The location works for southern Phuket living, with Nai Harn, Yanui, Chalong and Promthep Cape in the wider area. Rawai waterfront itself is not a conventional swimming beach, so buyers should separate a coastal address from a beach-at-the-door lifestyle.

Substantial villa formats

Current and historical resales document five- and six-bedroom villas with 434 sqm of internal area on 736 sqm plots. These are verified individual examples rather than proof that every home in the estate follows the same plan.

Established resale stock

Completion dates to 2004, making present-day condition more important than original specifications. Renovation quality, systems and maintenance history can materially change both the purchase decision and the post-completion budget.

The Green Hill Residence is a small completed villa estate in Rawai, on the southern side of Phuket. Multiple project profiles describe a nine-home community completed in January 2004. That immediately defines the buying context: this is established resale housing rather than a new launch with standard specifications, staged payments and developer handover procedures. The individual villa matters more than the brochure-level description of the estate, because more than two decades of maintenance, renovations and owner decisions can create significant differences between otherwise similar homes.

Rawai works well for buyers who deliberately want to live in southern Phuket. The area combines a waterfront setting with restaurants, local services and relatively convenient access to Nai Harn, Yanui, Promthep Cape and Chalong. The distinction between Rawai waterfront and a conventional swimming beach is worth making early. Rawai itself is better known as a working waterfront and local dining area than as the type of sandy beach where residents spend every day swimming. Buyers prioritising a classic beach-at-the-door lifestyle will generally look towards nearby bathing beaches instead.

Scale is one of the clearest features of the estate. Nine homes is a very different proposition from a master-planned villa compound with dozens or hundreds of units. Public project profiles consistently show a communal swimming pool, parking, 24-hour security and CCTV. They also report a pet-friendly policy. The shared amenity package is therefore functional rather than resort-heavy: the value proposition is centred on individual villas and a low-density residential setting, not an extensive clubhouse, dining, wellness or family-entertainment programme.

Current resale stock provides a useful picture of the type of house that exists inside The Green Hill Residence. One active listing checked for this dossier offers a five-bedroom, seven-bathroom home with 434 sqm of internal area on a 736 sqm plot, arranged over three storeys and offered fully furnished at THB 25 million. An earlier six-bedroom resale showed the same 434 sqm internal area and 736 sqm land plot. A separate short-stay villa documented inside the estate shows that smaller configurations also exist, with three bedrooms and roughly 180 sqm. These are verified examples, not an official schedule of all nine original homes; no complete developer-issued unit matrix was located in the public record.

Age changes the due-diligence priorities. In a property completed in 2004, finishes and furniture are only the visible layer. Roof condition, waterproofing, electrical systems, plumbing, drainage, air-conditioning, windows, pool equipment and previous renovation work can materially affect the cost of ownership after completion. Two villas with similar headline areas may require very different budgets once an engineer or experienced inspector looks beyond the presentation. For this reason, a physical inspection and renovation history matter considerably more here than they would in a newly handed-over villa with standardised specifications.

Ownership also has to be checked house by house. This is a landed villa development, not a condominium where the foreign freehold quota offers a standard ownership route. As a general Thai rule, foreigners cannot directly own land except in narrow statutory circumstances. One historical listing within the estate stated a Chanote land title and corporate land ownership, while the current five-bedroom listing does not state a land-title or ownership field. That historical record cannot be extrapolated to the other eight homes. The selected property's land title, registered landowner, building ownership, encumbrances and legally suitable transaction structure all need their own document review.

The street address is another area where public data is inconsistent. Hipflat uses 183/16–17 on Highway 4030, accommodation listings for a villa inside the estate use 90/4–5 Moo 6, and another map/business record shows 90/14 Moo 6. The records point to the same Rawai residential area, but there is not enough primary evidence to select one house number as the official address for the whole development. The registry therefore uses Highway 4030, Rawai, Mueang Phuket as the public location line, while the coordinates are intentionally treated as an area-level locator rather than a cadastral pin for a specific plot.

Because there are only nine homes, resale stock will naturally be sporadic. A single active THB 25 million listing is useful as a current lower market anchor, but it is not enough to establish a reliable project-wide average. A sensible valuation exercise should compare the selected house with both historical transactions inside The Green Hill Residence and similar Rawai villas of comparable age, plot size, condition and renovation standard. A simple price-per-square-metre calculation would miss a large part of the value in this property type, where land, pool, privacy and the quality of previous upgrades can matter as much as internal floor area.

The original developer could not be verified from the public record reviewed for this dossier. For a 2004 resale estate, that is an archival gap rather than something that should be filled by guessing from the project name or present-day agents. The buyer's practical due diligence now sits with current documents: who is registered as owner of the land and building, what encumbrances appear on title, who administers the common area and what legal basis exists for recurring charges. An unknown original developer does not automatically make a mature resale property problematic, but it does mean older approvals and subsequent structural changes should be checked from documents rather than assumed from a project profile.

There is also no current estate-wide fee schedule in the sources. One historical six-bedroom listing quoted a THB 7,000 monthly common-area charge, but that number cannot be carried forward to today's five-bedroom listing or treated as standard for all nine homes. Charges and management arrangements can change over two decades. A buyer should obtain the current statement for the specific villa, including recurring fees, any seller arrears, what common-area maintenance is actually covered and whether additional contributions have been approved or discussed.

The documented short-stay villa inside the estate shows that at least one home has been used for visitor accommodation. It does not prove that every owner can operate the same model without restriction. Short-term accommodation in Thailand can engage separate licensing requirements, while a private estate may also impose its own rules. For an investment buyer, rental use therefore needs a separate compliance and management check rather than a revenue assumption based on an existing accommodation listing.

For the right buyer, the estate is relatively easy to understand. It offers a substantial home in an established part of southern Phuket, a small residential community and basic shared facilities. It is less suitable for someone expecting new-build warranties, a large resort amenity package or a straightforward condominium-style foreign ownership structure. The decision ultimately comes down to the individual villa: if its technical condition, land documents and transaction structure check out, the nine-home setting and Rawai location can be assessed on their own merits rather than through marketing promises.

Exit planning deserves the same property-specific approach. With only nine villas, there is unlikely to be a deep pool of directly comparable units for sale at any one time, so project-level price history will always be thinner than in a large condominium. A future seller will compete not only with other homes in The Green Hill Residence but with the broader Rawai villa market. Renovation quality, access, usable plot configuration, clean land and building documentation, and an asking price that makes sense against nearby alternatives are likely to matter more than the estate name alone.
