Why this project is worth a look
Low-rise, large grounds
Eight modest-height buildings surround landscaped shared space rather than a single tall tower. The pools are a distinctive feature, although their present upkeep and operating costs matter more than the original promotional drawings.
A two-station catchment
The Sukhumvit 64 and 66/1 street network gives access to Punnawithi and Udom Suk BTS. Use the published distances as a starting point and test the actual walk from the building you are considering.
Resale choices to compare
Studios, one-bedroom layouts and compact two-bedroom homes appear on the secondary market. Buyers can inspect real apartments and compare condition rather than relying on a future delivery promise.
A traceable developer record
Ananda's own reporting identifies Del Ray separately from the adjacent Elio Sukhumvit 64. Its 2014 annual report records eight eight-storey buildings and a November 2014 completion.
Lifestyle with trade-offs
Shared gardens and pools can make compact homes more pleasant, but parking provision and the cost of maintaining an established complex deserve attention. These are practical constraints, not reasons to dismiss every unit.
About the project
Elio Del Ray is an established resale condominium off Sukhumvit Soi 64, within reach of the Punnawithi and Udom Suk stations on Bangkok's BTS network. It is not an off-plan purchase and there is no developer delivery schedule left for a new buyer to wait through. You are buying an existing unit, usually from an individual owner or another resale seller, in a community that has been operating for more than a decade. That changes how the decision should be made. The layout, building condition, common areas and day-to-day management can be inspected before money changes hands. Equally, age-related maintenance is a real consideration rather than a hypothetical future problem.
There are two similarly named Ananda developments next to each other, which makes accurate identification unusually important. Elio Sukhumvit 64 and Elio Del Ray were marketed separately and Ananda's early reports list them separately. The former has four eight-storey buildings; Del Ray has eight. The names Elio Del-Ray and Elio Delray are simply spelling variants of the latter. Building letters A through H identify parts of the same Del Ray condominium, not eight independently launched phases. If an advertisement combines Del Ray's pool with a floor plan or title belonging to Elio Sukhumvit 64, it needs to be corrected before the buyer can make a meaningful comparison.

Del Ray contains 1,630 residential units spread across eight eight-storey blocks. A few older project profiles refer to 1,634 units. The larger figure includes four originally planned retail premises in Building A, not four extra residential apartments. This is a large community despite its low-rise form. Residents share substantial gardens, pools and circulation space, but also a management operation responsible for a great many homes. A prospective owner should therefore look beyond the number of amenities. Lift servicing, pool maintenance, cleaning standards, management accounts and the way shared spaces are used matter to living quality and resale appeal year after year.
Ananda launched sales in August 2013, as confirmed by its own corporate milestones. Its 2014 annual report records November 2014 as the project's completion month. You may nevertheless see December 2013 on international listing portals, and other databases give only 2014. For an age-sensitive decision we give greater weight to the developer's contemporary report. In practical terms, this is a 2014-era building stock. New paint and attractive staging can conceal wear elsewhere, so inspect window seals, air-conditioning, pipework, moisture marks, ventilation and shared services. The age alone neither proves a defect nor rules out a sound purchase; the evidence comes from the building and the particular unit.
The central amenity scheme is one of the reasons buyers notice Del Ray. Contemporary site reviews describe two outdoor swimming pools set through landscaped common areas, with original published lengths of 85 and 50 metres. The design also included a gym, garden paths, places to sit, areas for children and a common room around Building H, with library and games facilities. Those dimensions come from coverage during development rather than an independent survey today. More than ten years later, an owner needs to know which features remain open, whether equipment works, what access rules apply and whether any repairs are being funded through additional charges. A large pool is only an advantage if it is kept usable.
The smallest homes are generally studios around 24–26 square metres. They can suit a solo resident who spends much of the day elsewhere and wants a modest foothold near the BTS. They demand sensible compromises, though. A compact room with awkward storage, a noisy air-conditioning unit or insufficient room to cook will feel different from a carefully planned studio of the same size. Listings also muddle the labels: some spaces at the small end are advertised as one-bedroom units, even when the original project typology treats similar sizes as studios. Decide what the plan actually provides before placing too much weight on a bedroom filter or a polished furnishing package.
For someone staying longer, the more conventional one-bedroom layouts of roughly 30–34 square metres deserve attention. Separation between sleeping and living space can make a significant difference when two people keep different schedules or one person works from home. Yet the same advertised 34 square metres may sit beside a busy walkway, face another block or open towards the common pools. Floor level and orientation influence light, heat and privacy. Check the position of the main windows and where the front door sits in relation to the lifts. A lower asking price can reflect a less desirable outlook or a need for refurbishment, rather than a bargain that should be accepted without questions.
Two-bedroom offerings are much more compact than the phrase might suggest, commonly around 44–45 square metres. Some published 45-square-metre units have one bathroom. That may be workable for a couple with a child, or for someone who needs a separate study, but it is not equivalent to a generously sized family apartment. Measure furniture requirements and think about the everyday practicalities: where the dining table fits, how luggage is stored, whether both bedrooms have useful furniture layouts and whether one bathroom suits the household. The second bedroom solves one problem; it does not create extra circulation space. An in-person or detailed video inspection is considerably more useful than assuming all two-bedroom floor plans behave alike.
The street address is 95 Soi Sukhumvit 64. The surrounding street network connects Sukhumvit 64 with Sukhumvit 66/1, which gives access towards both Punnawithi and Udom Suk. Older developer and review materials place the site roughly 600–700 metres from the relevant BTS stations, with estimates varying by source and approach. That should be treated as a location reference, not as a guaranteed door-to-platform walk from every building. There is an internal journey from the apartment to the project entrance, followed by a public-street walk. In Bangkok's heat or heavy rain, shelter, footpaths, road crossings and the route after dark can shape the daily experience more than a headline distance.
The neighbourhood makes sense for people whose routines are tied to eastern Sukhumvit, the BTS Green Line and local shops rather than to living within central Bangkok's most expensive business or nightlife districts. There are ordinary conveniences around the Soi 64 corridor, and the original development included retail units. But tenants change, and a café described in a decade-old review may not be there under the same name today. Walk the area at the times you would normally use it. If commuting without a car is essential, test the route to your workplace rather than relying on generic travel-time claims. The building's address is fixed; its usefulness depends on where you need to go.
Drivers face a different trade-off. The original development reviews describe 544 parking spaces, or roughly one space for every three residential units, not a space assigned to each owner as a matter of course. That figure is enough to raise the right questions, but not to determine current availability. Obtain the actual parking rules: whether a sticker is issued, whether spaces are shared, what happens to second vehicles and how the situation feels when residents return in the evening. Nearby arterial roads and expressway access can be convenient, yet units facing traffic may hear more noise. Inspect the apartment with the windows both open and shut. A quiet pool-facing unit and a road-facing unit should not be valued as if they were interchangeable.
The resale market offers a useful range of reference points, but it is easy to misuse them. On PropertyHub, a 24.2-square-metre studio was advertised for THB 1.43 million on 11 September 2026. Other September advertisements included approximately 34-square-metre one-bedroom units around THB 2.15–2.55 million and 45-square-metre two-bedroom units around THB 3.39–4 million. These are asking prices, not verified closing prices, and listings can be duplicated or withdrawn. The THB 1.43 million figure is a lower anchor among specifically identified offers, not a promise that the apartment is still available on the day you enquire. Prices, inclusions, occupancy and transferability have to be confirmed against the individual unit.
There is good reason for two apartments in the same project to command different prices. Orientation, floor, outlook, refurbishment quality, the condition of bathrooms and kitchens, air-conditioning, included appliances and the seller's urgency all affect a resale discussion. Legal status can be just as material. Advertisements distinguish between Thai and foreign ownership quotas; a cheap Thai-quota unit is not necessarily available for an immediate foreign freehold transfer. Ask for the condominium title details and clarity on the current ownership status before treating an asking price as comparable with a foreign-quota apartment. It is an avoidable mistake to negotiate the price first and discover that the desired transfer structure is not available.
For eligible foreign buyers, Thai condominium law allows freehold ownership within the foreign ownership ceiling of 49% of the total condominium unit area. This is an area-based restriction, not simply a count of units. A certificate from the condominium's management or juristic person is required in the transfer process to confirm that the quota permits the transaction. An agent's label of 'foreign quota' is useful preliminary information but not a replacement for that document. If the unit cannot be transferred as foreign freehold, a lease arrangement may be offered instead; leasehold is a time-limited contractual right, not the same asset as freehold title. The contract, registration requirements, funding trail and buyer eligibility need proper checks before any deposit becomes non-refundable.
Running costs should be estimated from records rather than a portal calculator alone. Older project reviews and current property profiles refer to a common-area maintenance rate of THB 45 per square metre per month, while a recent studio listing specifies THB 1,080 per month for a 24-square-metre unit. Those figures establish useful reference points, not a guarantee of the next invoice. Request a current maintenance statement, a debt-clearance certificate and any notices of extraordinary assessments. Pools, gardens, pumps, lifts and security services all require money over time. An old brochure's sinking-fund payment may have applied to first transfers and should not be assumed to recur automatically on a resale. Taxes and transfer fees depend on the transaction and the documents, so both sides should agree who pays what.
Rental demand is plausible because this is a functioning residential complex near the BTS, with small layouts that fit many single occupants and couples. Still, an attractive rental advertisement is not proof of achieved income. September 2026 asking rents on PropertyHub included studios around THB 9,000–10,000 a month and one-bedroom apartments around THB 12,000–15,000. A landlord must allow for vacancies, agent fees, regular maintenance, furniture replacement, repairs and the effort of managing tenants. Building rules and the intended lease term also matter. A generic gross-yield badge cannot tell a buyer what remains after costs, especially if the particular apartment needs a substantial refresh before its first tenancy.
The best due diligence for Del Ray combines an ordinary property viewing with document work. Confirm the seller's title and identity, any mortgage or other encumbrance and how it will be discharged, the status of maintenance payments and the furniture inventory to be transferred. If the unit is rented, establish the tenancy, deposit obligations and vacant-possession arrangements. Then test air-conditioning, plumbing, water pressure, drainage, windows and the sounds that enter the room. Walk through shared hallways, check lift operation and look at the pools and parking on a normal day. The condition of one freshly renovated apartment cannot, by itself, establish the condition or financial health of an eight-building condominium.
This project is best understood as an existing low-rise community with a substantial leisure area and a broad resale inventory at comparatively accessible ticket sizes. It may work well for someone comfortable with compact accommodation and a BTS-oriented routine. It is less naturally suited to a large family needing generous interior space, a household expecting multiple guaranteed parking spaces, or someone particularly sensitive to road noise. There is no single verdict for every unit in eight buildings. Buyers get the strongest answer by matching the exact apartment, its legal transfer status and its physical condition to a realistic budget and daily routine. That is the opportunity and the limitation of a mature resale market: there is plenty to inspect, and little excuse for buying on a brochure alone.
Ownership format
Foreign freehold is possible within the 49% ceiling measured by total condominium unit area. The condominium juristic person must confirm quota availability for the individual transfer; leasehold is a different, time-limited right.
Unit types & sizes
Compact accommodation for a single occupant. Pay close attention to storage, kitchen placement, laundry space and the air-conditioning unit. Some listings label similarly sized rooms as one-bedroom homes, so follow the actual plan rather than the listing filter.
Typically more practical for a couple or one long-term resident, provided the bedroom is genuinely separated. A few 26–27 sqm listings also use the one-bedroom label; confirm the partition layout in the actual unit.
Two separate rooms within a tight overall footprint. Check usable furniture space, storage and shared living space rather than assuming a conventional family-sized two-bedroom layout. Some 45 sqm listings have only one bathroom.
The original range spans studios around 24–26 sqm, conventional one-bedroom layouts around 30–34 sqm and two-bedroom homes around 44–45 sqm. Resale listings sometimes classify smaller rooms differently; verify each unit's actual layout and title documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
