Why this project is worth a look
Phase 2, not Premium
Areeya records the second phase separately, with a May 2008 launch and 176 land plots. The 242 figure seen on some portal profiles belongs to The Colors Premium Kaset in the primary disclosure and is not used for Phase 2.
An active resale market
As of 8 October 2026, active asking prices sit at roughly THB 2.99M to THB 3.39M. The spread reflects more than bedroom count: plot size, internal position, condition and owner-built additions can materially change what a buyer is actually purchasing.
Established surroundings are visible
There is no need to guess what the estate or access roads will become because the neighbourhood is already mature. That reduces location uncertainty while making house-level inspection and maintenance history much more important.
The land cannot be ignored
A townhouse is a landed asset, so a foreign buyer should not treat a freehold portal label as automatic permission to own the underlying land. Title, registered ownership and a lawful structure for the building and land need to be settled before commitment.
About the project
The Colors Kaset-Nawamin Phase 2 is a distinct second-stage townhouse development by Areeya Property on Lat Pla Khao Road in Chorakhe Bua. It is neither an alias for Phase 1 nor part of the later The Colors Premium Kaset project. Areeya’s own capital-market disclosure records Phase 2 separately, with a May 2008 launch, 176 land plots and both land and house construction shown as 100% complete by the reporting period. That primary record is crucial because a major resale portal currently displays 242 units for Phase 2, while Areeya’s disclosure assigns 242 plots to the separate Premium project. The portal number is therefore not used as the size of Phase 2.
The physical product follows the core Colors formula: a two-storey urban townhouse. Areeya describes the line as roughly 5.7 metres wide, while a contemporary profile covering the Kaset-Nawamin phases together gives an original specification from 102 sq m, three bedrooms, two bathrooms, land from 16.76 sq wah and one parking space. Current Phase 2 listings show 110, 112 and 160 sq m. Those figures should not be read as a confirmed catalogue of original unit types. In an older townhouse estate, owners often extend the rear, enclose space or market an enlarged usable area, and agents do not always measure on the same basis.

Phase 2 has a clearer secondary-market completion reference than Phase 1. Both DDproperty and Lazudi state 2010, while Areeya’s later filing confirms that the development was fully complete by the reporting period. The 2010 date is still a portal-sourced figure rather than a handover certificate, so it should not replace legal documents in a transaction. It does, however, frame the practical issue correctly: buyers are evaluating a mature home where maintenance history now matters more than the launch brochure. A well-kept house and a neglected one can sit a few doors apart and deserve very different prices.
On 8 October 2026, DDproperty shows two active Phase 2 sale listings at approximately THB 2.99M and THB 3.39M. The lower-priced house is marketed with three bedrooms, two bathrooms, about 110 sq m of usable area and roughly 20 sq wah of land; the higher-priced listing advertises more space. Other agencies show additional houses in the same phase, so there is no single project price. Buyers should compare plot shape, corner position, parking, renovation quality, rear extensions and exact condition rather than assuming that two three-bedroom homes are directly interchangeable.
A mature estate gives buyers something a new launch cannot: evidence. The access road, density, shared areas and surrounding neighbourhood can be inspected as they actually exist. The trade-off is that the house itself has accumulated fifteen-plus years of maintenance history. Roof repairs, water systems, air-conditioning, kitchens, wiring and owner-built extensions may all differ from one property to another. A cosmetic renovation can improve presentation without solving hidden moisture or drainage issues, so a careful inspection has much more value here than a showroom-style comparison of finishes.
The location operates as a road-based residential address within Bangkok rather than a rail-led central neighbourhood. Phase 2 is marketed at Areeya The Color 2 Soi 6 in Chorakhe Bua, Lat Phrao, with access through the Lat Pla Khao and Kaset-Nawamin road network. That can work well for households whose work, school or family routine is already concentrated in north or north-eastern Bangkok. It is less convincing for someone who expects every daily trip to start with a short walk to a station. The right test is a real peak-hour route to the buyer’s regular destinations.
Foreign ownership requires specific legal planning because land is part of the asset. Resale portals describe these houses as freehold, but that does not mean a foreign individual can simply register the underlying land in their own name. Thai law generally restricts direct foreign ownership of land, with narrow statutory exceptions. The selected house therefore needs a title review, confirmation of the registered owner, checks for encumbrances and a lawful structure for the building and land. Nominee ownership should not be treated as a shortcut around those restrictions.
Phase 2 should not automatically command a preference over Phase 1 just because it launched later. The age gap is modest, while present-day condition, internal position and renovation history have a much larger effect on value. What makes Phase 2 useful as a separate project record is its documented identity and an active resale market. What makes it risky to research carelessly is the widespread data contamination with the Premium project. A buyer comparing homes here should first verify the exact phase, then compare the individual house on condition, title and total cost rather than relying on a blended portal profile.
When comparing Phase 2 with other older townhouse estates, buyers should separate project-level specifications from the condition of a specific resale house. The original product has a clear baseline — two storeys, three bedrooms, two bathrooms and usable area from 102 sq m — but today’s 110–160 sq m listing figures describe a housing stock that has had years to change. Larger advertised areas do not prove the existence of multiple original developer layouts; owner extensions and different agent measurement conventions can both affect the number. A simple asking-price-per-square-metre calculation may therefore create false precision. A more useful comparison combines the land size, the measured floor plan and the actual condition of wet areas, kitchen, building services and exterior fabric. Viewing the house at different times can also reveal how the mature estate functions in practice, including parking pressure and access. In a project of this age, the specific home carries more of the value story than the developer’s original specification.
Ownership format
Resale listings describe the houses as freehold, but each townhouse is tied to a land plot. A non-Thai buyer generally cannot register Thai land directly in their own name except under narrow statutory exceptions, so the land title and a lawful structure for the building and land must be reviewed before any deposit.
Home types & sizes
The shared original profile for the two Kaset-Nawamin phases gives three bedrooms, two bathrooms, land from 16.76 sq wah and one parking space. Current Phase 2 listings show a wider usable-area range, so the larger figures should not automatically be treated as original layouts; they may include later extensions or different measurement conventions.
The original layout profile was published for The Colors Kaset-Nawamin without a phase-by-phase plan schedule. It describes the base product but does not replace the measured plan of the selected Phase 2 house. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.99M based on an active DDproperty resale listing checked on 8 October 2026. This is a lower secondary-market asking-price anchor; availability, physical condition, final price and transaction terms must be confirmed for the selected house.
- Completed: 2010
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- DDproperty shows 242 units for Phase 2, but Areeya’s primary disclosure assigns 242 land plots to the separate The Colors Premium Kaset project and records 176 plots for Phase 2. We therefore treat 242 as cross-project contamination and do not use it for this phase.
- DDproperty and Lazudi both state 2010 as the Phase 2 completion year, but we did not find an Areeya primary document giving the exact handover date of the final house.
- The current recurring estate fee and the full set of shared services operating in Phase 2 as of 8 October 2026 have not been confirmed.
