Why this project is worth a look
Two building choices
The 1,069-home high-rise Building A and the 42-home low-rise Building B create two genuinely different ways to buy into the same development. Building, circulation and unit position should be compared alongside floor area.
Pets built into plan
Pet-designated homes and shared areas such as The Barkyard are part of the documented scheme rather than an afterthought. Pet permission is still unit-specific, so the exact residence and house rules need confirmation before purchase.
Layered amenities
Pools, work areas, sport, fitness and upper-level lounges are distributed across the project. That makes the amenity offer substantial, although a buyer should not assume boutique-level exclusivity in a 1,111-unit community.
Useful riverside district
Sansiri lists ICONSIAM at 1.7 km and BTS Krung Thon Buri at 1.5 km. The address works well for Charoen Nakhon and cross-river access, but it is not a doorstep-BTS location.
Long construction runway
Sansiri targets completion in February 2029 and reported pile-driving at 65% in August 2026. Buyers gain a longer pre-handover period but also carry construction, schedule and contract exposure until delivery.
About the project
LOVE Charoen Nakhon is an under-construction Sansiri condominium on Charoen Nakhon Road in Khlong San, on the west side of the Chao Phraya. Its scale matters from the outset. The project contains 1,111 homes in two buildings that offer very different living formats: Building A is the main 44-storey tower with 1,069 residences, while Building B is a seven-storey building with 42 residences. That split is more useful to a buyer than a generic market label. A high-rise unit in the main tower and a home in the smaller block can have different circulation, outlook, privacy and pet-related considerations even though they share the same project name. Sansiri lists the site at 6-3-30.3 rai and parking at approximately 47% of the residential count. With substantially fewer parking spaces than homes, a buyer who relies on a car should confirm the parking arrangement for the selected unit rather than assume one space comes automatically with every residence.
This is a construction-stage purchase, not a ready-to-move transaction. Sansiri's August 2026 progress update states that the environmental impact assessment has been approved, the construction permit has been issued and pile-driving work is 65% complete. The same update does not yet show systems installation or architectural work as completed stages. Sansiri gives February 2029 as the expected completion date. Some marketplace and broker pages still show April 2029 or Q2 2029, but the live developer progress page is the stronger reference for the main timeline. The practical consequence is a long runway before handover. Buyers are taking exposure to a future unit, the contract and construction programme, so the quality of the paperwork, payment timing and unit specification matter as much as the showroom. Anyone who needs a home in Bangkok in the near term should treat the 2029 delivery horizon as a clear mismatch rather than a minor inconvenience.

The apartment range is unusually broad for one Bangkok launch. Sansiri's project brochure groups homes from compact one-bedroom units starting at 25.75 sqm through one-bedroom layouts with a multipurpose room, a 61.5 sqm one-bedroom with a guest powder room, several two-bedroom configurations and three-bedroom residences reaching 168.75 sqm. The project also contains loft and pet-designated variants. That last point needs precision: LOVE is marketed as pet-friendly, but the documentation identifies particular pet-oriented plans and facilities rather than proving that every unit can be occupied with an animal under identical rules. Independent project reviews also describe selected pet floors and the smaller Building B as part of the pet programme. A pet owner should therefore choose by exact unit number and the applicable building rules, not simply by the project's pet-friendly headline. Likewise, features attached to a specific loft, high-floor or river-facing plan should not be assumed across the whole inventory.
The common-area programme is extensive and spread vertically through the project. Sansiri lists an Arrival Hall, Lobby Lounge, meeting rooms, The Play Court, The Barkyard for pets, a river-facing co-working space, a gym and the Riverview Pool, which is described as a lap pool of more than 30 metres with a children's section. Higher in the tower, the Haven Pool level adds a lap pool, hydro pool and jacuzzi, while the upper amenity level includes the Love Sky Lounge and Sky Lawn Terrace with pet-friendly elements. This is meaningful infrastructure rather than a token lobby-and-pool package. The trade-off is scale: residents of more than a thousand homes will share the broader amenity system. Renderings cannot tell a buyer how crowded lifts, pools or work areas will feel after full occupation, so the facilities should be valued for what is physically planned, not for assumptions about future exclusivity.
Charoen Nakhon is a useful location for buyers who want the Thonburi side of the river without giving up access to central Bangkok, but LOVE is not a station-front condominium. Sansiri lists BTS Krung Thon Buri at 1.5 km, ICONSIAM at 1.7 km, SENA Fest at 1 km and GUMP's Cross at 500 metres. Taksin Hospital is listed at 2 km and Samitivej Thonburi Hospital at 2.1 km. For a resident whose routine centres on Charoen Nakhon, the riverfront retail zone, Sathorn or Silom, this can be a workable urban base. For someone who expects a two- or three-minute walk from the lobby to a BTS platform every day, the distance changes the proposition. A realistic commute may involve a shuttle, motorcycle taxi, car or a longer walk, and that should be tested against the buyer's actual weekly routine rather than softened by the phrase 'near BTS'.
Pricing currently shows why project pages need a distinction between developer pricing and the secondary or assignment market. Sansiri's live Thai project page displayed a starting price of THB 2.89M on 29 August 2026. PropertyHub simultaneously carried a one-bedroom 26.3 sqm listing at THB 2.39M, updated on 25 August. The lower figure is a useful market floor for research, but it is not evidence that Sansiri will sell any available unit at that number. It may reflect a specific assignment, seller position or campaign. Other current asking prices on the same marketplace include about THB 6.0M for a 48.3 sqm two-bedroom and THB 19.09M for a 96.5 sqm three-bedroom. These examples should not be turned into an invented project-wide price-per-square-metre metric. They simply show that size, floor, view, contract position and seller can materially change the ticket price. Before reserving, the buyer needs an identified unit and one live all-in payment statement tied to that unit.
Foreign ownership also has to be checked at unit level. Thai condominium law permits qualifying foreign buyers to register freehold ownership within the foreign quota, which is capped at 49% of the aggregate unit area of the registered condominium, subject to the applicable transfer and remittance requirements. LOVE Charoen Nakhon's public sales materials do not disclose remaining foreign-quota capacity by unit. It would therefore be misleading to promise freehold on any apartment simply because the development is a condominium. Nor should a buyer assume that a unit outside the quota automatically comes with a project-approved leasehold alternative. The sensible sequence is to shortlist the exact unit, obtain written confirmation of its ownership route and quota status, check the contractual seller and payment schedule, and only then commit funds.
Taken as a whole, LOVE Charoen Nakhon stands out because several practical choices sit inside one development: high-rise versus low-rise living, compact one-bedroom homes versus very large three-bedroom residences, conventional and pet-oriented plans, and a substantial amenity network with river and city outlooks. Those same choices create the due-diligence work. A 1,111-unit scheme will not feel like a boutique residence. A February 2029 completion target means construction risk remains. The BTS distance will be acceptable to some lifestyles and frustrating to others. River views depend on the actual unit orientation and floor, not the project logo. For a serious purchase, the decision should ultimately be made around the building, unit number, floor plan, outlook, pet eligibility, foreign-quota status and contract terms. Those details matter more than the launch narrative or the lowest price visible online.
