Why this project is worth a look

35 villas, not hundreds

East is a distinct 35-home villa phase inside the larger Rawayana Beachfront Village. Buyers get the privacy of a house while still sitting within a more active waterfront ecosystem rather than relying only on a small internal clubhouse.

150 metres to shore

Phuket9's current page gives a 150 m beach distance. Older material uses shorter numbers, so we do not turn them into a promise; the relevant point is the Rawai Beach Road setting and the ability to inspect the actual route from the selected villa.

Substantial floorplates

The official price list gives A–H building areas of 295, 312, 339, 382, 406, 317, 314 and 326 sqm. Most are three-bedroom layouts, while Type E has four bedrooms; private pools and usable rooftop terraces are part of the current developer specification.

Village infrastructure

Rawayana Beachfront Village adds a kids park, school, mall, cafes, restaurants and service uses around the villas. That can make daily life and rental stays easier, although it also creates a busier environment than a secluded standalone villa estate.

Checkable stock

Phuket9 publishes a villa-by-villa price list with type, bedrooms, bathrooms, building area, land area and sales status. On 2 Sep 2026 FazWaz showed the same lower pricing level and eight available homes, giving buyers a useful cross-check against the primary sheet.

About the project

Rawayana Villas is the 35-villa component of the wider Rawayana Beachfront Village in Rawai, southern Phuket. Older project databases and sales pages usually call it Rawayana Villas, while Phuket9's current developer site presents the same 35-home phase as Rawayana East Villas. The identification is stronger than a name similarity: the unit count, A–H villa types, developer, location and current pricing line up. This dossier therefore covers the East phase behind the master row. Rawayana Villas Central, which Phuket9 now describes as an 18-villa product, and the operating West/Central Park hospitality villas are separate parts of the Rawayana ecosystem and are deliberately excluded.

The site is in Rawai close to Rawai Beach Road and the waterfront zone. Phuket9's current East Villas page gives a beach distance of 150 metres. Earlier Phuket9 material and the FazWaz profile use shorter figures — 30 metres or roughly 0.1 km — so it would be careless to repeat a fixed '30 metres to the sea' promise. The freshest developer figure, 150 metres, is the safer public reference, while the actual walking route from a selected villa should be checked on site. FazWaz's project Street View resolves to 7.774501, 98.3232967. We use a 300-metre geo radius because the new phase does not have the same clean public postal address as the already operating Rawayana hospitality villas.

Sales availability is currently concentrated. On 2 September 2026 FazWaz displayed eight homes for sale with a lower asking level of THB 25.894M. Phuket9's official price-list PDF, checked visually from the original sheet, also records eight available villas, alongside 24 sold and three on hold. Every visibly available line in that sheet is Type D. Four Type D villas are priced at THB 25.894M, with four further published prices of THB 26.598M, THB 26.829M, THB 27.060M and THB 27.412M. None of that should be read as a stock guarantee. Before reservation, the buyer needs a fresh availability sheet showing villa number, land parcel, status and price on that exact date.

The design catalogue is broader than the remaining stock. Phuket9's price list contains eight villa types: A, B, C, D, E, F, G and H. Almost all are three-bedroom, three-bathroom layouts; Type E is the four-bedroom, four-bathroom exception. Building areas printed in the official sheet are 295 sqm for A, 312 sqm for B, 339 sqm for C, 382 sqm for D, 406 sqm for E, 317 sqm for F, 314 sqm for G and 326 sqm for H. Plot sizes vary even within a type. Rather than turning those lines into newly calculated ranges, the unit cards below retain the actual plot sizes printed in the source.

There is an important documentation inconsistency on Phuket9's current East Villas page. It labels the project as 'land area from 295 sqm' and 'unit area from 200 sqm'. The line-by-line official price list presents a different relationship already at Villa A1: 295 sqm of building area and 200 sqm of land, with separate values for the other types. That also matches the published Type D listings, which state 382 sqm of building area. We do not silently fix the developer's webpage or average anything. The registry's unit cards use the official price list attached to individual villa numbers, and the label conflict remains explicitly unconfirmed. The selected home's approved plan and land-title documents should settle the figures before contract signing.

The product is more than a bare shell with a pool. Phuket9's current East page identifies private pools, covered parking, functional rooftop terraces and furnished delivery. The wider Rawayana project page goes further, describing turnkey villas with completed interiors, furniture, household appliances, curtains, bedding, tableware and a small garden. That makes the specification schedule commercially important. A buyer should not rely on renderings or the phrase 'fully furnished'; the contract annex should state brands, models, quantities and finishes for appliances, furniture, sanitaryware, external surfaces and relevant building systems.

The second layer is the broader Rawayana Beachfront Village environment. Phuket9 currently highlights Rawai Kids Park, the Rawai Park Language School with a Cambridge curriculum for ages 5–16, MixxMall Rawayana, Love Rawai Cafe, Jai Laxmi cafe, Peshwa Indian Restaurant and other lifestyle or wellness uses around the development. The masterplan is meant to combine residential, hospitality, retail, food, family and service functions. That creates a more active, destination-style setting than a purely private gated villa estate. It can be convenient for families and rental guests, but buyers seeking maximum quiet and very little visitor traffic should spend time in the area rather than assuming a secluded resort atmosphere.

Construction is still marked as under way on Phuket9's live project page. Timing is less clean. FazWaz gives an October 2026 completion for the villa project, while Phuket9's current B2B material places completion of Rawayana Beachfront Village in Q1 2027. We use Q1 2027 in the registry because the primary source has priority, but this does not prove that every East villa will hand over on the same date as the wider village. The selected villa's sale agreement needs its own handover deadline, any permitted grace period, delay remedies and acceptance process. A master-development completion date and a contractual villa handover date are different things.

The published payment schedule is clear about percentages but vague about the middle triggers. Reservation is THB 200,000; 30% follows 30 days after contract signing; then come 15%, 15% and 20%; the final 20% is due at handover. Unlike milestone plans that explicitly tie each instalment to foundations, structure or fit-out, the Rawayana project profile simply labels the middle payments as second, third and fourth instalments. A buyer should not infer construction milestones that are not written. The contract should identify calendar dates or objective completion events, the evidence required for each call and what happens if construction progress lags behind the payment schedule.

Land tenure is the most important unresolved legal point for a foreign buyer. We did not find a public East Villas title document or a specific to the project document that clearly states how the land is conveyed or leased to a non-Thai purchaser. Under the general Thai framework, a foreign individual cannot ordinarily take direct personal ownership of villa land, except through narrow statutory exceptions; a registered long-term lease is generally capped at 30 years. The transaction therefore needs a document-level review of the landowner, title deed, ownership of the building, draft lease, Land Office registration, succession and any renewal wording. Nominee-shareholding structures intended to circumvent Thai land law are not treated as a recommendation here.

Phuket9 also markets a 60/40 rental-pool model for Rawayana with Hotels9 management. That describes a revenue-sharing structure, not a verified guaranteed return. The management agreement matters more than the headline split: buyers need to know what revenue enters the pool, which operating costs are deducted first, how owner-use periods are treated, who funds repairs and furniture replacement, whether participation can be terminated and how management charges may change. An owner planning to use the villa personally may care about those clauses as much as an investor; for a yield-focused buyer, the 60/40 headline is meaningless without the calculation base and expense waterfall.

Rawayana Villas ultimately stands out through a combination of substantial villa floorplates, private pools, usable rooftop space and a growing waterfront service environment in Rawai. It is not a project to buy by name alone. Rawayana now contains several distinct property products, and the legacy 'Rawayana Villas' label coexists with Phuket9's current 'Rawayana East Villas' naming. Before paying a reservation deposit, six items should sit in one document pack: the exact villa number, approved building and land areas, contractual handover date, fresh availability and price, the legal land/structure arrangement, and the full Hotels9 management agreement if rental participation is intended. Once those are aligned, the purchase is understandable; without them, the masterplan leaves too many variables open.
