The location is the strongest part of the proposition. The project sits around Soi Bangkok-Nonthaburi 23/1 on Bangkok-Nonthaburi Road in Bang Sue. Current project profiles place Bang Son station on the Purple Line about 25 metres away, with one route description pointing to Exit 3, while the Red Line’s Bang Son station is listed at roughly 280 metres. In practical terms, residents are not tied to a single rail corridor. The surrounding area also has established everyday services rather than a future retail promise: Siam Market is listed at about 350 metres, Wongsawang Town Center and Big C at around 1.3 km, Tao Poon Market at about 1.6 km, and both Kasemrad Prachachuen Hospital and Gateway at Bangsue at roughly 2.4 km. That makes the individual floor plan more important than the historical type label. A 28 sqm unit can work well for one person or a couple who prioritise rail access and purchase price, but storage, home-working space and long-term comfort are naturally limited. A 56 sqm unit offers far more flexibility, yet buyers should verify whether it is an original configuration, a combined unit or an owner-altered layout and check that the documentation matches what is physically present.

The common facilities are substantial but conventional for a project of this scale. Independent project profiles consistently show a pool, gym, landscaped areas, lobby or reception space, parking, 24-hour security, CCTV and card-controlled access. Older detailed reviews and current specialist databases also describe four passenger lifts plus one service lift per building and three levels of parking. Facility plans place the pool and one communal garden on the fourth floor, the gym on the fifth, and another garden area on the 24th floor. A shuttle service is also referenced. For a completed project, however, the decisive question is not whether an amenity appears on a feature list; it is how well it is operating now. Lift waiting times, parking availability, the condition of the pool and gardens and the quality of common-area maintenance are all things a buyer can inspect directly before purchase.
