About the project

The Qastle Rawai is a small completed pool-villa estate in Rawai, on the southern side of Phuket. The core identity is unusually consistent across the stronger property databases: FazWaz, DDproperty and PropertyScout all point to the same Rawai project, nine villas and 2023 completion, with FazWaz specifying January. That matters because buyers are not being asked to underwrite a future construction programme. They can inspect individual homes, see the immediate neighbours and evaluate the physical estate as it operates today. The nine-home scale also changes how the market should be read: there may only be one or two genuine resale choices at a time, so a single oversized or heavily upgraded villa can make the visible price and size range look broader than the original development concept.

The estate is better understood as a gated collection of private homes than as a resort compound built around extensive communal amenities. DDproperty lists 24-hour security, CCTV, parking and a swimming pool; FazWaz confirms the security elements, while live villa listings repeatedly show private pools, gardens and furnished interiors. The safest interpretation is therefore that the pool attached to a resale home is a villa-level feature unless the specific common-area plan proves otherwise. In a nine-unit estate, day-to-day value will usually depend more on the exact house, privacy from adjoining plots, access, drainage, pool condition and the quality of estate management than on a long brochure list of shared facilities.

Public resale stock gives a useful current price anchor. A four-bedroom villa is offered around THB 27.6M with 345 sqm of internal area, while a six-bedroom home is marketed around THB 39.92M with 400 sqm of internal area and a 499 sqm plot. Both are presented as part of The Qastle Rawai and both are tied to the January 2023 completion date. These numbers should not be treated as a developer price list. They are asking prices for specific completed homes, and the gap can reflect plot, bedroom count, fit-out, maintenance, privacy, view and the legal arrangement attached to the land. As of 15 September 2026, THB 27.6M is a lower visible market anchor rather than a promise that every villa in the estate is available at that level.

The unit history is less tidy than the project identity. Weal Done Studio, which published an architectural case study, describes nine private villas with four- to five-bedroom layouts and areas of roughly 350–480 sqm. Its page carries the year 2020, which is more plausibly read as an architectural or design-stage date than the estate's completion, given the consistent 2023 completion data elsewhere. Current resale portals also show a six-bedroom home. Kinnara goes further, describing single-storey four-bedroom houses and larger two-storey five- to six-bedroom variants with areas that do not align neatly with the architect's case study or the FazWaz resale cards. The sensible buyer conclusion is not that one source must be entirely wrong; it is that the estate contains house-specific configurations and later marketing descriptions that should not be forced into a single generic floor-plan table.

The location is much clearer. DDproperty and accommodation platforms identify the estate at 777 Soi Suksan 1, Rawai, Mueang Phuket, Phuket. A Kinnara listing for The Qastle Rawai publishes coordinates of 7.8018, 98.3194. There is a minor postcode conflict between 83100 and 83130 in different sources, so the street address and coordinates are more useful identifiers than the postal code. The site sits in south Phuket within the broader Rawai–Chalong residential zone. One broker describes roughly five minutes by car to Chalong Circle and Chalong Pier, about ten minutes to the Rawai seafront and fifteen minutes to Nai Harn; those are best treated as off-peak orientation points rather than fixed travel times.

Developer attribution requires more caution. Weal Done Studio says the housing was developed by King's Land Property, and that is the only reasonably specific project-linked developer name found in the research. FazWaz leaves the developer field blank and DDproperty shows N/A, while no primary corporate page or Thai legal entity could be independently tied to King's Land Property and this estate with enough confidence to treat it as the verified contracting developer. For a completed resale project, this limitation does not prevent useful due diligence, but it changes the emphasis. A buyer should establish who owns the selected villa and land today, who is signing the sale agreement, what title rights are registered and whether the physical house matches the legal documents, rather than relying on a historical brand label.

Foreign-buyer ownership also needs to be handled at property level. Some listings use the word freehold and one current villa listing references a Chanote land title, but neither statement by itself means a foreign individual can simply take the land title in their own name. Thai rules allow foreign land ownership only under narrow statutory exceptions; the more common villa structure for an ordinary foreign buyer involves separate building rights and a registered land lease or another lawful arrangement that must be checked in the actual documents. Nominee company structures should not be treated as a shortcut. The public sources do not establish one uniform foreign-buyer tenure structure across all nine Qastle homes, so the ownership route has to be confirmed for the selected villa rather than inferred from the project name.

The same address is actively used for villa rentals, including accommodation listings and a six-bedroom rental advertised through DDproperty. That is useful evidence that at least some homes function as rental properties, but it is not evidence of a project-wide yield and certainly not a guaranteed return. A large four- to six-bedroom pool villa can command a high nightly or monthly rate while still carrying substantial running costs. A serious rental model would need the actual home's operating history, legal ability to run the intended rental format, management contract, staffing and housekeeping costs, pool and garden maintenance, utilities, vacancy and taxation. Without those inputs, rental headlines are marketing context rather than investment performance.

For a buyer, the strongest argument for The Qastle Rawai is practical rather than promotional: it is completed, small, and offers unusually large living areas in an established south-Phuket residential district. The selected property can be inspected for noise, road access, drainage, pool equipment, roof condition, air-conditioning, furniture and privacy instead of relying on a showroom. The trade-off is that developer transparency and project-wide technical documentation are weak in public sources. The cleanest buying process therefore starts with the exact resale villa and its title documents, then moves to technical condition and recurring costs, and only afterwards compares the asking price with other large villas in Rawai and Chalong. For a mature nine-home estate, that bottom-up approach is more informative than trying to reconstruct a perfect original brochure years after completion.
