The pool and gym are complemented by co-working space, gardens, relaxation areas and a laundry room. In a building dominated by compact apartments, those facilities add practical living space rather than merely extending the marketing specification.

Sansiri currently advertises the project from THB 2.29M as of 30 August 2026, with the same lower anchor visible in fresh market listings. It is a sensible starting reference, not a promise for every unit; floor, size, view, fit-out and foreign-quota status still determine the actual offer.
About the project
VAY Rama 9 is a completed low-rise Sansiri condominium on Rama 9 Soi 17 in Bang Kapi, Huai Khwang. The scheme is straightforward: one eight-storey building and 171 residences. The name needs a little geographic unpacking, however. This is not a station-front condominium beside Central Rama 9. The site sits farther east, within the street network linking Rama 9 Road and Thiam Ruam Mit Road. Sansiri lists MRT Phra Ram 9 at about 4.1 km and BTS Ekkamai at about 4.7 km. In practical terms, VAY works better for residents who use cars, taxis or motorcycle taxis and want road access across the Rama 9–Ekkamai side of the city than for someone whose non-negotiable requirement is a short daily walk to an operating rail station.
The surrounding urban network is still useful. Sansiri places Central Rama 9 at roughly 4.3 km, Fortune Town and Lotus at around 4.4 km, Bangkok Hospital at 2.2 km, Piyavate Hospital at 2.4 km and Rama 9 Hospital at 3.4 km. Regent's International School Bangkok is quoted at about 1.9 km. Those numbers describe the project more accurately than a generic 'near Rama 9' label. A resident working around the east side of Rama 9, New Phetchaburi, Thiam Ruam Mit or Ekkamai can have a compact driving radius for work, healthcare and shopping. Traffic remains the variable. Sansiri also uses five- and eight-minute drive claims in its marketing, but Bangkok travel time can change dramatically by hour, so route testing at the times that matter to the buyer is more useful than treating those minutes as a fixed property characteristic.

With 171 homes in one building, the project sits in a relatively manageable scale compared with the very large multi-tower developments common elsewhere in Bangkok. There are no separate phases to navigate and no need to compare several residential towers under the same project name. That simplicity can be appealing to owner-occupiers. It does not make the building genuinely tiny: nearly two hundred households can still create busy lift periods and noticeable use of the pool, gym and co-working areas. Parking is the clearer capacity constraint. Sansiri states approximately 34% parking, while the project brochure specifies 58 spaces. A buyer who expects to keep a car should ask how resident parking is allocated, whether spaces are first-come-first-served and what happens when demand exceeds supply rather than assuming a space comes with every title.
The apartment range is deliberately narrow. Sansiri's published plan set includes Type 1A and 1AM at 26.50 sqm, Type 1B at 34.75 sqm, Type 1C at 39.25 sqm and Type 1D at 42.50 sqm. The broader project specification describes the larger homes as one bedroom plus a multipurpose room. That distinction matters because some live listings call the largest units 'two bedroom'. A marketing label on a listing is not enough to establish the legal or practical room configuration. Buyers who need a true second bedroom should inspect the exact plan, door and window arrangement and the registered unit documents. The official product logic is much closer to a progression from compact one-bedroom living to a one-bedroom-plus home than to a family-focused two-bedroom building.
At 26.50 sqm, the entry layout is designed around efficiency rather than spare space. It can make sense for one resident or a couple who spend much of their day outside the apartment, but storage, desk space and furniture placement become important very quickly. The larger 34.75–42.50 sqm plans provide a more flexible extra room that can function as a study, occasional guest room or storage zone. There is one public-data wrinkle worth keeping visible: the live Sansiri 360-degree section also labels a 1AM example as 25.75 sqm, while the main brochure plan and core specification use 26.50 sqm. For any actual purchase, the area in the reservation, sale agreement and title-related documents should take precedence over a website label or project summary.
The amenity package is practical rather than resort-like. Confirmed facilities include a swimming pool, fitness room, lobby, co-working area, communal garden and outdoor relaxation space. Sansiri's brochure also lists a laundry and dryer room, EV charging, CCTV and 24-hour security, with Wi-Fi in selected common areas. That is a sensible mix for relatively compact apartments because residents can move some work and leisure outside their private unit without leaving the building. Since VAY is now completed, there is little reason to evaluate these facilities from renderings alone. A viewing can reveal whether the co-working area has enough seats, how much sun the pool receives, how the gym is ventilated and whether the common areas feel crowded at the times the buyer is likely to use them.
The timing evidence is stronger than several portal databases suggest. Thailand's Smart EIA system records the VAY Rama 9 environmental approval on 17 February 2025. Sansiri now markets the building as ready to move, and the current brochure's legal disclosure includes condominium registration number อช. 2/2569 and a transfer-ready framework once the buyer has met the contractual payment obligations. PropertyScout independently records a 2026 completion year and ready-to-move status. PropertyHub still labels the project as completed in 2027. Rather than averaging those dates or pretending they are equally current, the safer buyer reading is that VAY was completed in 2026 and the 2027 portal entry is stale public data that may still appear in searches.
The brand and the contracting entity also deserve to be separated. Sansiri Public Company Limited appeared as the project owner in the EIA process. The later brochure legal disclosure names Wiput Co., Ltd., and Sansiri's corporate reporting identifies Wiput as a 100%-owned property-development subsidiary. That structure is common in Thai development groups, but it has a practical consequence: the reservation form and sale contract should be checked for the actual seller entity rather than read only through the consumer-facing Sansiri brand. The exact unit number, registered area, seller name and transfer obligations should all line up. This is particularly easy to verify in a completed project, where the buyer is no longer dealing only with a future building and preliminary plans.
Pricing is unusually clear at the bottom of the range. Sansiri's live page shows VAY Rama 9 from THB 2.29M as of 30 August 2026, and PropertyHub carries a freshly refreshed 26.5 sqm sale listing at the same figure. That gives buyers a credible current entry anchor, but it should not be stretched into a building-wide valuation. Think of Living's late-July completed-building review quoted the one-bedroom-plus range from THB 3.79M, while live listings vary further by floor, size, orientation and fit-out. A sensible comparison therefore starts with an exact unit number. Ask for its registered area, plan, view, furniture and appliance list, foreign-quota status, total price and transfer-cost allocation before comparing it with another advertisement that may use the same project headline but describe a materially different apartment.
Foreign buyers have one additional unit-specific issue: the statutory quota. Thailand permits qualifying foreigners to own condominium units in freehold only while foreign ownership remains within 49% of the aggregate unit area of the registered condominium. Some VAY Rama 9 listings are marketed as foreign-quota units, which is useful for discovery but not a substitute for the formal check at transfer. Availability can change as units are sold and transferred. The condominium juristic-person documentation for the selected apartment should therefore be part of the transaction review. If quota is unavailable, the buyer needs to examine the alternative tenure offered rather than assuming that every apartment in a completed Sansiri condominium can automatically be registered in foreign freehold.
For the right buyer, the finished status is one of VAY Rama 9's biggest advantages. Noise, outlook, corridor traffic, lift waiting time, pool exposure and the approach from Rama 9 Road can all be tested before money is committed. The project is strongest for singles and couples who want a new, relatively affordable condominium in the wider Rama 9 employment and healthcare zone and who are comfortable using road transport for most trips. It is weaker for rail-dependent households, families requiring a conventional two- or three-bedroom plan, or drivers who expect one dedicated parking space per home. Current common-area charges, sinking-fund terms and a single public Sansiri payment schedule were not found in the open project material, so those items should be requested for the exact unit rather than filled with figures copied from brokers or older launch promotions.

Ownership format
A foreign buyer may own a condominium unit in freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Quota availability must be confirmed for the specific unit at the time of transfer; if quota is unavailable, leasehold is a common alternative, but the exact structure needs to be confirmed for the selected apartment.
