Projects and buyer context
The current sales proposition is centred on small, pool-villa schemes rather than large condominium towers. Nara Villas is advertised as a six-home development with two- and three-bedroom layouts, starting at USD 269,000 and targeting completion in Q4 2027. Suku Residences is presented as a nine-villa community with two- to four-bedroom homes, an advertised entry price of USD 239,000 and handover planned for mid-2027. Both project pages promote a 30-year land lease with an option for another 30 years. The renewal mechanics, price and parties must be established by the actual lease instruments.
A detail worth noticing before reserving Nara is the payment sequence. Its dedicated sales page describes a USD 5,000 reservation and five construction-linked instalments of 20% each; the company's general purchasing guide refers to four progress payments. The signed unit-specific schedule should control, and the deposit's refund conditions should be established before funds leave the buyer's account.
Rental management is another commercial contract, not a substitute for property rights. Balitecture quotes management starting at 20% of booking revenue and offers monthly owner reporting. Its advertised gross yields and occupancy figures are operator projections or company-reported performance, not evidence of the cash return a particular buyer will receive. Platform charges, running expenses, tax, maintenance, downtime and owner-use restrictions all affect the amount left over. Prices, advertised availability and delivery targets reflect the pages reviewed on 17 October 2026 and can change.
Uluwatu is the brand's main sales story for Nara Villas and Suku Residences. A third-party property catalogue places both under Ungasan, while the developer uses the broader Uluwatu label. That difference may be a matter of geographic naming rather than a dispute over location, but buyers still need the precise plot identification. Travel distances, road access, neighbouring uses and zoning cannot be verified from a resort-area label.
Balitecture's development list also reaches Ubud, Kerobokan and the Canggu area; its architectural work has a wider geographic footprint again. Past experience elsewhere on the island gives context for the firm's design and construction activity. It says much less about the physical and legal conditions of the particular parcel being sold today.
