Why this project is worth a look
Inspect what already exists
The estate is complete and occupied, so a buyer can judge the street environment, facilities and the exact house rather than relying on renderings. The key risk is no longer construction delivery; it is the condition and documentation of an older resale property.
Original models are traceable
The four developer house types from 160 to 219 sqm are well documented. That makes it easier to compare a resale with its original form and identify later extensions, altered rooms or unusually large advertised areas.
Resale pricing is house-specific
There is no current developer price list. Asking prices are driven by plot, renovation, condition and seller expectations; recent lower-end listings were around THB 6.49M–6.6M, while larger or extensively upgraded homes were materially higher.
Space over rail convenience
This is a suburban detached-house proposition rather than a station-front product. It suits buyers who value private residential space and are comfortable driving; it is a weaker fit for someone whose daily routine depends on walking to rapid transit.
Land rights need structuring
A foreign purchaser should not read a portal’s 'freehold' label as direct ownership of Thai land. The plot title, house ownership and any lease or other registered right need to be reviewed for the specific property and buyer.
About the project
Perfect Place Pattanakarn-Srinakarin is a mature gated housing estate in Prawet, eastern Bangkok. It is no longer a developer-led new launch: the practical buying market is resale, so the decision is about an individual house rather than a uniform piece of new stock. Property Perfect Public Company Limited developed the estate, and older project material consistently presents Perfect Place here as a two-storey detached-house community. That distinction matters because a resale buyer is dealing with the physical condition, alterations and title documents of one specific property, not simply the original brochure specification.
Property Perfect remains an operating Thai real-estate developer and is still identified by the Stock Exchange of Thailand as a listed property-development company in 2026. That helps establish the project’s origin, but it does not make the developer the counterparty in a normal resale. The estate is sold out, so buyers are generally negotiating with an existing owner. Old launch promotions, developer payment schedules and historical incentives are therefore background information only. The live transaction depends on the seller’s title, any registered encumbrances, outstanding estate charges and the documents attached to the specific plot and house.

The original house range is unusually easy to reconstruct. Four detached-house designs appear repeatedly across older project sources: Castel at 160 sqm, Victor at 175 sqm, Varda at 193 sqm and Valencia at 219 sqm. Each was marketed with three bedrooms, three bathrooms and parking for two cars. Current listings often advertise larger built areas — around 198, 204, 250 or even 276 sqm — because homes have been extended or reconfigured over time. Those larger figures should not be treated as original developer specifications. For due diligence, the useful comparison is the current physical house versus the original type and the registered documents for any later additions.
The estate sits in Prawet with access through Soi On Nut 80 and the 80/5 branch. A detailed historical project review gives coordinates of 13.714583, 100.670108, while recent resale listings use the address 7/24 Soi On Nut 80 Yaek 5. This is a suburban Bangkok location positioned between the On Nut, Pattanakarn and Srinakarin corridors. It is not a walk-out-of-the-gate rail project. Daily life is likely to be more car-dependent than in a central condominium, although the broader district is established and connected to Srinakarin Road, On Nut Road and the Ban Thap Chang side of the city. That trade-off is central to the project: more private residential space, but less immediate transit convenience.
Shared facilities reported for the estate include landscaped common areas, a swimming pool, fitness facilities, a clubhouse, sauna or steam facilities, security and CCTV. Because the estate has been operating for years, the existence of a facility on an old specification sheet is less important than its current maintenance. A buyer should look at the actual condition of the pool, internal roads, drainage, landscaping and security operation, then confirm the current common charges with the seller or the estate management. Public project pages do not provide a reliable up-to-date maintenance fee, so no fee figure is presented here.
Pricing now reflects individual resale homes rather than a developer price list. Historical launch material showed prices from about THB 5.99M, but that is not a current offer. In September 2026, recent listings were asking around THB 6.49M to THB 6.6M at the lower end, while larger, extended or more heavily renovated houses were closer to THB 9.9M–10.9M and above. An older listing at THB 6.2M still appears in search results, but its live availability could not be verified on 4 October 2026. For that reason, THB 6.49M is used as the current lower verified anchor rather than the absolute lowest number found anywhere online.
For a foreign buyer, the legal structure is fundamentally different from buying a foreign-quota condominium. These are landed houses. Under Thailand’s land rules, foreign individuals generally cannot acquire direct freehold title to the land except in narrow statutory circumstances. A portal may label a resale house as freehold because the property itself is freehold for an eligible Thai owner, but that does not make the land directly ownable by a foreign purchaser. The land title, the ownership of the building and any lease or other registered right have to be checked for the chosen house. A registered lease of immovable property is generally capped at 30 years, and future renewals should not be treated as equivalent to permanent ownership.
A completed estate removes development-completion risk but replaces it with property-specific condition risk. Two houses that began as the same model can be very different after more than a decade of use. Renovation quality, roof and wall condition, water systems, electrical work, drainage, air-conditioning, pest history and undocumented extensions can materially change both value and future maintenance cost. A freshly renovated interior is useful, but it is not a substitute for checking the structure and paperwork. This is particularly important where the advertised floor area is materially larger than the original 160–219 sqm developer range.
The project therefore works best as a conventional residential resale rather than a packaged investment proposition. There is no credible public basis for a guaranteed rental yield or automatic capital growth. Resale liquidity will depend on the house itself: plot position, condition, usable area, renovation quality, asking price and how easy it is for the next buyer to understand the documents. The advantage is transparency of the physical product — the estate and the house can be inspected now. The downside is that there is no single standard contract, unit condition or payment plan across the project; every resale needs its own verification.
Before paying a deposit, it is useful to separate three things that a resale advertisement may present as one: the land parcel, the registered house and any physical extensions added later. Mature estates accumulate modified kitchens, covered terraces, carports, work rooms and service areas over time. A larger advertised built area can be perfectly legitimate, but it should be supported by the relevant records rather than assumed from a floor plan or broker description. A Thai buyer will mainly be checking clean title and encumbrances; a foreign buyer has the additional land-rights issue. Transfer costs, unpaid common charges, included furniture and the condition of fixed equipment can also move the real acquisition cost far more than the project’s decade-old launch price.
Ownership format
A foreign buyer generally cannot hold direct freehold title to Thai land. The specific plot title and the lawful structure for the land and the house must be checked for the selected resale; a registered lease of immovable property is generally limited to 30 years.
Home types & sizes
The smallest of the four documented original two-storey models, with three bedrooms and parking for two cars. Older project material shows a living area, dining space, kitchen and a terrace linked to the main bedroom. Resale extensions should be checked against the original 160 sqm layout.
A two-storey three-bedroom layout with two parking spaces. The original description includes a separate kitchen and a balcony to the main bedroom. Current resale condition may differ substantially after years of renovation or extension.
A larger original model with three bedrooms, three bathrooms and parking for two cars. Older material separates the main living space, an additional lounge, dining area and kitchen. Any present-day enlargement should be reconciled with the property documents.
The largest of the four documented original designs, with three bedrooms, three bathrooms and two parking spaces. Historical project material also lists an additional lounge, kitchen and staff room.
These cards describe the original developer house types. Current resale listings may show larger built areas because of later extensions or reconfiguration; that does not by itself prove the larger area was part of the original or is fully registered. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 6.49M in a recent DDproperty resale listing published on 17 Sep 2026 and checked on 4 Oct 2026. This is a lower verified resale-market anchor; availability, condition and final terms must be confirmed for the specific house.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families looking for a detached two-storey home in an established east-Bangkok estate rather than a high-rise apartment.; Buyers who prefer an existing resale that can be inspected in its current condition before committing.; Households comfortable using a car and willing to trade immediate rail access for more private residential space.; Buyers prepared to review the exact plot title, alterations, physical condition and ongoing costs of the selected house.; may not suit: A buyer who needs a rapid-transit station within an easy daily walk.; A foreign purchaser expecting to register ordinary direct freehold ownership of the land in their own name.; Someone seeking brand-new developer stock with a standard specification, one price list and a primary-market payment schedule..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Published unit counts conflict: older Homenayoo and Checkraka material and several aggregators show 145 homes, while PropertyHub and DDproperty show 147. This record uses 145 because it aligns better with the earlier project-specific material.
- The exact completion year is inconsistent. Some portals show December 2013, development references span 2013–2015, and DDproperty labels the project 2016. The estate is clearly completed, but no single completion year is stated here.
- Some aggregators add a roughly 190 sqm three-storey townhouse to Perfect Place. Older Perfect Place material documents four detached-house types, while the adjacent The Metro shares the same access area; the townhouse is excluded unless a primary source confirms it belongs to Perfect Place.
