Earlier project material used the shorter name BEAT SUKHUMVIT, while most current portals add “93” to identify the exact location. The names refer to the same Northland Development project, not separate phases.
The practical appeal is straightforward: small unit sizes, a relatively low absolute entry ticket for the smallest units, and access to the Sukhumvit BTS line. As of 10 September 2026 there are active sale and rental listings across major portals. The lowest asking price we found was THB 1.605M, while other live project pages start around THB 1.71–1.81M. Those figures are market anchors rather than a single project price list; floor, furniture, condition, view, seller type and foreign-quota status can move the price materially from one apartment to another.

The address needs a little context. Beat Sukhumvit 93 sits within the soi, so it is not a station-front building. The official project site markets Bang Chak BTS as a few minutes away, while portal estimates range from roughly 0.3 km to 1 km. A detailed 2022 site review put the project about 1 km from the mouth of Soi 93. For a resident who expects to use the BTS every day, the real question is the door-to-platform route, including whether the resident shuttle is operating on the hours they need.
The completion timeline is unusually messy across the public record. At launch, construction was reported as starting in 2022 with an expected 2023 finish. PropertyHub and DDproperty still show 2023 as the completion year. More recent sources, including FazWaz, PropertyScout, Thaiger Property and current unit listings, identify September 2025 as the completed date and describe the project as ready to move in. We therefore use September 2025 for the current project record, but a buyer should still rely on the condominium registration, title documentation and the transfer history of the specific unit rather than a portal date.
Physically, this is a two-building low-rise scheme rather than a single tower. The original project breakdown gives 164 units in Building A and 217 in Building B. Launch-era plans show two L-shaped blocks arranged around a shared internal court and pool. More of the common facilities were concentrated in Building A, while Building B was conceived as the more purely residential block. That distinction can matter when choosing a unit: proximity to a gym or co-working area is convenient for some residents, while others may prefer less circulation outside their floor.
The unit mix is deliberately compact. Studios run from 20.11 to 22.39 sqm; one-bedrooms from 24.84 to 27.55 sqm; one-bedroom-plus layouts from 36.17 to 36.49 sqm; and two-bedroom units from 41.49 to 48.35 sqm. Multiple sources repeat the same ranges. This is not a project built around large family apartments. At the smaller end, the floor plan matters as much as the headline area because storage, kitchen depth, furniture placement and circulation can decide whether a 20–27 sqm apartment feels workable or cramped.
The detailed launch review said one-bedroom and one-bedroom-plus plans made up most of the building, with fewer studios and two-bedroom units. That helps explain the resale mix but should not be turned into a claim about future liquidity. For a rental purchase, the useful comparison is against competing units inside Beat Sukhumvit 93 itself: same approximate size, floor, furnishing standard and ownership quota. A generic advertised yield hides too many of those variables, so we do not use it as a decision metric here.
Amenities are practical rather than resort-scale. The official site and current project profiles support a swimming pool, fitness space, co-working or meeting areas, library space, landscaped areas, lobbies, laundry, security and controlled access; shuttle service is also shown on current listings. The original concept included rooftop gardens and several themed common areas. The important point is not the marketing names attached to those spaces, but that the project covers the daily basics for residents without requiring a large high-rise amenity deck.
Parking is a more consequential constraint for car-dependent buyers. The 2022 project specification cited 136 non-stacked spaces, about 35% of the 381 units, and up to 173 spaces when stacked parking is included, around 45%. Those are launch-era figures, so current parking rules and allocation should be checked with the condominium juristic person. A buyer who relies on the BTS may barely care; a household with two cars may find it one of the most important facts in the entire project.
Current portals describe the project as freehold, but foreign ownership is still unit-specific. Thai condominium law caps foreign ownership at 49% of the aggregate unit area in a registered condominium. Live Beat Sukhumvit 93 listings visibly distinguish Foreign Quota and Thai Quota units, which is exactly why a foreign buyer should not assume that every apartment can be transferred into their name. Before paying a meaningful deposit, the foreign-quota availability for the selected unit should be confirmed through the condominium juristic person and the transfer documents.
For recurring ownership costs, PropertyHub and FazWaz both show a common-area fee of THB 48 per sqm per month, while FazWaz lists a one-off sinking fund of THB 500 per sqm. We do not convert those rates into a unit-specific total because the registered area and current fee schedule need to be checked at the time of purchase. A recent statement from the juristic person, including any outstanding common fees on the unit, is more useful than an estimate copied from a portal.
Beat Sukhumvit 93 is therefore easiest to understand as a finished, budget-conscious Sukhumvit-line condominium with genuinely small apartments and a complete set of everyday facilities. The trade-offs are equally visible: it is inside the soi rather than at the station entrance, parking is not abundant, most homes are compact, and older portals still carry conflicting completion data. For a real purchase, the decisive questions are the selected unit’s quota, title, condition, exact orientation, noise exposure, current asking price and how the journey to Bang Chak BTS works in everyday use.
Ownership format
The condominium is marketed on a freehold tenure basis. A foreign buyer can hold a unit in their own name only within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. Quota availability must be confirmed for the selected unit before transfer.
Unit types & sizes
The smallest format in the project. It can work for a single occupant or the lowest-budget purchase, but storage, furniture placement and work space deserve close inspection because design inefficiencies are immediately felt at around 20 sqm.
The core compact format with a separate bedroom. It is more practical than a studio for everyday living or long-term rental, yet still small enough that two units with the same stated area can feel very different depending on the plan.
A more flexible layout with an additional multipurpose area that can serve as work, storage or occasional guest space depending on the plan. Market listings sometimes label these units inconsistently, so the floor plan and title description matter more than the ad headline.
The largest unit type in the development, although it remains compact overall. Family buyers should inspect the actual bedroom dimensions, storage and living area because a two-bedroom home below 50 sqm depends heavily on efficient space allocation.
