Why this project is worth a look

A distinctive spatial idea

Double-height living rooms and glazed A-frame ends are recognisable features across the published designs. Their real value is best judged in a completed home, where comfort, heat control and the condition of the building envelope can be assessed together.

Private outdoor living

Every published Tukad Huts format includes a personal pool and garden rather than reliance on shared leisure facilities. The extra privacy also means that cleaning, pumps, landscaping and repair costs need to be budgeted at the individual-property level.

A choice of sizes

The company identifies one-, two- and three-bedroom layouts with materially different building and land areas. That offers several ways to use the same design concept, although room position, stairs and the separation of living spaces are just as relevant as the headline bedroom count.

Built, not newly launched

The development is shown in Balitecture's completed and sold-out portfolio. A buyer can investigate an existing villa rather than depend only on an off-plan promise, but there is no confirmed live resale offer to evaluate yet.

An identifiable design team

Balitecture takes responsibility for the architecture and construction in its own project account and reports an industry award for the three-bedroom villa. The brand's published history does not replace checks on the current owner, the underlying legal title or the terms of a resale.

About the project

Tukad Huts is a collection of private-pool villas in Kerobokan, Bali, developed and built under the Balitecture name. It is not being presented by the company as an active release. Balitecture places it among its completed, sold-out developments, while the old one- and two-bedroom sales listings on its realty website are marked sold. That distinction matters more than the design language or a previous asking price. A buyer looking at Tukad Huts in October 2026 would need to find an actual owner willing and able to sell or transfer their interest. None of the public material reviewed establishes a currently available resale unit, its asking price or the legal rights that could be transferred today.

The project has a clear architectural signature: steep A-frame roofs, a largely glazed gable and a living space that rises to the roofline. A mezzanine or upper level occupies part of that tall interior. This gives a relatively small footprint a sense of height without requiring an expansive site. For an owner, the proportions are more than an aesthetic choice. The practical questions are where direct sunlight enters, how warm the roof-level bedrooms become, whether the glazing and seals have been maintained and how comfortable the stairs are for everyone using the house. An attractive architectural concept is a useful starting point; it is not a substitute for walking through a specific villa after several tropical seasons.

There are three published bedroom formats rather than three verified construction phases. Balitecture presents one-, two- and three-bedroom Tukad Huts homes as part of the same development. Each has a private pool and garden, so the main outdoor amenity sits within the individual villa rather than in a shared clubhouse. The company also describes furnished interiors, sunken seating areas, semi-outdoor bathrooms, kitchen appliances and finishes using Palimanan stone, Bengkirai hardwood and Sukabumi pool tiles. Those specifications are relevant to understanding how the original homes were delivered. On a resale, however, the sale contract and inventory need to establish which fittings and furniture remain and which items have been replaced or removed by the present owner.

The one-bedroom design is unusually explicit about how its space is used. Balitecture identifies Unit 2 as an 88 m² building on a 127 m² land plot. The principal living area, dining table and kitchen sit downstairs, while the bedroom occupies the upper volume beneath the sloping timber roof. A private pool, decking and a garden form the outdoor part of the home. The arrangement makes sense for a couple or an individual who values a separate house and a private swimming space more than multiple enclosed rooms. It is less self-evidently suitable for someone with mobility limitations, substantial storage needs or a preference for all essential rooms on one level. Building area also should not be confused with net usable interior floor area.

The two-bedroom design has a different balance. Its official portfolio entry gives a 166 m² building on 177 m² of land. Both bedrooms are upstairs, each with a bathroom, leaving the lower level for shared living, cooking and dining beside the pool. The published specification also includes a partially outdoor bathing space and an outdoor shower. Two couples sharing a holiday home, or a small family, may appreciate the separation between sleeping rooms and the communal areas. But a generous glass opening directly onto a pool makes supervision of children, privacy from neighbouring properties and the condition of doors and drainage practical considerations, not afterthoughts. The number of bedrooms alone cannot answer whether a particular villa suits long stays.

Balitecture's three-bedroom portfolio record specifies 237 m² of building area and a 229 m² plot, with 2023 given as the build year. It describes the larger house as a modern tropical A-frame and reports a 2025 International Property Awards win in the Architecture – Single Residence, Indonesia category. That reported recognition attaches to the three-bedroom design; it should not be read as a certification of every property in the development or of the buyer's prospective legal position. The public entry does not supply a verifiable current offer for that house. Nor does a building year for one design establish a common completion or handover date for every villa in a multi-unit development.

The location is better understood at neighbourhood level than as a precisely mapped site. The developer consistently names Kerobokan, within Kuta Utara in Badung, and describes it as lying between Seminyak and Canggu. A map listing under the Tukad Huts name suggests Jalan Raya Kerobokan as the street, but the developer does not confirm a precise gate or parcel address. That street-level clue should not be mistaken for a verified boundary or survey point. Promotional sales copy refers to short drives to Petitenget Beach and neighbouring centres. Those claims cannot be checked against the development gate without its exact location and a route, so they are not used as verified travel times. Kerobokan can serve very different lifestyles depending on the access road, traffic and immediate neighbours; the actual entrance is a key part of any property visit.

The historical pricing record is incomplete but informative when treated carefully. Balitecture Realty advertised a one-bedroom Tukad Huts villa at USD 235,000 and the 166 m² two-bedroom at USD 285,000; both property pages now say sold. An older promotional website displayed another, lower starting figure for a two-bedroom option without enough identifying details to match it to the 166 m² design. Combining those figures into a single current starting price would be misleading. They reflect past marketing, not a verified resale market in October 2026. A newly offered villa could differ in remaining tenure, condition, furniture, use rights and owner circumstances, all of which can matter as much as the number of bedrooms when comparing prices.

The legal documents are the largest public-information gap. Earlier realty advertisements describe leasehold terms of 30 years with a further 30-year extension option. Those are advertised terms, not contracts inspected for this dossier. The lease commencement date, extension procedure, pricing of an extension and the right to assign the position to another buyer have not been documented. A lease contract is also different from a registered land title. Indonesia distinguishes Hak Milik, the underlying right of ownership to land, from rights such as Hak Pakai, a right of use, and Hak Guna Bangunan, a building right. The route that may be available to a foreign individual depends on the actual underlying title, the legal structure, eligibility and current rules. An owner's casual use of the word “ownership” should not decide that question.

A completed villa still needs a document review. The material publicly available for Tukad Huts did not provide the relevant parcel certificates, PBG building approvals, SLF fitness-for-use certificates or project-specific zoning and operating approvals. PBG concerns approval to construct; SLF addresses the fitness of the finished building for its intended use. Not finding copies in an online portfolio is not evidence that the approvals do not exist. It means a purchaser needs to obtain the documents for the particular plot or building before relying on statements about lawful occupation or rental use. If short-term letting is part of the plan, it is equally important to establish what activity is permitted at that site and who is entitled to operate it.

Operations deserve their own assessment, separate from title. A private pool offers seclusion but brings recurring cleaning, pumps, water treatment and repairs. The tall glazing and timber detailing that define Tukad Huts also create maintenance items to inspect: roof junctions, water ingress, timber treatment, seals and cooling costs. No actual operating accounts for a Tukad Huts home were available in the reviewed public sources. For a rental purchase, a seller's booking history, verified bank receipts, management statements, utility bills and maintenance records would be more informative than a projected yield for a different villa. For an owner-occupier, noise at different times of day, access during rain, internet reliability and daily services may outweigh rental projections altogether.

Balitecture is a clearly identified designer, builder and development brand in its own portfolio. The precise Indonesian entity named on a buyer's contract, the registered holder of the parcel rights and the current counterparty in any resale were not independently established. Nor was a reliable total villa count or a complete, plot-by-plot master plan. That is why a future listing must be assessed as one defined property: its plot, right-holder, remaining term, permitted use, obligations and actual condition. Tukad Huts may be a compelling reference for compact tropical architecture, and it may eventually produce a resale opportunity. Until a specific seller and documents are available, its correct public status is a sold-out, completed development rather than a villa that can be booked at a quoted price.

Ownership format

Archived Balitecture Realty listings offered 30-year contractual leasehold with a stated further 30-year extension option. Executed contracts and unit-specific renewal terms have not been reviewed.

One-bedroom villa
88 m² building area; 127 m² land plot

Unit 2 is the documented example: a double-height living room and kitchen below, a loft-style bedroom beneath the sloping roof above, and a private pool beside its deck. The open volume feels expansive, while the stairs and roof geometry set practical limits on how the space can be used.

Best for: A couple or solo owner seeking the privacy of a detached home and pool without the upkeep of a very large landholding.; Small families or guests sharing the two-bedroom layout, provided the upper-floor bedrooms, pool access and stairs fit their needs.; Buyers who prefer inspecting a standing building and obtaining its maintenance history rather than making a speculative off-plan commitment.; Design-led purchasers who value the tall interior volume and local materials enough to plan for the additional upkeep they may require.; Rental buyers willing to underwrite a specific resale using documents, verified receipts and remaining contract rights rather than promotional yield figures.; may not suit: Someone who needs to reserve an available developer unit immediately: the recorded project status is sold out, with no confirmed live resale in the sources reviewed.; A buyer assuming that an advertised lease automatically grants direct ownership of Indonesian land or an unconditional additional 30 years.; Anyone who needs a verified entry price, a precise plot pin and complete rental permissions before identifying an actual property and seller.; Occupants who require all principal rooms on a single level or prefer to avoid private-pool and semi-outdoor-space maintenance..

What we confirm before booking
