The project was completed in 2011, so a buyer can inspect the actual building, common areas and unit instead of relying on launch material. The trade-off is equally practical: maintenance quality matters more than brochure promises, and it has to be judged from the building as it operates today.
Low absolute entry price
Resale asking prices in 2026 started around THB 850,000. That makes the project accessible in absolute terms, but a low purchase price can be offset by renovation needs, outstanding common charges or a weaker unit position. Comparing two units here means looking beyond the headline price to the building, floor, condition, title and seller documentation.
Mostly compact stock
The resale evidence is concentrated around compact one-bedroom units of roughly 28–30 sqm, with some larger examples. That can suit a single resident, a couple or a buyer prioritising a lower cash outlay. It is less useful for someone who needs a clear two-bedroom family layout unless suitable stock can be found and verified on the market.
Road link before rail
Prawet provides access to the On Nut, Srinakarin and Pattanakarn road network, while rail requires a short connecting trip. Portal estimates put Si Nut at about 2.7 km and Hua Mak Airport Rail Link at roughly 3.2 km by road. The location should therefore be tested as a real commute, not judged from a generic “near station” label.
Foreign quota is unit-specific
Listings can describe a resale unit as freehold, but a foreign buyer still needs quota availability confirmed at the condominium level. Thailand’s 49% foreign-ownership ceiling applies to the registered condominium as a whole, so the transferable ownership form for the chosen unit must be checked before commitment.

The same property also appears on major portals as Pruksa Warin and under the Thai name พฤกษาวารินทร์. Multiple project databases agree on a 2011 completion, nine floors and 158 units. That changes the way the project should be judged: this is no longer a developer-launch story. A buyer is looking at individual resale units, so the useful questions are the unit’s actual condition, the building’s maintenance, the seller’s title and the condominium juristic person’s records.
The scheme is modest in scale compared with many newer Bangkok projects. PropertyHub and ENNXO describe two buildings, and DDproperty’s narrative does the same, although one DDproperty structured field lists one block. Two buildings is therefore the better-supported working figure, but the inconsistency matters enough to keep on record. When viewing a unit, the building letter or number, access route, lift position, parking arrangement and the unit details in the title documents should all line up with what the advertisement says.

Current resale stock places the project at the budget end of the Bangkok condominium market. In 2026, major portals showed asking prices from roughly THB 850,000 to THB 1.3 million. Most observable stock is compact one-bedroom accommodation: listings include 27.8, 28, 29.05 and 29.8 sqm units, while DDproperty has also shown a one-bedroom unit of about 40 sqm. These are live or recent resale examples rather than the developer’s original unit schedule, so they are useful for understanding what actually trades today but should not be treated as a complete catalogue of every layout in the building.
The repeatedly confirmed shared facilities are straightforward: a swimming pool, fitness area, lifts, parking, landscaped or garden space, 24-hour security and CCTV. Some portal profiles show a much longer amenity list, but several of those items are not consistently supported elsewhere. For a building completed in 2011, the practical issue is not how many amenity icons appear online. A buyer should see the pool and gym in person, inspect the common areas and ask how repairs, reserve funds and recurring maintenance are being handled by the juristic person.
Transport is more realistic as a mixed road-and-rail setup than as a true station-front location. Condothai places the project about 2.7 km from Si Nut on the Yellow Line, while a recent Dot Property listing puts Hua Mak Airport Rail Link at roughly 3.2 km by road. Older project descriptions similarly suggest reaching Hua Mak and continuing by local transport. That can work well for residents who use a car, taxi or motorcycle connection, but anyone planning a daily rail commute should test the trip at the actual times they expect to travel rather than relying on broad “near transit” marketing.
For a foreign buyer, the decisive ownership question is unit-specific quota availability. Thai government guidance states that foreign ownership in a registered condominium cannot exceed 49% of the total unit area. Resale listings in this project include units marketed as freehold, but an online tenure label is not enough to complete a foreign purchase. The condominium juristic person should confirm the foreign quota for the selected unit, and the title, seller identity, debt-free certificate and transfer documentation should be checked before the transaction is funded.
The naming needs more care than usual because several similarly named projects sit in the same part of Prawet. PropertyHub separately lists Prueksathani 2 Condotel, Prueksa Thani Fifth Condotel and Prueksa Thani Life Condotel nearby. A resale advertisement therefore needs to match on more than the words “Prueksa Thani”: address, building, photographs, unit details and title documents should all point to the same property. The alternative name Pruksa Warin adds another layer of potential confusion for buyers searching across portals.
Golden To Be Properties Co., Ltd. is identified as the developer in multiple databases, and the same name is associated with other projects in the Prueksa Thani series. A current primary project page for Prueksa Thani 3 itself was not located. For a completed resale building, that is not fatal: the transaction ultimately depends on the seller’s title and the condominium’s records rather than on an active developer sales office. It does, however, shift due diligence toward the title deed, debt-free certificate, foreign-quota confirmation and the juristic person’s current records.
PropertyHub and Condothai both show a common-area charge of THB 22 per sqm, but the accessible profiles do not make the billing period or the 2026 validity of that figure sufficiently clear. It is therefore not used here to build a monthly ownership-cost estimate. A buyer should ask the juristic person for the current rate and recent statements for the selected unit. That is more useful than assuming an old portal field still reflects what the present owner is being charged.
The spread between observed asking prices is meaningful even in a small sample. That is typical of resale stock, where floor, renovation quality, furniture, outlook, seller urgency and documentation can matter as much as the project name. Prueksa Thani 3 does not have a verified single “project price” today, so THB 850,000 should be read as a search-floor reference rather than a valuation for every unit. If one apartment is materially cheaper than another, the reason should be visible in the unit’s condition, size, position or legal file rather than assumed from the advertisement alone.
Ownership format
Units are traded on the resale market as individually owned condominium units, and current listings include freehold stock. A foreign buyer can register freehold only while the building remains within Thailand’s foreign-ownership quota of no more than 49% of the total unit area. The juristic person’s quota confirmation for the specific unit should be checked before funds are committed.
Unit types & sizes
This is the most consistently observed size band in current listings. Units appear on different floors and include Building B stock; layout, balcony, furniture and condition are seller-specific, so the advertised area should be checked against the title before purchase.
DDproperty has shown a 40 sqm unit asking THB 1.3 million. It demonstrates that larger one-bedroom stock exists, but it is not evidence of a formally documented developer layout series.
