Why this project is worth a look

Built, not promised

The development risk is largely historical: the estate is occupied and transactions are resale transactions. A buyer can inspect the actual street, house and shared environment instead of relying on launch material. The trade-off is that each property has its own history, so project-level data is only the starting point.

Bangkok house format

Tha Raeng keeps the project within Bangkok while giving residents access to the Ramintra and Kaset-Nawamin road network. It works best for a household that expects to drive. The Pink Line is useful additional connectivity, but the estate is inside a soi rather than directly on a station forecourt.

Multiple house scales

The documented product mix ranges from three-bedroom houses to much larger family homes, and the resale market adds further variation through extensions and renovations. That makes the estate flexible, but it also means buyers should compare the actual land, measured usable area and approved plan rather than assume a model name guarantees a standard house.

Visible resale market

Current sale and rental listings confirm that the estate still has an active secondary market in 2026. Inventory is not deep enough to infer guaranteed liquidity or yield, but there is enough activity to benchmark individual asking prices and see how strongly condition and size affect value.

Land comes first

For a foreign buyer, the legal structure matters before the investment story. These are houses on land, not condominium units under the foreign quota. The title, ownership eligibility and any lease arrangement have to be established for the exact property before the buyer treats the deal as executable.

About the project

Casa Legend Kaset-Nawamintr is an established gated detached-house community in Tha Raeng, Bang Khen, rather than a new development still selling from a showroom. Developer sales are closed, so the buyer is dealing with individual resale houses. That changes how the project should be assessed. Two properties that started from the same house design can now have different extensions, renovations, room counts, engineering condition and usable area. In early October 2026, active portal inventory showed asking prices around THB 12.5M at the lower end and THB 25.9M for a much larger three-storey house. Those numbers should not be treated as a neat project-wide price band. They reflect different plots, house sizes, alterations and fit-out. The useful comparison is therefore house against house: title and land size, legal additions, physical condition, orientation, privacy, road position and the amount of work needed after transfer.

The entrance is on Ramintra 14 Yaek 11/1, commonly referred to as Soi Maiyalap, in Tha Raeng. This is a residential pocket between the Ramintra and Kaset-Nawamin corridors, with road access toward Ramintra Road and through the local network toward Prasert-Manukitch. It suits car-based family living better than a walk-everywhere lifestyle. Shops and everyday services are scattered along the soi and the surrounding arterial roads, while the larger malls, schools and hospitals are reached by a short drive rather than from the project gate on foot. Bangkok's Pink Line has improved rail access in this part of the city, with Maiyalap used by current property portals as the nearest station reference. The final leg is still through the local street network, so the rail connection is useful but does not turn Casa Legend into a station-front project.

The strongest cross-source figure is 126 homes. Contemporary project reviews describe a clubhouse, swimming pool, fitness room, communal garden, guarded access and CCTV, with burglar-alarm provision also mentioned in the original sales-era material. For a low-rise house estate, that is a more meaningful amenity package than a long list of secondary features: the main value is a private plot inside a managed residential environment. Because the project is no longer new, the condition of the shared infrastructure now matters as much as the original specification. A buyer should look at internal roads, drainage, landscaping, access control and the current management arrangements, and should verify the present common-area fee. We did not find a reliable current fee that could be stated without qualification, so it is intentionally omitted rather than copied from an old or inconsistent portal field.

The house-model history is less tidy than the headline project data. Current project directories present four names — Karditsa, Kastoria, Katerini and Cavana — at roughly 185, 197, 218 and 297 sq m. A detailed 2017 project review recorded a different five-model line-up, including houses of about 233, 236, 316 and 409 sq m, with some different model names. Current resale inventory also includes 233 sq m and 409 sq m houses, so the older material cannot simply be dismissed as an error. The most plausible reading is that the product mix changed during the sales cycle and that some homes were later altered or extended, but the available public evidence is not sufficient to reconstruct every revision. For a resale buyer, the practical answer is straightforward: use the model name as a clue, then rely on the actual title documents, approved plans, land area and measured house that you are buying.

As a home, Casa Legend is aimed more naturally at households that want meaningful indoor space and a private plot without moving far outside Bangkok. The original product line started with three-bedroom detached houses and extended into much larger family configurations, while the resale market now includes five- and six-bedroom examples. That flexibility is useful for multi-generation living, home working or buyers who simply want more separation between living and sleeping areas. It also raises the due-diligence burden. A house that has been occupied for years should be checked for roof and waterproofing issues, drainage, electrical capacity, air-conditioning, exterior cracking, termite history, additions, kitchens, bathrooms and garden works. On this type of property, a competent technical inspection can change the decision more than a portal's price-per-square-metre calculation, because land shape and renovation quality may explain much of the price difference.

Foreign buyers need to treat the ownership structure separately from the lifestyle case. Resale advertisements may label the property as freehold, which is normal for a Thai house-and-land sale, but a foreign individual cannot directly own land in Thailand. The condominium foreign-quota logic therefore does not apply here. Before committing to a particular house, the buyer needs to establish who owns the land, inspect the title deed and encumbrances, check whether extensions were properly authorised and understand the lawful contract structure available for that buyer. We found no evidence that Casa Legend Kaset-Nawamintr operates a standard project-wide foreign leasehold programme. That is not a reason to reject the estate; it simply means the legal route cannot be inferred from the project name and must be built from the documents of the selected property.

Ownership format

Resale listings describe the houses as freehold property, but a foreign individual cannot directly own land in Thailand. Any lawful structure for a specific foreign buyer must be checked against the land title and sale or lease documents; we did not find a project-wide leasehold structure that can be stated as standard for Casa Legend Kaset-Nawamintr.

Home types & sizes

Karditsa — 3-bedroom house
about 185 sqm
4 bathrooms

The smallest of the four layouts shown in current project directories. It is the natural reference point for a family wanting a detached house and private plot without moving into the largest formats; resale examples still need to be checked for actual dimensions and later alterations.

Kastoria — 3-bedroom house
about 197 sqm
4 bathrooms

A three-bedroom format of roughly 197 sq m. This size also appears consistently in older project reviews, making it one of the better-documented original configurations. On resale, renovation quality and plot condition may matter more than a small difference in floor area.

Katerini — 4-bedroom house
about 218 sqm
4 bathrooms

A mid-sized current-directory layout with four bedrooms. It can suit a household needing a study, guest room or space for an older family member, but the model label should not be assigned to a resale listing solely because the floor area looks similar.

Cavana — large family house
about 297 sqm in the current directory
6 bathrooms

The largest of the four layouts in the current project directory, with six bedrooms and substantially more internal space. Older reviews give a different area for Cavana and the resale market includes even larger houses, so the original plan and any later extensions deserve close checking.

Current project directories show four principal models, while a detailed 2017 review recorded five historical variants and different floor areas for some houses. The cards above are therefore a guide to the current project directory, not a claim that every built or resale house fits one of these four specifications exactly. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 12.5M in an active resale listing refreshed on 6 October 2026. This is a lower asking-price anchor, not developer inventory; the specific house, condition, plot, title documents and final price need to be checked separately.
  • Completed: 2017

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family wanting a detached house and private land plot within Bangkok rather than a condominium or distant suburban move.; A buyer who needs three to six bedrooms and values a resale market with several house scales rather than one standard product.; A car-based household that expects Ramintra, Kaset-Nawamin and the surrounding road network to be its main transport system.; Someone who prefers an established occupied estate where the actual house and shared environment can be inspected before purchase.; A buyer willing to commission a technical inspection and verify extensions, renovation work and building services rather than rely on the original brochure.; A foreign buyer only where the lawful ownership or lease structure for the specific house and land has been confirmed from the underlying documents.; may not suit: A buyer seeking the straightforward foreign-freehold mechanics of a condominium; this is a house-and-land purchase and the legal rules are different.; Someone wanting brand-new developer inventory with a construction payment schedule, new-home warranty and uniform finish specification.; A car-free buyer for whom daily walking distance to rail, work and most services is a non-negotiable requirement.; An investor looking for a standard hotel-style management programme or contractually guaranteed return; we found no such project-wide proposition..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Current directories show four house models at roughly 185–297 sq m, while a detailed 2017 review recorded five variants and houses up to 409 sq m. Public sources are not sufficient to reconstruct every change in the model line over time.
  • Most specialist sources state 126 homes, while one directory states 130. We use 126 because it is consistent across Home.co.th, PropertyHub, DDproperty, ThinkOfLiving and the detailed sales-era review.
  • DDproperty, Estopolis and ThinkOfLiving place completion in 2017, while one directory gives 2018. We use 2017 in the main record; we did not inspect the project's completion certificate or equivalent primary construction document.
