A real building to inspect
Completion in 2021 means the investment case can be based on what is physically there today. Buyers can inspect the apartment, pool, circulation areas, parking and building management rather than relying on renderings. In a small condominium, maintenance standards and juristic-office discipline can have an outsized effect on the ownership experience, so the building-level inspection matters as much as the unit itself.
Low absolute entry price
The project is built around compact studios and one-bedroom apartments rather than large family units. That keeps the ticket size relatively accessible for Rawai, but 25–37 sqm has practical limits. The same layout can work well for a single resident, a couple or seasonal use and feel cramped for two full-time remote workers, so furniture placement and storage deserve a real inspection.
Southern Phuket lifestyle
Rawai Beach is within walking distance according to current accommodation listings, while Nai Harn, Ya Nui and Promthep Cape sit within the broader south-Phuket catchment. The attraction is the everyday Rawai environment rather than resort isolation. Buyers should still distinguish between being near the seafront and having a conventional swimming beach on the doorstep; those are not the same proposition.
Costs are visible
Published project data consistently shows a common-area fee of THB 60 per sqm per month, and a THB 600 per sqm sinking-fund contribution is also reported. That gives a useful starting point for ownership budgeting. A resale purchase still needs a current juristic-office statement because fees, arrears and planned capital works can change after the original developer handover.
Tenure is unit-specific
Foreign Quota and leasehold listings coexist in the same project. A buyer who wants registered freehold title in their own name should treat quota confirmation as an early filter, not a closing-stage detail. Once tenure is clear, price, floor, view, furnishings and rental strategy can be compared on a like-for-like basis.
About the project
Rawai Beach Condominium is a completed low-rise project in southern Phuket, and the first job for a buyer is to identify it correctly. Phuket's official EIA database records a project named Rawai Beach Condominium under Nai Harn Beach Condominium Company Limited, with an approval letter dated 19 July 2019. ZmyHome and the main property portals converge on the same core specification: one five-storey building, 79 units and completion in 2021. That profile is materially different from two nearby developments with confusingly similar names. Rawai Beach Condo is generally shown as a 62-unit project completed in 2016, while Nai Harn Beach Condominium is a separate seven-storey, 85-unit scheme completed in 2015. The distinction matters because search results, resale ads and scraped project databases can easily cross-reference the wrong building when the names are shortened.
This is now a resale-led market rather than a fresh developer launch. The original unit mix was simple: studios of roughly 25 sqm and one-bedroom apartments around 36 sqm. Current listings also show one-bedroom units at 37 sqm, so a buyer should use the title deed and sale contract for the registered area rather than relying on a portal template. As of 15 September 2026, the visible lower end of the market is around THB 2.2M for a 25 sqm studio. One-bedroom units have recently appeared from roughly THB 2.4M–2.5M, with higher asking prices for different floors, views, furniture packages, condition and ownership status. Some project pages still repeat the original sales message of a 7% guaranteed return for three years. That is legacy marketing, not a current underwriting assumption. A 2026 buyer is purchasing a specific completed unit and should model rental income from today's achievable rents, costs and management terms instead of carrying an old launch incentive into the investment case.

The location is easier to verify than many older Phuket projects because the building is mapped as a distinct apartment block in OpenStreetMap at 7.76917, 98.31451. Official and commercial address records place it in Moo 6, Rawai, Mueang Phuket. DDproperty uses Route 4030 in its project address, while ZmyHome references the Wiset Road area; individual short-stay listings use unit addresses such as 111/35 and 111/45. Those apartment numbers are useful corroboration but should not be promoted to the project's legal street address without the condominium registration documents. Booking listings describe Rawai Beach as about an eight-minute walk, and owner descriptions put it at roughly 500 metres. In practical terms this is a south-Phuket location oriented toward Rawai, Ya Nui, Promthep Cape and Nai Harn rather than the west-coast nightlife corridor or central Phuket. A buyer who expects to live here should test the exact walking route and traffic pattern at the times that matter to them, because map distance alone does not describe day-to-day convenience.
The common facilities are modest and broadly consistent with the size of the development. Multiple project databases list a communal swimming pool, gym, parking, 24-hour security and CCTV; ZmyHome also lists a lobby, while fuller marketing descriptions add a garden and children's play area. A separate rooftop pool appears in some syndicated descriptions but is not repeated consistently elsewhere, so it is better treated as something to inspect rather than a confirmed second pool. Ongoing costs are more decision-relevant. ZmyHome and KaiBaanThai both show a common-area fee of THB 60 per sqm per month, and KaiBaanThai also reports a THB 600 per sqm sinking-fund contribution. Those figures are useful reference points, but a resale buyer should obtain an up-to-date statement from the condominium juristic person covering current rates, any arrears attached to the unit, building rules and planned major works.
Ownership needs to be checked at unit level. Thai condominium rules allow foreign freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. Current Rawai Beach Condominium listings include apartments explicitly marked Foreign Quota as well as leasehold offers. That means two similar units in the same building can carry different legal rights and different resale appeal. Before paying a reservation deposit, a foreign buyer should ask for the unit title deed, written confirmation of foreign-quota availability from the condominium juristic person, an arrears statement and a clear transfer-payment schedule. Because the building is already completed, the most useful due diligence is concrete rather than promotional: inspect the actual apartment, the common areas, the juristic office records and the transfer documents. The project can be assessed as a real operating property today, which is a stronger basis for a decision than the launch-era promise of future amenities or returns.
Ownership format
A foreign buyer may own a condominium unit freehold only while foreign ownership remains within the statutory 49% area quota for the building. Current Rawai Beach Condominium listings include both Foreign Quota units and leasehold offers, so tenure cannot be inferred from the project name; it must be verified for the selected unit with the condominium juristic person and transfer documents.
Unit types & sizes
The smallest format in the project and currently the lowest-priced part of the resale market. It can suit a single resident or a couple prioritising location over interior space. Current listings include leasehold studios, so buyers should verify tenure before comparing a low asking price with Foreign Quota alternatives.
A more workable long-stay layout, with a separate bedroom while keeping the overall footprint compact. Resale supply includes both 36 and 37 sqm units across different floors and outlooks. Because Foreign Quota and leasehold listings coexist, tenure should be normalised before using asking prices as direct comparables.
Original project profiles show 25 sqm studios and 36 sqm one-bedroom units. Current resale stock also includes 37 sqm one-bedroom apartments; registered area, unit number and tenure should be checked against the documents for the specific property. - A few aggregators display 17 or 19 units, while the official project identity and several independent project records point to 79 units. We use 79; the lower figures appear to be aggregation errors, but the condominium registration should still be reviewed for a transaction.
- Legacy marketing pages mention a 7% guaranteed return for three years and sometimes a separate rooftop pool. No current 2026 contract supporting that return was found, and the second pool is not consistently described, so neither point should be relied on without direct verification.
