Origin Property is a listed Thai property group rather than a single-project condominium developer. Established in 2009 and listed on the Stock Exchange of Thailand under ORI since 7 October 2015, the group now operates through several residential and related-business platforms. That scale gives buyers access to substantially more public disclosure than is typical with a small private developer, but it also makes the legal structure of an individual purchase important: a project may sit in a subsidiary or joint venture rather than directly in the listed parent.

Established in 2009 and listed on the Stock Exchange of Thailand under ORI since 7 October 2015, the group now operates through several residential and related-business platforms. That scale gives buyers access to substantially more public disclosure than is typical with a small private developer, but it also makes the legal structure of an individual purchase important: a project may sit in a subsidiary or joint venture rather than directly in the listed parent.
Track record
Origin's operating history started with transit-oriented condominiums around Bangkok and later broadened into provincial markets, landed housing and recurring-service businesses. Its development record also includes long-running joint ventures with institutional foreign partners; Nomura Real Estate was still publicly identifying Origin as its Bangkok development partner in a December 2025 release. For 2025, the group reported THB24.942 billion of residential presales, while its reported consolidated revenue was THB8.678 billion and net profit THB719.94 million. During the first half of 2026, Origin reported THB10.627 billion of residential sales and THB33.182 billion of backlog. These figures establish operating scale and continued activity, but backlog should be read as contracted future business rather than a promise that every individual development will complete exactly as marketed.
Segments and prices
Origin covers several price tiers rather than occupying one fixed segment. Its current website groups condominiums into price searches including THB1–3 million, THB3–5 million and THB6 million and above, alongside multiple product brands and residence formats. Buyers therefore should not infer specification or value from the Origin name alone. The meaningful comparison is specific to the project: usable area, price per square metre, furnishing scope, common-area charges, sinking fund, transfer costs and what is actually included in the sale contract can differ materially between developments.
Geography
Bangkok and its metropolitan area remain Origin's core historical market, with a large part of the condominium offering organised around established urban districts and rail corridors. The current footprint is broader, however: Origin's own site also identifies locations in the Sriracha–Bangsaen–Pattaya area, Rayong, Khon Kaen and Phuket. Phuket has become a significant expansion market; in April 2026 the company said it had eight developments there with an aggregate stated project value above THB16.7 billion. Buyers outside Bangkok should still assess the local project team, contractor and joint-venture structure rather than treating group-wide experience as interchangeable across provinces.
Reliability and public record
Origin offers a level of financial visibility that many smaller private developers cannot: it is SET-listed, publishes annual filings through the Thai SEC and had reviewed consolidated Q2 2026 financial statements available by August 2026. Public disclosure is useful evidence, but it is not a completion guarantee. Consolidated revenue declined from THB11.107 billion in 2024 to THB8.678 billion in 2025, while net profit fell from THB1.052 billion to THB719.94 million. In January 2026, TRIS Rating affirmed Origin's issuer rating at BBB+ with a negative outlook and lowered the senior unsecured debenture rating to BBB. That assessment concerns group-level credit risk rather than the delivery prospects of any one condominium, yet it is relevant context for an off-plan buyer. Origin also maintains its Check & Sure portal with project-level information on building systems, occupancy status and certain inspection documentation, which is useful as a starting point but should still be reconciled with the documents for the specific development being purchased.
What to verify
With Origin, due diligence should start by identifying the exact selling entity rather than relying on the group brand. The group uses subsidiaries and joint ventures, so the company named in the sale agreement, the registered landowner, the payment recipient and the relationship of that entity to Origin should be documented clearly. For an off-plan purchase, check the land title, construction approvals and applicable environmental approvals, compare actual progress with the contractual handover date, and read the remedies for material delay. A foreign condominium buyer should also confirm available foreign ownership quota and the required foreign-currency remittance evidence before payment. In a completed building, review the condominium juristic person's records, current common fees, sinking-fund position, building documentation and defect process. Where the product includes hotel-style management, rental services or another managed-residence concept, treat the management contract and its termination, fee and income provisions as separate obligations rather than assuming that the Origin brand guarantees them.

Does the SET listing make an off-plan Origin project automatically safe to buy?
No. Listing improves financial and corporate transparency, but a purchase agreement concerns a specific project and may be signed with a subsidiary or joint venture. Construction approvals, payment protections, foreign quota, handover provisions and the seller's legal identity still require project-level review. A group credit rating is not a guarantee of performance under an individual sale contract.

Origin operates through subsidiaries and joint ventures, so the consumer-facing brand and the legal seller do not necessarily have to be the same entity. Buyers should establish which company owns or develops the project, receives the purchase funds and is legally responsible for the promises in the contract.
What does Origin's THB33.182 billion backlog mean for a buyer?
It represents contracted sales expected to be recognised in future periods as the relevant conditions are met. It is evidence of forward business volume, not a ring-fenced cash reserve or a guarantee that a particular unit will be handed over on schedule. Origin reported THB33.182 billion of backlog at the end of Q2 2026.
