Only four homes

Silva's defining feature is its tiny scale rather than a long amenity list. Four villas mean very little internal traffic and only a handful of neighbours, but they also make the remaining choice fragile: one sale materially changes available stock. A buyer should therefore assess the exact plot early instead of assuming that several equivalent homes will still be available later.

A liveable layout

The confirmed three-bedroom design uses two floors to separate part of the sleeping accommodation from the main social space. Living, dining and kitchen areas connect directly to the pool on the lower level, while the upper floor is more private. Utility space, built-ins and two covered parking spaces make the house credible for year-round family use rather than merely photogenic as a short holiday property.

Pasak, not beachfront

The project is inland in the Pasak–Bang Jo residential corridor, not on the sand. That trades walk-to-beach convenience for access to the wider Cherng Talay and Laguna ecosystem of schools, shops, dining and services. It can be a practical position for a resident who drives, but it is the wrong choice for someone whose Phuket brief starts with a car-free beachfront routine.

Visible price band

Several current portals converge on roughly THB 22.5M–25M for the three-bedroom homes, giving buyers a more useful 2026 market reference than older launch prices still circulating online. With only four houses, however, this is not a deep comparable-sales dataset. Plot size, specification, build stage and tenure can matter more than a simple project-wide price comparison.

Tenure before finishes

For a foreign buyer, the land structure deserves more attention than the finishes. Silva's public listings use broad ownership labels, so the title, registered lease route, building rights and contracting parties should be reviewed before reservation. If those documents are clear, the project is relatively easy to understand; if they are not, a good floor plan cannot remove the legal uncertainty.

About the project

Silva Phuket Villa is better understood as a four-home private pool-villa compound than as a conventional estate. It sits in the Pasak–Bang Jo residential corridor on the north-western side of Phuket, close to the boundary between Si Sunthon and Choeng Thale. That tiny scale matters more than the usual luxury language. There are no rows of dozens of identical houses and no large clubhouse to define the experience; instead, the development is built around a handful of private homes. For a buyer, this makes the exact villa unusually important. Plot position, construction stage, specification and legal structure deserve to be checked house by house because one or two sales can materially change the remaining stock.

The clearest live inventory in August 2026 is the three-bedroom range. Current portal listings show two-storey villas of roughly 290, 310 and 350 sqm on plots of about 189, 213 and 249 sqm, all presented with three bedrooms and four bathrooms. The lowest current asking anchor is THB 22.5 million, with other visible price points at THB 23.5 million and THB 25 million. Broader project pages also describe four-bedroom and five-bathroom configurations, yet the active stock found across major portals is concentrated on three-bedroom homes. A four-bedroom Silva should therefore be treated as a published project configuration whose current availability must be checked, not as a unit that can be assumed to be on sale today.

The three-bedroom reference layout is designed more like a full-time house than a compact holiday villa. The ground floor places the open living, dining and kitchen zone next to the private pool and terrace, with one bedroom, a bathroom and utility or laundry space on the same level. Two further bedrooms are upstairs, including a main suite described with a walk-in wardrobe and private bathroom, together with a balcony or upper terrace. Current listings also show a full western kitchen, built-in furniture and covered parking for two cars. Those functional details are more useful than the resort-style marketing language because they tell a family how the house would actually work on an ordinary weekday.

The swimming pool belongs to the individual villa rather than to a shared leisure complex. One 290 sqm listing gives an 8 x 2.6 m pool, while Home In Phuket publishes an 8 x 3.5 m pool for its reference property. Those measurements should not be copied across all four houses: they appear on different listings and may describe different plot or design variants. The shared amenity package is intentionally light. Sources consistently mention 24-hour security, CCTV, parking arrangements and a communal garden area. Buyers expecting a gym, restaurant, kids' club or a large resort clubhouse inside the gates will find the project too stripped back; Silva is fundamentally a private house product with a small amount of shared management around it.

The address is inland, around Pasak Soi 8 and Supakorn Lo Bo in the Si Sunthon/Bang Jo area, rather than on Bang Tao beachfront. Its appeal is access to the wider Cherng Talay lifestyle zone: Laguna Phuket, Boat Avenue and Porto de Phuket are the kind of places residents would use for dining, shopping and services, while Bang Tao and Layan remain drive-to beaches. For people living in Phuket for months rather than days, that can be a sensible trade-off because schools, supermarkets, services and other residential communities are part of the same broader catchment. It is not, however, a genuinely walkable beach lifestyle. A car or regular driver should be treated as part of the ownership plan rather than an optional convenience.

Handover timing is one of the areas where the public record does not line up. FazWaz, Dot Property and several current syndicated listings state September 2027. Other project pages and broker material cite Q1 2027 or simply 2027. The gap is too large to average away. The registry record therefore uses 2027 only. A buyer should base any decision on the contractual completion date, permitted extension clauses, delay remedies and evidence of the construction stage for the selected villa, rather than assuming that a portal date will become the binding delivery date.

Developer identity is reasonably traceable but not perfectly consistent in public naming. Phuket.Net labels the developer as FIVEWOOD GROUP, while Silva-related material and corporate references point to Fivewood Estate Co., Ltd. The same Thai company is publicly named as developer of another villa project in the Pasak corridor, and registry-derived company information shows it as an active Thai entity. That is useful context, but it is not a substitute for transaction due diligence. The sale contract, land lease, building permissions and title documents need to identify the actual contracting parties and the rights they are granting to the buyer.

For a foreign purchaser, land tenure is the legal issue that matters most. Foreign nationals generally cannot register the land beneath a villa in direct personal ownership in Thailand, apart from narrow statutory exceptions that are not the normal route for this type of purchase. Silva listings use broad labels such as freehold and leasehold and, in some cases, mention Thai-company ownership. Those portal labels do not tell a foreign buyer exactly what will be registered. The land title, lease draft, registration term, lessor, transfer and inheritance provisions, and the route to separate building ownership all need document-level confirmation. Nominee-company structures are not treated here as a recommended workaround.

Silva therefore makes the most sense as a very specific residential choice rather than a generic investment pitch: a buyer likes the Pasak area, wants a private pool, prefers a tiny compound and does not need an extensive amenity deck. Four villas create real privacy, but the same scarcity also means there is little internal transaction history from which to infer resale liquidity. Once a few homes are sold, primary stock can disappear quickly. The sensible decision is consequently villa-specific. Plot boundaries, orientation, neighbouring construction, finishing specification, legal tenure and actual work progress should all be checked before signing, rather than relying on an attractive project-level summary.

Ownership format

A foreign buyer generally cannot hold the underlying land in direct personal ownership. A common lawful structure is a registered long-term land lease, typically for up to 30 years, potentially combined with separate ownership of the building; the exact Silva Phuket Villa structure, land title and any renewal wording must be checked in the contract and registration documents for the selected villa.
