Why this project is worth a look

Villa form, condo title

The project was marketed as a low-rise condominium even though several layouts are stand-alone pool villas. That can create a viable foreign freehold route where the specific unit is properly registered and foreign quota remains available, but the architectural format is not evidence of title. The chanote or condominium unit title and current quota position matter more than the floor-plan name.

Completion is unresolved

A portal completion badge is not enough here. Major databases disagree on the number of residences and on whether a completion date can be stated at all, while a 2023 industry pipeline still showed the branded residences with an opening date of TBA. A transaction should be based on an inspection, current title documents and the real condition of the common property.

Brand rights need evidence

Sheraton branding was fundamental to the original proposition, but Apex Development Public Company Limited was the developer and corporate disclosures separated the residence component from the hotel joint venture. Any present-day management, hotel access, rental programme or brand-related owner benefit should be supported by a current agreement rather than an archived launch promise.

No clean market anchor

The major project pages checked in September 2026 did not show active stock, so a credible current starting price cannot be published. Any unit that comes to market should be assessed on its own seller, title, condition, common-fee position and contractual service package. Historic launch pricing is useful background, not a current offer.

About the project

The Residences at Sheraton Phuket Grand Bay is a residential component of the wider Grand Bay concept at Ao Por on Phuket’s east coast, developed by Apex Development Public Company Limited. The product was designed around suites and private-pool villas rather than a conventional apartment tower. Historically, the developer described the residences as a low-rise condominium, which matters for ownership: a villa-shaped unit does not automatically mean the buyer owns the underlying land. For a foreign purchaser, the decisive documents are the registered condominium title for the specific unit and confirmation that foreign freehold quota remains available. Corporate disclosures also separated the residences from the joint venture formed for the Sheraton Phuket Grand Bay Resort. The shared branding and master-plan relationship therefore should not be read as proof that the hotel and the residences are the same legal asset.

The physical product is relatively well documented. Project directories consistently show five main layouts: a 53 sqm one-bedroom suite, an 84 sqm one-bedroom pool suite, a 90 sqm Pool Villa C, a 132 sqm Pool Villa A and a 137.5 sqm Pool Villa B. That creates a very different ownership proposition from a standard high-rise condominium. The smaller suites resemble resort accommodation, while the pool-villa formats provide considerably more private space and a different maintenance profile. Current directory pages still list facilities such as a communal pool, fitness facilities, spa or wellness areas, a restaurant, parking and 24-hour security. What those pages do not establish is whether every hotel-linked service originally marketed to owners is operating today on the same basis.

The central due-diligence issue in 2026 is the project’s actual completion and operating status. Several large property portals label the development as completed in September 2020 and show 101 units. PropertyHub lists 106 units but leaves the completion year blank. C9 Hotelworks took a materially different view in its October 2023 Phuket market report: it included The Residences at Sheraton Phuket Grand Bay in the hotel-residence pipeline with 107 keys and an opening date of TBA. The same report separately listed the 270-key Sheraton Phuket Grand Bay Resort with an opening date of TBA. With no newer primary completion or handover document found during this research, this record deliberately does not assign a completed, under-construction or planned status. A buyer should establish the condition of the actual unit and common property rather than rely on a portal label.

Unit count is another unresolved point. Apex-related issuer disclosure referred to 107 units, and C9 Hotelworks used the same figure in 2023. PropertyHub currently shows 106, while LivePhuket/FazWaz-type project pages show 101. The registry entry uses 107 because that number has both a developer-related disclosure trail and later independent industry support, but it should not be treated as a substitute for current condominium registration documents. The exact registered unit count can affect the foreign ownership calculation, common-property interests and the buyer’s understanding of how the project was ultimately constituted.

The developer’s corporate position also belongs in the buying decision. Apex Development Public Company Limited is consistently identified as the developer in historic project material and current project directories. The Stock Exchange of Thailand delisted APEX securities effective 19 October 2024 after the company failed to eliminate the grounds for delisting within the specified period. Delisting does not by itself prove anything about title to an individual residence, nor does it determine whether a resale can transfer cleanly. It does, however, make transaction-level evidence more important: the registered owner, any mortgages or encumbrances, the identity of the contracting seller, payment destination and the legal basis for transfer should all be checked from current documents.

There is no reliable current public starting price in this record. PropertyHub showed zero units for sale and zero for rent at the time of review, while other major project directories also showed no available stock. Historic launch prices and instalment schedules remain online, but they belong to a different sales period and should not be presented as September 2026 terms. If a unit appears on the resale market, its asking price should be treated as a unit-specific secondary-market offer. If someone presents fresh developer or project-company stock, the payment plan, seller entity, ownership route and handover obligations need to come from the current contract rather than an archived brochure.

The location is much clearer than the commercial position. The project is in Pa Khlok, Thalang, around Ao Por on Phuket’s east coast. An independent 2017 project review published coordinates at 8.047156, 98.428971, while current address directories place the scheme on or just off Phuket Rural Road 4007 in Moo 6. This is a distinct part of Phuket from the dense west-coast resort strips: the original concept leaned on bay views, low-rise residences and hotel-style services. For a buyer considering the project today, the sensible starting point is therefore the real asset on site — its condition, legal title, common areas and actual management arrangements — rather than the lifestyle promises attached to the original launch.

Ownership format

The project was marketed as a low-rise condominium with freehold title. A foreign buyer can register freehold ownership only within the statutory 49% foreign-ownership quota for the condominium; a leasehold structure is generally used where freehold quota is unavailable. The title, registered description of the selected unit and remaining foreign quota should be verified for the actual transaction.
