Space without mass density

There are 57 houses, while the original models range from roughly 317.5 to 590 sqm. That is a very different proposition from a dense estate of near-identical homes. Families can choose for plot, orientation, internal zoning and parking rather than only bedroom count. For households needing several bedrooms, work rooms, staff space and proper car storage, the physical format can offer more flexibility than a large condominium at a similar overall budget.

Six distinct house types

The confirmed original lineup runs from Dahlia to Aqua Star, with meaningful differences in size, bathrooms, parking and land. That variety is useful, but it makes portal comparisons easy to get wrong. A 320 sqm resale at THB 14.5 million is not directly comparable with a roughly 550 sqm Freesia or a 590 sqm Aqua Star. Before negotiating, identify the original model and separate the developer specification from later extensions, conversions and seller-entered data.

Real resale price discovery

Developer sales are closed, so each owner sets their own terms. In August 2026 the lowest public ask I verified was THB 14.5 million, while other platforms showed homes from THB 17 million and above. That creates useful price dispersion, but the work shifts to inspection, documents and refurbishment budgeting. The cheapest asking price is only meaningful if the house is technically sound and legally clean enough to avoid a large hidden catch-up cost.

Road-led Bangkok location

The estate is set inside Soi Phatthanakarn 69 rather than directly on a major road. Access is built around Phatthanakarn Road and onward driving toward Rama 9, the motorway and eastern Bangkok. For a multi-car family this is a coherent location strategy. For someone who wants to walk out of the gate and board urban rail, it is less convincing; the first and last mile still need to be solved.

Condition matters more now

Age is not automatically negative, but it increases the importance of physical due diligence. Two houses of the same original model can now have very different roofs, waterproofing, electrical systems, kitchens, air conditioning and pool equipment. A proper survey should look for water ingress, settlement, termites, drainage issues and unapproved alterations. On houses of this size, those items can move the real acquisition cost by millions of baht.

The Star Estate at Pattanakarn 69 is a mature gated housing estate by Eastern Star Real Estate PCL in eastern Bangkok. Eastern Star’s own corporate history says the company expanded into Bangkok in 2004 with three Star Estate projects, including Pattanakarn 69. A 2016 annual report still lists this scheme separately as a detached-house development in Prawet on 23 rai 3 ngan 30 square wah of land. Across specialist project databases, the consistent project count is 57 houses. The naming varies — The Star Estate @ Pattanakarn 69, The Star Estate Pattanakarn 69 and The Star Estate at Phatthanakarn 69 all appear — but the address, developer and project size line up. There is no evidence that these names refer to different phases. For a buyer, the small number of homes is more meaningful than generic “exclusive” marketing: resale supply tends to come from individual owners rather than from a large pool of interchangeable developer stock.

This is now a resale proposition, not an off-plan purchase. Home.co.th marks the original developer sales as closed, while current portals show a handful of individual houses on the market. The lowest recent asking price I could verify was THB 14.5 million on DDproperty, with a listing dated 19 August 2026; other live asking prices were higher. That figure should be treated as a market floor, not a project price list. Houses vary substantially by original model, plot size, renovation history and condition. Historic project sources put usable areas at roughly 317.5–590 sqm, with plots starting around 84 square wah and some original types on much larger plots. Current resale listings around 320–370 sqm sit at the smaller end of the original range. Comparing two asking prices without matching the underlying model and land is therefore likely to produce the wrong conclusion.

The original house mix is unusually broad for a 57-home estate. Historic project material identifies six models: Aqua Star, Bell Star, Crystal Star, Dahlia, Evergreen and Freesia. These were designed as three-storey houses with three to five bedrooms, five to seven bathrooms and two to four parking spaces. Dahlia is the smallest confirmed type at about 317.5 sqm on an 84-square-wah plot. Crystal Star is 370 sqm, Evergreen 372 sqm, Bell Star 470 sqm, Freesia about 550 sqm and Aqua Star 590 sqm. Aqua Star was also marketed with a 17-metre private swimming pool. This explains why a single “average house price” is not especially useful here. A buyer is choosing a particular combination of architecture, internal area, land, later alterations and physical condition rather than merely buying access to the same standardized product.

The shared amenities are oriented to year-round family living rather than resort-style turnover. Historic and current profiles repeatedly mention a clubhouse, communal swimming pool, fitness room, sauna, landscaped communal areas, a jogging track, children’s facilities, 24-hour security and CCTV. Because the estate is mature, the checklist should go beyond whether an amenity appears in an old brochure. A resale buyer needs to understand how the common areas are actually maintained today, what the annual or monthly common charges are, whether major repairs have been completed, and how the roads, drainage, security systems and clubhouse are being funded. The original product promised generous three-storey homes and privacy for 57 families; the practical 2026 question is how well both the individual house and the estate infrastructure have aged.

The project sits inside Soi Phatthanakarn 69 in Prawet. Current address records, Eastern Star’s annual report and a SAM asset record all place it in Prawet, Bangkok 10250. Older property articles sometimes label the area as Suan Luang, probably reflecting broader Pattanakarn-area naming rather than the present administrative address. Homenayoo published project coordinates of 13.723009, 100.663328 and describes the gate as roughly 450 metres inside the soi from Phatthanakarn Road. This is not a station-front housing estate. Its location makes more sense for households that drive and want road access toward Pattanakarn, the Rama 9 corridor and eastern Bangkok. Buyers who expect a door-to-train commute should test the actual first and last mile rather than relying on broad claims that the project is “close to the city.”

Ownership needs more care here than it would in a condominium. The product is a house on its own land plot. A foreign individual generally cannot register Thai land directly in their own name, except through narrow statutory exceptions subject to specific conditions and approval. A commonly used lawful approach is a registered land lease, normally for up to 30 years per lease term, with rights to the building structured separately where the documents allow. One public SAM record for house no. 66/58 inside the estate identifies Chanote title deed no. 20522. That is useful evidence that this particular resale asset has a full land title, but it is not proof that every plot in the estate has identical title documentation. Before any deposit, the selected house needs its own title search, ownership check, encumbrance review, boundary verification and review of permits for later additions or renovations.

The core attraction of The Star Estate Pattanakarn 69 is that it is a finished, lived-in housing product with large internal areas and individual land in an established part of eastern Bangkok. The trade-off is that age moves due diligence from the brochure to the building itself. On a new house, buyers spend more time judging the developer and promised specification. Here the inspection needs to focus on the roof, waterproofing, façades, electrical capacity, water systems, air conditioning, settlement, drainage, timber, built-ins and any private pool. On a 300–590 sqm house, deferred maintenance can represent a serious post-purchase budget. A low entry price may still be attractive, but only after purchase price, immediate repairs and medium-term refurbishment are considered together.

Ownership format

This is a house with its own land plot. A foreign individual generally cannot register the land directly in their own name; any registered land lease of up to 30 years per term and separate building rights must be structured and checked for the specific transaction. SAM confirms a Chanote title for one house in the estate, not for every plot.
