Why this project is worth a look
House-scale living in Bangkok
The entry format still provides 205 sqm, three bedrooms, four bathrooms and two parking spaces. That is a fundamentally different living pattern from a condominium: more vertical circulation and more upkeep, but also a private entrance, land attached to the home and room for a family to spread out. The sensible comparison is with other urban house estates, not merely condos at the same headline price.
The layouts actually differ
DU MIDI has a roughly 6-metre frontage and a 19–27 sq wah plot, while CHAMBLY and BERGUARDO move to an approximately 11-metre frontage and 35–52 sq wah of land. All keep three bedrooms, so the upgrade is about width, land and usable volume rather than an extra room count. Lot selection can therefore matter almost as much as house type.
A 69-home community
This is not a master-planned suburb of hundreds or thousands of units. The confirmed estate is 69 homes with a clubhouse, pool, fitness and landscaped common space. That smaller scale may appeal to buyers who prefer a compact compound, but it also makes the maintenance model worth reading carefully because the shared facilities are supported by a relatively limited owner base.
Useful road connections
Rama 2, Chom Thong and the Dao Khanong expressway connection give the project several practical driving routes towards the inner city. Wutthakat BTS adds a rail option without turning this into a station-front development. The key question is not whether a map says 'near BTS'; it is whether the buyer's own commute works at the time of day they actually travel.
Contract detail comes first
Public sources disagree on completion timing, and the project page does not spell out a foreign-buyer tenure route. Before a reservation fee is treated as routine, the buyer should have a current stock list, the actual contract with a handover date, and land documentation that matches the selling entity. Those documents matter more than a temporary promotion or a portal's generic tenure label.
About the project
The Blisz SIGNATURE Rama 3 - Dao Khanong is a 69-home low-rise scheme in Chom Thong, on Bangkok's south-western side. It is not a single row of identical townhouses. The developer's own material shows one 3.5-storey townhome design and two 3-storey twin-house designs, all with three bedrooms and four bathrooms. The site covers 8 rai, 2 ngan and 15 square wah, while the houses range from 205 to 255 sqm of usable area. That combination puts the project in a useful middle ground for buyers who want substantially more room than a condominium but do not want to move to a distant suburban estate. The practical choice is therefore not simply 'townhouse versus house'. It is a choice between a smaller land plot and narrower frontage, or a wider twin-house format with more land, more parking flexibility and a different sense of separation from neighbours.
The address is 102 Rama 2 Soi 28, Chom Thong, Chom Thong, Bangkok 10150. The map embedded on the developer's website places the entrance at 13.6923186, 100.4644969. The location should be read as a road-connected urban house project rather than a rail-first development. The developer highlights Wutthakat BTS, the Chalerm Maha Nakhon Expressway at Dao Khanong, Rama III Bridge and Bangkok Bridge. Those links can be genuinely useful for households commuting towards Sathorn, Silom or the inner city, but the advertised travel times are promotional estimates and Bangkok traffic can change the picture quickly. A buyer who expects to drive at 8 a.m. should test that route at 8 a.m. The project makes more intuitive sense for a household that already uses one or two cars than for someone whose daily routine depends on walking out of the gate and straight onto a train platform.

The three house plans are easy to distinguish once the marketing names are stripped away. DU MIDI is the 3.5-storey townhome: about 6 metres of frontage, 205 sqm of usable space, 19–27 sq wah of land, three bedrooms, four bathrooms and two parking spaces. CHAMBLY is a 3-storey twin house with roughly 11 metres of frontage, 240 sqm of usable area and a 35–52 sq wah plot. BERGUARDO uses the same broad twin-house format but increases usable area to 255 sqm; its published plot range is also 35–52 sq wah. All three keep the bedroom and bathroom count constant, so the extra money does not simply buy another bedroom. It buys more internal volume, a wider building, more land and, depending on the actual plot, potentially a better buffer from neighbours. That is why a site plan and the exact lot matter more here than a generic price-per-square-metre comparison.
For a community of 69 homes, the confirmed shared facilities are reasonably substantial. The official project page shows a clubhouse, pool lounge, fitness room, co-working space, business lounge, central landscaped area and security. Some portal pages list a much longer catalogue of amenities, including items such as sauna, shuttle service, shops and other facilities. Those extras have not been carried into this dossier because they are not supported by the developer's own project description. The missing number that matters more is the common-area charge. Public sources reviewed for this dossier do not give a reliable current fee or a full schedule of ongoing estate expenses. For a gated house development, that figure is worth understanding before purchase because it funds the very features that distinguish the estate from a stand-alone house: security, landscaping, pool operation and maintenance of shared spaces.
Current asking prices are spread across a wide range, which is normal when a project combines different plot sizes and house formats. The developer page still displays THB 7.99M–15M, but that headline range is not a live availability sheet. A Connex Property listing on PropertyHub, updated 28 August 2026, offers a 205 sqm, 19 sq wah townhouse for THB 7.59M, and the same price appears in a DDproperty listing. PropertyHub also carried a THB 7.99M listing in September, while fresh September DDproperty ads for twin houses were materially higher. For that reason, THB 7.59M is used here only as the lowest current market anchor found. It should not be read as the standard price of DU MIDI, still less as the price of the twin-house types. A useful next step is to ask for a current inventory sheet showing the house number, plot size, orientation, included fit-out and any promotion for each available home.
Completion status is the least tidy part of the public record. PropertyHub labels the project as completed in 2026. ZmyHome gives 2571 in the Thai calendar — 2028 — and explicitly says the scheme is not yet complete. Current FazWaz and Dot Property project pages still describe it as off plan. The developer's public project page is active and detailed, but the text available there does not state a contractual handover date. Rather than choosing the most convenient year, this dossier leaves the expected-completion field out and treats the project as under construction. That is the more useful position for a buyer: the binding date should come from the current reservation and sale documentation for the specific home, together with any delay provisions and a clear statement of when the clubhouse, roads and other shared facilities are due to be delivered.
The corporate identity is clearer than the brand name alone suggests, although it still needs to be matched to the sale contract. Homenayoo identifies บริษัท เดอะบลิซโฮมทาวน์ พระราม 2 จำกัด as the project owner. Corporate-data services DataForThai and Creden identify the corresponding active company, THE BLIS HOMETOWN PRARAM 2 COMPANY LIMITED, registration number 0105561093311, incorporated in 2018. The project's own website presents the development under The Blisz brand but does not clearly state on the project page which legal entity will sign a buyer's specific contract. That distinction is normal in real estate groups, yet it matters at payment stage. The name on the reservation and sale agreement, the receiving bank account and the entity or owner shown in the land documentation should form one coherent chain before funds are transferred.
Foreign ownership needs a different conversation here than it would in a condominium. These are houses tied to land plots, so the 49% foreign condominium quota is not the relevant mechanism. Thailand generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. The Department of Lands also states that an ordinary lease of immovable property is generally limited to 30 years for a contractual term, with any later renewal being a separate legal step rather than a substitute for land ownership. The Blisz public material reviewed for this dossier does not publish a project-specific foreign-buyer tenure structure or the land title for the individual plots. Portal labels such as 'freehold tenure' should therefore not be treated as proof that a foreign individual can own the land. A non-Thai buyer should establish exactly what right is being acquired, how it is registered, who owns the land and the building, and what happens at the end of any lease before treating the commercial price as comparable with a condominium purchase.
Ownership format
The project consists of houses with land plots. Foreign buyers generally cannot own Thai land directly, so the structure for a specific home must be confirmed, including any registered land lease and separate building ownership if that is what is offered. The project's public materials do not state a dedicated foreign-buyer tenure structure.
Home types & sizes
A 3.5-storey townhome with about 6 metres of frontage, 19–27 sq wah of land, 3 bedrooms and 2 parking spaces. It is the most compact option in both land and usable area while retaining the same bedroom and bathroom count as the twin-house designs.
A 3-storey twin house with roughly 11 metres of frontage, a 35–52 sq wah plot, 3 bedrooms and 2–3 parking spaces on the developer page. The upgrade over DU MIDI is mainly width, land and internal scale rather than another bedroom.
The largest published plan at 255 sqm: 3 storeys, about 11 metres of frontage, a 35–52 sq wah plot, 3 bedrooms and 2–3 parking spaces. The extra 15 sqm over CHAMBLY is best judged alongside the actual lot and floor plan rather than treated as a standalone value metric.
The developer confirms the three house types and their base dimensions, but does not publish a live price for every house type and plot. Current listings span a wide range, so price should be matched to the exact home, land size, orientation and included specification. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families that need 3 proper bedrooms, 4 bathrooms and more than 200 sqm without moving to a far-out suburban estate.; Car-using households that value 2–3 parking spaces and road access more than having a train station at the gate.; Buyers deciding between a compact urban townhome and a wider twin house who want both options inside the same 69-home community.; Owners who want a pool, fitness room, shared work space and security without buying into a very large master-planned suburb.; Thai buyers, or buyers whose land-and-building ownership structure is demonstrably lawful and documented for the specific home.; may not suit: Foreign buyers whose non-negotiable requirement is direct personal freehold ownership of the land without a specific statutory basis; that is not the general Thai rule.; Buyers who need a fully evidenced near-term handover date before considering the project, because public sources currently conflict between 2026 and 2028 while the developer page does not state a contractual date.; Households that find daily movement across three or 3.5 storeys impractical; the generous floor area is spread vertically.; Buyers looking for a condominium-style, hands-off ownership model with a clearly published foreign quota. This is a land-linked house purchase and requires a different legal review..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing conflicts across sources: PropertyHub states 2026, ZmyHome states 2028 and not yet complete, while FazWaz and Dot Property still label the project off plan. The developer's public page does not publish a contractual handover date.
- Homenayoo identifies บริษัท เดอะบลิซโฮมทาวน์ พระราม 2 จำกัด as the project owner, and corporate databases show the corresponding company under registration 0105561093311 as active. The developer project page does not state the contracting entity, so it must be matched to the selected home's documents.
- Public project materials do not confirm the land title or a dedicated foreign-buyer ownership structure. Portal 'freehold' labels are not treated as evidence that a foreign individual can own the land.
