Home.co, DDproperty and LivingInsider consistently describe five residential buildings of eight storeys with 1,086 units, developed by The Confidence Co., Ltd. The project was completed in 2012, so today it should be approached as a mature resale condominium rather than as a developer launch with standardized stock and a single price list.

The original positioning was practical and mass-market. An archived Home.co article records a launch price of roughly THB 899,000 and describes an entry-level one-bedroom layout of about 28 sqm. Despite the compact footprint, the bedroom was separated from the living area and the unit included a bathroom, small work area, kitchen and balcony. That historical material is useful because it explains what the development was designed to be: accessible urban housing along the Kaset-Nawamin/Nuan Chan corridor, not a luxury boutique residence or a resort property. The launch price is no longer relevant as a current valuation benchmark, but the original layout logic still helps buyers understand the building stock they are inspecting.

The safest way to present the unit mix is therefore to use confirmed historical layouts and current observed listings, rather than manufacture a complete range from inconsistent portal data.

Shared facilities are typical of a sizeable Bangkok condominium from this period. The source material identifies a clubhouse, communal swimming pool, fitness room, parking, 24-hour security and CCTV. Home.co’s archived project disclosure supports the clubhouse and pool, while DDproperty and FazWaz repeat the core security and leisure facilities. In a completed 2012 scheme, however, the more important question is not whether an amenity appeared in the original brochure but how it is operating now. Buyers should review the current common-area fee, any arrears attached to the selected unit, the condominium juristic person’s accounts and sinking-fund position, and the maintenance history of lifts, façades, water systems and the swimming pool.

The location works primarily as a road-based residential address rather than as a rail-led Bangkok lifestyle. Sources place the development on Nuan Chan Road around Soi Nuan Chan 21 in Bueng Kum. FazWaz’s current page for The Trust Residence Nuanchan contains correct condominium-level statistics such as eight floors and 1,086 units, yet it also labels the project as a house/villa scheme and surfaces a four-bedroom home of roughly 170 sqm. That property belongs to The Trust Townhome Kaset Nawamin-Nuanchan, a separate low-rise housing project in the same locality. Other aggregators show similar contamination. As a result, the THB 4M-plus townhome prices, land plots, four-bedroom layouts and house attributes must not be imported into the condominium dossier simply because the portal attaches them to a similarly named page.

For a foreign buyer, ownership needs to be verified at apartment level. DDproperty describes the project tenure as freehold, but that does not mean every resale unit is automatically available for foreign personal ownership. Thai condominium law limits aggregate foreign freehold ownership to 49% of the condominium’s saleable area. Before a deposit becomes binding, the buyer should obtain confirmation from the condominium juristic person that foreign quota is available for the selected unit, inspect the seller’s title deed, confirm there are no outstanding common-area charges and make sure the documentation required for Land Department transfer is in place.
