Why this project is worth a look
Same size, different use
Type A and Type B are both roughly 148 sqm with three bedrooms, but the top floor differs: Type A gets an extra enclosed multi-purpose room while Type B substitutes a balcony. The useful question is not which plan is bigger, but which third-floor setup fits the household better.
An active resale market
October 2026 asking prices start around THB 3.5M, with several mainstream portals showing houses around the THB 3.6–4.0M range. That gives buyers genuine internal comparables, although condition and alterations can easily matter more than a few hundred thousand baht of headline price.
House space, house upkeep
Three storeys, three bedrooms and two-car parking deliver a family-home format that is difficult to reproduce in a similarly priced condominium. The trade-off is direct responsibility for roof, drainage, exterior works, extensions and private-house systems.
Rail needs a transfer
The Yellow Line is a few kilometres away rather than at the gate, so the location is strongest for drivers. A non-driver can still use the area, but daily mobility is more dependent on ride-hailing, feeder trips and traffic.
Land changes the deal
Because the townhouse is tied to land, condominium foreign-quota rules do not apply. A foreign buyer needs to resolve title and lawful acquisition structure before treating any particular asking price as an actionable purchase.
About the project
The Metro Phatthanakan - Srinakarin is an established three-storey townhouse community by Property Perfect in Prawet, off Soi On Nut 80 Yaek 5. Primary sales are long finished, so a 2026 buyer is not evaluating a developer launch; they are choosing between individual resale houses that have been occupied, renovated and maintained differently for more than a decade. The core product is unusually consistent across sources: 171 homes, three storeys, three bedrooms, three bathrooms, roughly 148 sqm of internal area and parking for two cars. That consistency is useful, but it should not be mistaken for uniform condition. Kitchens may have been rebuilt, rear service areas enclosed, carports changed and services replaced or neglected. At this stage of the project's life, the exact house matters more than the generic project specification.
There were two original house variants, Type A and Type B. Both are reported at around 148 sqm on plots starting at roughly 18.8–20 sq wah, with three bedrooms, three bathrooms and two-car parking. DDproperty breaks the stock down into 82 Type A homes and 89 Type B homes. The distinction is concentrated on the top floor rather than overall size. Type A includes an extra multi-purpose room next to the master suite, while Type B uses that area as a balcony. Both are reported with frontages of about five metres. That makes the choice more about how a household uses the third floor than about buying a materially larger house. On the resale market, however, owners may have altered the original arrangement, so the plan type is a reference point rather than proof of the present layout.

The design proposition is straightforward: provide much of the functional separation of a detached urban house without the land cost of a full detached-home plot. Living, dining and kitchen areas sit at ground level, two secondary bedrooms occupy the middle floor and the master suite takes the upper level. Older project descriptions also refer to roughly 2.7-metre ceilings and small landscape breaks inserted between groups of homes. For a family, that vertical zoning can be genuinely useful. Children, guests and work-from-home space can be kept away from the main living area, and Type A gives the top floor another room that can serve as an office, nursery or dressing room. The same verticality is the main lifestyle drawback. Anyone who wants step-free living, has older relatives at home or dislikes moving between floors every day should treat the three-storey layout as a real constraint, not a small inconvenience.
The resale market was active at the start of October 2026. PropertyHub had a listing refreshed on 6 October at THB 3.5 million, DDproperty showed an asking range of roughly THB 3.6–3.99 million, and other current advertisements sit in a similar band. Historical project pages put the original launch price around THB 3.89 million. That comparison is a useful reminder that a mature townhouse does not behave like a simple price-growth chart. Condition, plot position, renovation quality, extensions, seller urgency and documentation can matter more than the headline age of the project. The THB 3.5 million listing, for example, carries an atypical 120 sqm floor-area figure even though original plans and most databases support 148 sqm. A lower asking price should therefore be treated as a lead to inspect, not as proof that the same product is available cheaper.
This is a car-oriented location rather than a walk-to-rail address. The estate is mapped at Soi On Nut 80 Yaek 5 in Prawet. DDproperty places Yellow Line Si Nut at around 3 km and Srinagarindra 38 at around 3.2 km. Rail is therefore available as part of a journey, but it is not the frictionless everyday access associated with a condominium beside a station. The compensating advantage is road optionality. On Nut, Phatthanakan, Srinakarin and Chaloem Phra Kiat create several ways to move across eastern Bangkok, and Suvarnabhumi is on the same side of the city. For a household already using one or two cars, the location can make sense as a trade of transit walkability for more private space. For a non-driver, the first and last kilometres become a recurring cost in time and ride-hailing.
Shared amenities were designed around family use rather than resort-style density. DDproperty describes a clubhouse, a saltwater pool of about 12 by 23 metres, a fitness room, landscaped common space and 24-hour security; Home.co.th also lists the pool, garden, clubhouse, playground and security. Older marketing material mentions card-controlled access, CCTV and magnetic intrusion sensors installed at the houses. A resale buyer should separate those original specifications from current operating reality. Equipment ages, landscaping changes and security systems may be replaced or disabled over time. One resale advertisement updated in 2026 states a common charge of THB 700 per month, but no authoritative current fee schedule from the estate management was found. Treat that number as a question for the seller rather than a fixed ownership-cost input, and ask for recent invoices and any arrears before committing.
The completion history is not clean enough to compress into one supposedly certain date. Home.co.th reproduces an older consumer disclosure stating that construction began in January 2013 and was expected to finish in December 2014. ZmyHome currently labels the project as completed in 2013, LivingInsider metadata points to 2014, while DDproperty's narrative says the development was fully completed in 2018. None of those conflicts changes the present status: The Metro is clearly a completed, occupied estate. What remains uncertain is the exact year when the final phase or full build-out was finished. The registry therefore keeps the original expected completion year of 2014 and records the disagreement separately. For a resale decision, the house's own maintenance and alteration history is more decision-relevant than forcing a single completion year where the public record does not support one.
Project land area is another place where the sources need to be read rather than averaged. Several directories repeat a large figure of 97 rai 2 ngan 50 sq wah. Yet the older regulatory-style disclosure on Home.co.th states that The Metro itself occupied about 14 rai 3 ngan 69.1 sq wah, with roughly 2 ngan 51.4 sq wah of common area. DDproperty also notes that the detached-home zone of Perfect Place sits deeper inside the broader development. The most plausible interpretation is that the 97-rai number refers to a wider Property Perfect residential compound while the smaller number is specific to The Metro townhouse parcel, but there is not enough first-party evidence in the current public record to turn that interpretation into a hard fact. The dossier therefore preserves the discrepancy instead of publishing the larger figure as if it unquestionably described the townhouse project alone.
Foreign ownership requires a different mindset from buying a condominium. These townhouses are tied to land, so Thailand's 49% foreign condominium quota is irrelevant here. Thai government guidance states that direct land ownership by foreigners is generally restricted. A narrow statutory route exists for up to one rai of residential land, but it requires at least THB 40 million of qualifying investment, a prescribed holding period and permission from the Interior Ministry. As a result, a resale advertisement that labels the house 'freehold' tells you the tenure available to a buyer who is legally entitled to hold the land; it does not mean every foreign purchaser can register the plot personally. Before price negotiation becomes meaningful, the buyer needs the actual land title, ownership history and a lawful acquisition structure appropriate to their status. A nominee Thai company should not be treated as a shortcut around those restrictions.
The Metro Phatthanakan - Srinakarin therefore works best as a mature family-home option rather than a speculative new-build story. The buyer can inspect the finished estate, compare multiple resales and see the exact house before paying. The strongest case is for someone who values 148 sqm, three bedrooms, two-car parking and a private plot more than walking distance to rapid transit. The weaker case is for a buyer who wants low-maintenance condominium ownership, single-level living or straightforward foreign ownership of the underlying land. Technical inspection should be house-specific: roof and water ingress, drainage, electrical and plumbing condition, termite evidence, rear extensions, carport modifications and consistency between physical area and title documents. In a project of this age, a well-kept house at a fair price can be a very different purchase from a cosmetically attractive but poorly maintained one only a few doors away.
Ownership format
The project was sold as freehold house-and-land property for buyers legally entitled to own Thai land. For a foreign buyer, that does not create an ordinary right to register the plot directly in their own name: foreign land ownership is generally restricted, while the narrow statutory route requires at least THB 40M of qualifying investment and Interior Ministry permission. The title and lawful acquisition structure must be checked for the specific resale; nominee-company structures are not treated as a solution.
Home types & sizes
Three-storey home; DDproperty reports 82 Type A units, roughly 5 m frontage, two-car parking and an extra multi-purpose room on the top floor beside the master suite.
Three-storey home; DDproperty reports 89 Type B units, roughly 5 m frontage and two-car parking. The top floor uses a balcony where Type A has the extra enclosed room.
Original plan sources consistently support roughly 148 sqm and plots starting around 18.8–20 sq wah. Some resale listings show 120 sqm; that is not treated as a separate original plan without house-specific documentation. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The mapped project address is Soi On Nut 80 Yaek 5, Prawet, Bangkok; Think of Living provides project-level coordinates for this location.
- DDproperty places Yellow Line Si Nut at roughly 3 km and Srinagarindra 38 at about 3.2 km, so rail is accessible but not walk-at-the-gate transit.
- Driving routes can be distributed across On Nut, Phatthanakan, Srinakarin and Chaloem Phra Kiat; actual journey times remain traffic-dependent.
- The Metro sits within a broader Property Perfect residential environment that also includes a Perfect Place detached-home zone, so the townhouse project should not be merged with that neighbouring scheme.

Price & purchase terms
- Current price: From THB 3.5M in a PropertyHub resale listing refreshed on 6 October 2026. This is a lower resale-market anchor rather than developer inventory; the individual house, floor area, plot, condition, availability and transaction terms need to be confirmed separately.
- Completed: 2014
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Full-completion year conflicts across sources: the older disclosure targeted December 2014, ZmyHome says 2013, LivingInsider metadata points to 2014 and DDproperty says 2018. The estate is clearly completed, but the exact full-build-out year is not established without primary confirmation.
- Project land area conflicts: directories repeat 97 rai 2 ngan 50 sq wah, while an older disclosure specific to The Metro states about 14 rai 3 ngan 69.1 sq wah. The larger figure may refer to the broader Property Perfect compound, but that interpretation is not confirmed by a current primary source.
- One current resale listing states a THB 700 monthly common charge, but no authoritative 2026 estate-management fee schedule was found. The current rate and any arrears should be verified from the seller's latest documents.
