Rail access is real
Bang Son is a genuinely walkable station rather than a district label used in marketing. DDproperty quotes about 150 metres and other directories show shorter distances. A buyer can simply test the route from the exact building and entrance under consideration.
Plenty of resale choice
There are many competing listings, especially around 28 sqm. That gives buyers room to compare floor, building, fit-out, furniture and price instead of treating one seller's unit as the market.
The building is inspectable
Because the development is completed, the pool, gym, lifts, corridors, access control and general maintenance can be judged in person. That is more valuable than a long amenity list copied from an old launch brochure.
Scale cuts both ways
With 4,920 units, this is a very large residential scheme. Scale supports an active market but also makes building-by-building management, crowding and common-area standards central to the purchase decision.
Entry pricing is visible
Late-September 2026 listings put the lower end for 28 sqm resale units around THB 1.3M. That is a useful starting point for a budget search, not a promise that every unit can be bought at the same level.

It is a resale-led market rather than a new launch, so the buyer is not being asked to judge an unfinished building from a brochure. Units can be inspected, common areas can be walked, management can be observed and different buildings or floors can be compared before money changes hands. The project is consistently identified as a four-building development by Regent Green Power. The strongest structured project records list 29 floors and 4,920 units, and active listings on floors 27, 28 and 29 make the 29-floor figure credible. An older descriptive paragraph on PropertyHub says 24 floors and 4,000 units, so that conflict is preserved rather than averaged away.
The location is unusually straightforward for a budget condominium. The complex is tied to Krungthep-Nonthaburi Soi 23/1 in Bang Sue, and current listings place it within a short walk of Bang Son rail services. DDproperty shows roughly 150 metres to the station while other directories quote shorter distances. Those numbers should not be treated as survey-grade measurements: the practical walk depends on the building, gate and station entrance. What matters is that the project is genuinely rail-adjacent, not merely marketed as being in the wider Bang Son area. Buyers can test the route themselves and also judge the trade-off that comes with it, including street activity, station noise and the pedestrian path at the time they would normally travel.

This is a high-density development, and that characteristic shapes both the opportunity and the due diligence. Large projects usually create a broad secondary market because many similar units come up for sale or rent at the same time. That is visible here: the major portals carry dozens of active or recently refreshed listings. A buyer therefore has leverage to compare condition, furniture, outlook, floor, building and asking price instead of accepting the first available unit. The same scale means building management matters a great deal. Lift queues, parking rules, maintenance standards, corridor condition, security enforcement and the financial discipline of the condominium juristic person can affect daily life more than a small difference in purchase price. None of those points should be inferred from the unit count alone; they are items that can be checked in a completed property.
The most common resale format is around 28 sqm. Listings variously label these units as studios or one-bedroom apartments, which is a warning against relying on the room-type field alone. Some sellers have created a separated sleeping area; others market a more open layout. For a real buyer the plan is more informative than the label: where the partitions sit, whether the kitchen is enclosed, how much storage is usable, and whether daylight reaches the main living zone. Larger 56–57 sqm units also appear in the market, sometimes advertised with two bedrooms. At least one current description states that the larger apartment consists of two adjacent units, one used as a living room. That makes it unsafe to assume every 56 sqm home is an original developer layout. The title structure and any physical combination should be verified for the selected property.
Entry pricing remains relatively low for Bangkok. A DDproperty listing published on 22 September 2026 offered a 28 sqm resale unit at THB 1.3 million, while other fresh 28 sqm listings were commonly around THB 1.39–1.45 million and above depending on renovation, floor and furnishing. That THB 1.3 million figure is best used as a lower market anchor, not as a claim that all units are available at the same level. Asking prices broaden quickly when the unit is renovated, on a preferred floor or materially larger. The useful comparison is therefore unit against unit: same approximate size, similar building position, comparable condition and the same ownership status. A headline project average can hide too much of that variation.
The core amenity set is well supported across project records and live listings: swimming pool, fitness room, landscaped or relaxation areas, keycard access, CCTV and 24-hour security. Listings also refer to entrance lobbies and mail areas for the buildings. A long portal checklist is less useful than a physical inspection here because the project has been completed for several years. Buyers can see whether the pool is maintained, whether gym equipment is operational, how crowded the common areas feel and how access control actually works. The same applies to parking. One project profile publishes a parking ratio, but because this is not consistently documented across the stronger sources, it should be checked directly with the juristic person rather than treated as a fixed marketing specification.
Regent Green Power is clearly identifiable as the developer. Its own corporate history lists Regent Home Bangson 28 in its 2017 project chronology and describes a long-running portfolio of mass-market Bangkok housing. That helps establish project identity, but it is not a substitute for checking the current condominium operation. There is also a date discrepancy worth understanding. PropertyHub, The Agent and several other project records use 2020 as the completion year, while DDproperty listings often show 2017 as the build year. The developer chronology also points to 2017, which may reflect the launch or development period rather than handover. The registry record therefore uses 2020 as the working completion year and flags 2017 separately rather than pretending the sources agree.
Foreign ownership needs a unit-specific check. Thailand's condominium rules continue to cap foreign freehold ownership at 49% of the total registered unit area in a condominium. The practical consequence is that a foreign buyer cannot rely solely on an advertisement marked 'freehold'. Before transfer, the condominium juristic person should confirm that foreign quota is available for the selected unit and issue the documentation required for registration. This matters in a project with a large, active resale market because the legal status of one seller's unit does not prove the status of another. If a buyer is looking at a physically combined 56 sqm apartment, the title deeds and approved configuration deserve additional attention.
For an owner-occupier, the project makes the most sense when rail access and purchase budget matter more than low density or a boutique environment. For a landlord, the visible rental market is useful because it provides live evidence of tenant demand and competing stock, although it does not by itself prove a particular yield. For a buyer focused on privacy, quiet corridors, abundant parking or hotel-style shared spaces, the project should be inspected carefully before any decision. The strength of Regent Home Bangson Phase 28 is that most of the important questions are observable today. The building exists, the transport link exists and the resale market is active. The job is not to buy a story about future value; it is to choose the right unit inside a very large operating condominium and make sure the paperwork, condition and price all line up.
Ownership format
A foreign buyer may hold a condominium unit in freehold within the statutory foreign quota, capped at 49% of the registered condominium's total unit area. The juristic person should confirm quota availability for the specific unit before transfer; if the quota is full, a foreign freehold transfer is not available and any lease structure needs separate contract review.
