Why this project is worth a look
Family-scale space
The core Manor layouts are single-storey three- and four-bedroom villas with a large living zone, private pool, garden and two-car covered parking. That is a practical long-stay format: fewer stairs, a direct relationship between the living room and terrace, and enough separation for family bedrooms, guests and a home office.
Useful island access
Si Sunthon trades beachfront walkability for easier driving between Bang Tao, Thalang, Route 402 and Phuket Town. HeadStart, major retail and the west coast sit within everyday driving range, which can matter more to a resident with school runs and weekly routines than being physically close to the sand.
Amenities beyond the pool
A private pool comes with the house, while JitMax adds a clubhouse layer with gym, coworking, spa, restaurants and a playground; security and CCTV are repeated across market profiles. If those facilities are fully operating and well managed, they make the estate easier to live in without turning the villa into a hotel-style product.
Lot-level due diligence
Manor is not a project where the headline price tells the whole story. Different phases and listings vary by plot, furniture, completion status and tenure structure. The best buying decision starts with the exact villa number, land title, contract party, build status and included specification, then works back to whether the broader project fits.
A visible resale market
By September 2026, Manor has active sale and rental listings in addition to developer-facing material. That gives buyers useful real-world price references. It also means some apparent “project inventory” may actually be resale or assignment stock, so the seller, contract structure and handover history need to be identified before comparing offers.
About the project
Manor Phuket is a low-rise private-pool villa community in Si Sunthon, along Ban Khao Lan–Ban Bangjo Road in Thalang. For this dossier, Manor Phuket means the 44-villa project card that FazWaz and several related marketplaces keep separate from Manor Phuket Phase 2 Arcadia, which has 19 villas, and Manor Phuket Phase 3 Luxe Zone, which has 23. That distinction matters because the phases have different inventory, delivery timing and product mixes. JitMax Group’s current corporate site, however, markets a broader Manor estate as 76 units across 45 rai. The cleanest way to read the evidence is therefore to treat 44 units as the scope of the specific Manor Phuket project record used here, not as an unquestionable count for every home being developed under the wider Manor name.
The product is aimed at people who want a house rather than a resort apartment. JitMax currently highlights two core single-storey layouts: Type S1 at about 345 sqm with three bedrooms and an optional fourth bedroom, and Type S2 at about 359 sqm with four bedrooms. Ceiling heights are advertised at up to 4.8 metres. Older marketplace pages also retain larger Manor layouts under several other type letters, but their phase allocation is not consistent enough to merge safely into this parent record, so the unit mix below stays with S1 and S2. In daily use, the formula is straightforward: a large living and dining zone, private pool and garden, outdoor terrace, and covered parking for two cars. It is a family-house format designed for longer stays and full-time living rather than a compact holiday product.

The setting is inland Si Sunthon rather than beachfront Bang Tao. That changes the value proposition. Residents normally drive to the west-coast beaches, but they gain more direct access to the island’s everyday network of schools, supermarkets, sports facilities, clinics and the north-south Route 402 corridor. SunwayEstates’ August 2026 location guide places HeadStart International School’s Cherngtalay campus at roughly five minutes by car, Porto de Phuket at around twelve minutes, Bang Tao Beach at about fifteen minutes and Phuket International Airport at about twenty-five minutes. Those travel patterns are more relevant to a household choosing a primary Phuket base than the broad marketing label “Bang Tao.” The address also keeps Royal Phuket Marina and Phuket Town within practical driving range.
The shared amenity layer is more ambitious than a basic gated estate. JitMax describes dual entrances and a clubhouse environment with a gym, spa, restaurants, coworking space and a family playground; project portals also consistently list security, CCTV, parking and landscaped common areas. Each villa already has its own pool, so the communal facilities are not a substitute for private leisure. Their real value is convenience: somewhere to train, work away from the house, meet neighbours or give children another space outside the villa. For an owner staying for months rather than days, the crucial questions are operational rather than promotional — which facilities are open now, who manages them, what service level is actually delivered, and what maintenance charges apply to the specific villa.
Delivery status needs a cautious reading as of 2 September 2026. FazWaz still presents Manor Phuket as off plan with completion scheduled for September 2026, while LivePhuket already marks the same 44-unit project as completed in September 2026. Other pages carry older December 2025 timing, and another Manor sales page gives only 2026. Because these are not reconciled by a dated developer construction notice, this record keeps the conservative status of under construction with expected completion in September 2026. A buyer should verify the actual home rather than rely on the project banner: internal finishes, road and utility completion, snagging, handover paperwork and any outstanding common facilities can all be at different stages even when a portal flips the project to “completed.”
Pricing has the same project-versus-unit issue. FazWaz shows a current lower project anchor of THB 22.9 million, and an August-updated Dot Property listing within Manor Phuket offers a roughly 345 sqm four-bedroom villa at that price. Other channels show different figures because they mix developer stock, assignments, resales, furniture packages, plot sizes and phases. THB 22.9 million is therefore useful as a live market floor, not as a guaranteed developer price for a generic Manor villa. Before comparing one offer with another, buyers need the villa number, plot size, included furniture and appliances, build status, transfer costs, maintenance liabilities and the land/structure ownership package. Two homes with the same bedroom count can be materially different transactions.
The ownership structure deserves particular attention for foreign buyers. Thai law does not normally allow a foreign individual to register the land beneath a villa in their own name. The building can be dealt with separately from the land, and a registered land lease of up to 30 years is one lawful route, but the exact documentation must be checked for the selected plot. Some Manor listings refer to company ownership, yet a “company freehold” label should never be accepted as a shortcut: nominee Thai shareholders are not a lawful solution to foreign land restrictions. Due diligence should establish the title deed, registered landowner, mortgages or other encumbrances, the buyer’s rights to the building, and the precise land-use or lease rights before any large payment is made.
Manor Phuket makes the most sense when the buyer values house-scale space and central-north Phuket convenience over beach walkability. A family with a car, school runs and regular trips between Bang Tao, Thalang and Phuket Town can use the location well. The single-storey plan is easier for day-to-day living than a multi-level villa, three to four bedrooms create a realistic separation between family, guests and work space, and a private pool and garden deliver the privacy many condominium buyers eventually start looking for. The trade-off is that the Manor brand has evolved through multiple phases and marketplace records do not always agree on where one phase ends and another begins. Selecting a specific villa with a clear plot, contract, ownership structure and physical completion status matters more here than buying the project name in the abstract.

Ownership format
A foreign individual cannot normally register the villa land in their own name. The land and building structure must be confirmed for the selected lot; one lawful route is a registered land lease of up to 30 years with separate rights to the building.
Home types & sizes
The core family layout with three bedrooms; JitMax states that a fourth bedroom can be added for an extra charge. It is a single-storey house centred on a high-volume living area, pool terrace and private outdoor space.
The four-bedroom option gives a family more flexibility for guests or a dedicated work room. JitMax currently quotes about 359 sqm and ceilings up to 4.8 metres; plot size, fit-out and price still depend on the selected villa.
Marketplace pages also retain larger C, D, L and E layouts under the Manor Phuket name, but their allocation between the 44-villa parent record and separate phases is inconsistent. To avoid mixing Manor Phuket with Phase 2 Arcadia and Phase 3 Luxe Zone, the cards above keep only the S1 and S2 types currently highlighted by JitMax.
