Sansiri’s brochure describes a saltwater pool and landscaped rooftop facilities, and completed-building reviews confirm the distinctive allocation of these amenity areas. A prospective occupier who swims regularly or sometimes works away from the apartment may appreciate them. But a buyer who never uses shared amenities should not treat the list as a reason to overpay for a badly laid-out room. Your everyday living space still comes first.
One detail that photographs rarely explain is the way a large tower functions during busy periods. Project profiles identify three passenger lifts and one service lift. With 496 apartments served by the building, moving day, deliveries and the morning departure peak are the moments that reveal whether waiting times feel comfortable. Parking is another potential pinch point. The published parking provision is equivalent to about 44% of the number of homes, and electric-vehicle charging is indicated. That ratio is not a promise of an individually assigned parking bay. Before buying with a car, ask exactly whether parking is allocated, first-come-first-served or subject to separate conditions, and whether those rights transfer with the unit.
The unit mix is compact and straightforward on paper. Sansiri’s brochure shows two one-bedroom ranges, 27.25–29.25 sqm and 31.75–40 sqm, followed by two-bedroom layouts of 45.75 sqm and 61.25 sqm. A few square metres make a remarkable difference when space must accommodate a desk, dining table, wardrobe and luggage at the same time. The smaller two-bedroom format has one bathroom in the original brochure; the larger has two. That can change the suitability of a property for flatmates or a family far more than an extra decorative feature. It is sensible to compare rooms by furniture arrangement and usable circulation, not just the headline number of bedrooms.
There is an important difference between the original unit catalogue and what is actually being sold four years after completion. Resale apartments can have altered furnishings, replaced appliances and a history of tenants or owners. Advertised areas may be rounded differently from the developer’s plan, and a floor plan for a particular layout should never replace the condominium title. It helps to inspect water pressure, air-conditioning units, moisture marks, windows and built-in storage. Ask whether any reconfiguration was approved by the building management. An apparently inexpensive apartment can stop looking inexpensive when its fixtures, title details or condition need attention immediately after completion of the sale.
One DDproperty listing published on 22 September 2026 offered a 29.87 sqm apartment for THB 3.19 million. Other portals display different starting levels, including a higher minimum across their advertised selection. These are competing asking prices, not a validated building-wide valuation and certainly not evidence of completed transactions at those figures. Units differ by floor, aspect, furnishing, condition and legal tenure. A price at the bottom of the list may be genuine, out of date, negotiable or attached to conditions that are not obvious from a short advertisement. Treat it as a conversation starter. The seller or a specialist should reconfirm stock and written terms before a reservation is made.
For a landlord, there is visible rental-market activity, but that should not be confused with an assured return. Listings cover both one- and two-bedroom apartments, with rents spanning quite different budgets. Asking rent is not received rent; it says nothing about vacancy, brokerage, repairs, replacement furniture or fees payable to a manager. Owners based abroad also need clarity on who checks tenants in, collects payments, handles problems and authorises expenditure. None of the available project documents establish a guaranteed yield. A sensible estimate has to be built for an actual unit, using realistic occupancy and owner costs, rather than multiplying a headline monthly rent by twelve and calling the result an investment case.
The shared-area maintenance charge deserves its own line in the purchase budget. FazWaz shows THB 59 per sqm per month, while PropertyHub quotes THB 63 per sqm. Public profiles do not resolve which rate applies to a particular owner in October 2026, so the latest statement from the condominium’s juristic office is more valuable than either catalogue figure. A historical project profile also mentions a THB 500 per sqm sinking-fund contribution, normally associated with the original transfer. For an existing resale unit, do not automatically assume that this one-time payment is due again. Establish what has been paid, whether there are arrears and whether the owners have approved further assessments.
Foreign buyers need to separate the attractiveness of the apartment from the ownership they are legally able to register. Thailand permits qualifying foreigners to hold condominium freehold within a quota limited to 49% of the aggregate unit area of a registered condominium building. The condominium juristic person can provide the foreign-quota certificate needed for registration. An advertisement labelled freehold is not enough on its own; a Thai-quota resale cannot simply be treated as foreign freehold when no foreign allocation remains. A long-term lease is a different contractual position, and later extensions are not automatically secured just because an agent describes the arrangement as renewable. The exact unit’s title and quota position come before the deposit.
The documentary trail also matters. In many foreign-freehold purchases, evidence of funds brought into Thailand from abroad is part of the registration process, subject to the buyer’s eligibility and circumstances. Relevant papers may include the condominium title, seller’s identification, proof that the unit has no outstanding common-area debt, the foreign-quota certificate and the paperwork for the purchase funds. Sansiri is the recognised developer brand, but it is not necessarily the seller of an apartment advertised in 2026. An older legal notice in the project brochure identifies a project company called Siri Smart Two Co., Ltd. That historical disclosure does not establish who owns the selected unit today or whether any encumbrances remain.
A completed building is particularly suitable for a comparison between the claims in the brochure and life on the ground. Spend time in the lobby and lifts. Look at how parcels are handled, whether the facilities are clean, how parking works and whether the pool, gym and shared workspaces are maintained. Ask the juristic office about current budgets, any major works being planned and the rules for tenants and short stays. Pets are generally listed as restricted, with exceptions subject to management rules, so this is not a question to leave until after exchanging contracts. A sensible viewing should expose the inconveniences as clearly as the conveniences.
Ownership format
Foreign freehold is possible within the building’s 49% foreign-ownership quota, measured by total condominium floor area. Outside that quota, a foreign buyer cannot simply take freehold. A separately agreed long lease, typically up to 30 years, is one possible alternative, but renewals are not guaranteed. Title and quota position must be verified for the chosen unit.
Home types & sizes
An entry-level layout with a separate bedroom, most naturally suited to one resident or a couple travelling light. The decisive questions are where a table can go, whether the kitchen and storage work, and how much circulation space remains. Two units with a similar stated area can feel quite different once furnished.
This band offers more flexibility for a couple, a proper workstation or simply less crowded daily living. The spread from the lower to the upper end is substantial, so a 32 sqm apartment should not be compared with a 40 sqm one merely because both are called one-bedroom units. Compare usable rooms, not just the label.
The extra room opens up options for a child, guest or home office, though the overall footprint remains compact. The original design has a single bathroom, a distinction worth making before choosing it for flat-sharing or family use. The room proportions and available storage will be more telling than the two-bedroom headline.
The most spacious of the standard layouts in the published brochure. Two bathrooms make it easier for a family or two adults with overlapping schedules to share the home. More space also brings higher area-based common charges, so compare the complete ownership cost with the smaller two-bedroom configuration.
These are the developer’s original brochure layouts, not a guarantee about the dimensions of any resale listing. Advertisements may round or describe floor area differently. Match the exact unit plan and physical configuration to the condominium title before making a decision; independently verified net room areas are not available. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The address is on New Phetchaburi Road in Bang Kapi, Huai Khwang — not on Sukhumvit Road itself.
- Thonglor’s northern road connection is relatively close, but Thong Lo BTS is a separate journey rather than a station outside the lobby.
- Phetchaburi MRT is not directly adjacent to the property; published distances differ because the portals use different routes or measurements.
- A contemporary neighbourhood review places the Thonglor canal-boat pier at approximately 550 metres; check the service and route before relying on it.
- Convenience shopping and smaller eating places serve the road corridor. Major Sukhumvit malls are destinations to travel to, not doorstep amenities.
- Test the trip toward Asok, Thonglor and other work districts in the relevant direction during your actual commuting hours.

Price & purchase terms
- Current price: An asking price from THB 3.19 million appeared for a 29.87 sqm resale apartment on DDproperty, listed 22 September 2026 and checked 10 October 2026. This is a lower market reference, not a developer offer. The actual unit, availability, tenure and deal terms need direct confirmation.
- Completed: 2022
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier with work or a regular commitment along the Phetchaburi–Thonglor corridor who is comfortable using a car, taxi or mixed modes of transport.; A single resident or couple who values a separate bedroom, shared workspace and exercise facilities enough to use them regularly, rather than paying for a larger private apartment.; A small household that wants to compare a compact two-bedroom unit against a larger version with two bathrooms, using everyday routines and the real layout as the deciding criteria.; Someone seeking an existing apartment with observable building condition and a known completion date, and who is prepared to examine the title, resale contract and maintenance history.; A landlord considering a conventional long-term tenancy, with enough budget and patience to account for vacancy, repairs, management and fluctuating achieved rents.; may not suit: Buyers for whom a station entrance within a few minutes on foot is non-negotiable. This property calls for an additional connection to rail.; Residents who want a low-rise, quiet side street and extensive private grounds instead of a large high-rise on a busy road.; Car owners who assume a parking space is automatically assigned to their unit without seeing the relevant parking rights or building rules.; Pet owners who cannot secure clear written permission under the condominium’s current rules before committing to the purchase.; Investors expecting a fixed rental return, certain resale appreciation or foreign freehold based solely on an advertisement’s wording..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Third-party directories give two different street numbers, 2212 and 2298 on Phetchaburi Road. Sansiri confirms the road and district but does not publish a street number. The official condominium title and unit identification must settle the address used for the transfer.
- Published maintenance charges conflict: FazWaz quotes THB 59 per sqm monthly and PropertyHub THB 63. The rate actually due in October 2026, together with any arrears for a chosen unit, has not been independently verified with the condominium juristic office.
- No building-wide current foreign-quota availability statement was obtained. A seller’s freehold label is not itself proof that the particular unit can be registered as foreign freehold for the next buyer.
