A mature estate
The strongest resale advantage is that the community can be judged as it actually operates. Buyers can see mature landscaping, neighbouring houses, internal traffic, clubhouse use and common-area maintenance rather than buying into a rendering. The same maturity also means a proper technical inspection is appropriate for a house first delivered around 2018.
Four original sizes
The source record supports original house types from 210 to 399 sqm with four or five bedrooms. That gives families a meaningful choice based on household size, parking, work-from-home needs and multigenerational use. Resale houses may have been altered, so the marketing model name should be matched to the actual plan and registered documents.
Useful shared facilities
A clubhouse, 6 by 25 metre saltwater pool, gym, work space, steam room, gardens and children's playground reduce the need to leave the estate for every leisure activity. That is particularly relevant for families. The trade-off is recurring estate cost and management quality, both of which need current verification.
East-Bangkok access
The address is logical for households moving regularly through Phatthanakan, Srinakarin, On Nut, Bangna or toward Suvarnabhumi. Major parks, retail, hospitals and international schools are within the wider east-Bangkok catchment. It is much less compelling for a household expecting a walkable rail-based lifestyle.
Active resale choice
Current stock covers several house sizes and a broad range of renovation and land conditions. That gives buyers room to compare rather than depend on a single developer release, but it also makes one headline 'project price' misleading. The THB 13.9M lower anchor belongs to one specific resale house; larger or upgraded properties ask substantially more.
About the project
Burasiri Pattanakarn is a completed Sansiri gated community of two-storey detached houses in Prawet, eastern Bangkok. Launched and substantially completed in 2018, it contains 162 homes across roughly 55 rai. The scale is large enough to support a full clubhouse, pool, gym, landscaped common areas and a dedicated children's zone, yet it is still far smaller than the huge suburban estates with several hundred or more plots. For a buyer in 2026, this is fundamentally a resale market. Sansiri now lists Burasiri Pattanakarn among its past projects, while active stock comes from individual owners and brokers. As a result, two houses that began as the same model can now differ materially in renovation quality, furnishing, landscaping, extensions, land size and asking price.
The site is on the newer Phatthanakan road corridor in Prawet, between the denser eastern Bangkok districts and the large residential, retail and green zones around Srinakarin, Suan Luang Rama IX and Bangna. It is best understood as a car-oriented address. A detailed DDproperty location review from the launch period specifically noted that the immediate stretch of the new road had limited walkable daily amenities, while drivers had several ways to connect toward On Nut, Srinakarin, Chaloem Phra Kiat Rama IX, the outer ring road and expressways. That distinction still matters: being connected to many parts of Bangkok by road is not the same as living in a neighbourhood where most daily needs can be handled on foot.

One of the project's practical strengths is the combination of private-house living with established shared facilities. Multiple sources confirm a clubhouse, a saltwater pool of roughly 6 by 25 metres, fitness facilities, co-working or meeting space, a steam room, landscaped gardens and an educational playground. Controlled access, CCTV and 24-hour security are also part of the estate setup. Mature facilities are useful because a buyer can inspect them rather than relying on renderings, but they also create recurring operating costs. We could not verify a current common-fee schedule from a strong public source, so any purchase should include a check of the current estate fee, payment history attached to the house and the community's management rules.
The original house catalogue appears broader than some later sales summaries suggest. More complete project profiles identify four types: Song Saa at 210 sqm, Velaa at 257 sqm, Ariara at 299 sqm and Amanwana at 399 sqm. Some later-period sales material describes only the three larger designs from 257 to 399 sqm. This does not look like a separate development or a naming collision: 210 sqm houses are still traded inside Burasiri Pattanakarn, and older project profiles name Song Saa explicitly. For a resale buyer, the model name is therefore useful background rather than sufficient proof of the current configuration. The actual approved plan, registered land area, building area and any extensions matter more.
Sansiri originally positioned the architecture around a resort-like 'urban sanctuary' idea, with semi-outdoor spaces, gardens and design measures intended to reduce heat gain. An official Sansiri video described its Cooliving Designed Home approach and elder-care features, while design coverage explained roof overhangs, solar-powered attic ventilation, shading screens and other passive-comfort measures. In 2026 these should be treated as the original design concept, not as a guarantee that every resale house remains exactly as delivered. Owners may have enclosed terraces, replaced glazing, changed roof details, added rooms or remodelled gardens. A house inspection should therefore test the built condition rather than simply assuming the original specification is intact.
The standard sizes are substantial enough for households that genuinely need four or five bedrooms. Song Saa is published at 210 sqm with four bedrooms and five bathrooms; Velaa at 257 sqm with four bedrooms and four bathrooms; Ariara at 299 sqm with four bedrooms and five bathrooms; and Amanwana at 399 sqm with five bedrooms and five bathrooms. Historical project cards show parking increasing from two cars on the smaller designs to four on Amanwana. Current listings also advertise homes of 220, 250, 329 and 448 sqm, among other figures. Those variations can come from extensions, renovations, different measurement practices or genuinely modified layouts, which is why the resale listing should be matched against the house documents rather than forced into the original brochure category.
The 2026 resale market shows a wide price spread. Around the end of August, public portals carried stock from roughly THB 13.9M for a 210 sqm house on about 64 sq wah, around THB 17.5M for a 257 sqm house on about 70 sq wah, and much higher asking prices for larger, extended or particularly positioned homes, including offers in the THB 30M-40M range and above. The gap is not simply a function of floor area. Plot orientation, proximity to the clubhouse or garden, land size, renovation age, furniture, private additions and seller motivation all influence asking prices. The THB 13.9M figure should therefore be read only as a lower market anchor observed at the research date, not as an expectation that most houses can be bought at a similar level.
The surrounding geography works best for households already oriented toward east Bangkok. Historical project information places Suan Luang Rama IX Park at about 4 km, Airport Rail Link Hua Mak at 5.2 km, Seacon Square at 5.5 km, Samitivej Srinakarin Hospital at about 6.5 km, Wellington College International Bangkok at roughly 8 km, Central Bangna at around 9 km and Suvarnabhumi Airport at about 15 km. These are distance references rather than travel-time promises. The road network offers multiple choices, but peak-hour conditions can change journey times dramatically. A family choosing the estate because of a school, office or airport routine should test the real trip at the hours that matter.
A completed estate also gives buyers evidence that an off-plan project cannot provide. They can see how the trees have matured, whether the clubhouse is busy, how security operates, which internal roads carry more traffic, which plots receive stronger afternoon sun and how neighbouring owners maintain their houses. That is a genuine advantage. The corresponding risk is age: a house delivered around 2018 is no longer new simply because it has been lightly occupied. Roofs, waterproofing, drainage, air-conditioning systems, exterior paint, termite control, water heaters and any owner-built extensions deserve plot-specific technical due diligence. Sansiri's brand and the estate's good presentation do not replace an inspection of the actual property being purchased.

Ownership format
Public listings offer houses with land and building title transfer, but that does not mean a foreign buyer can automatically register the land in their own name. Thai law generally restricts direct foreign land ownership, with narrow statutory exceptions subject to specific conditions and approvals. We did not find a specific to the project foreign-buyer ownership programme published by Sansiri for Burasiri Pattanakarn. If the buyer cannot hold the land directly, any registered long-term land lease and the ownership position of the building need to be documented and reviewed before a deposit is paid.
Home types & sizes
The smallest confirmed original design. Early project profiles list four bedrooms, five bathrooms and two parking spaces. Around late August 2026, houses of roughly this size appeared on the resale market from about THB 13.9M-14.9M. Some later sales-era summaries omit Song Saa from the core range, so the original plan and any subsequent alterations should be checked for the actual house.
One of the three models consistently shown in later project reviews. Launch-period sources indicate land from roughly 76 sq wah and two parking spaces. By late August 2026, public offers for 257 sqm houses were around THB 17.5M-20.9M, with differences in land size, furnishing and condition.
