Why this project is worth a look
Truly walkable rail
Bang Son station is only a few minutes on foot, with Tao Poon providing an easy interchange to the Blue Line. That makes the building genuinely usable without a car for many daily trips. Buyers should still walk the route themselves after dark and in wet weather, because practical pedestrian comfort matters as much as the map distance.
Accessible resale entry
Most units are compact one-bedrooms of roughly 30–40 sqm, and the current resale floor is well below the project's original launch pricing. That creates an accessible entry point near rail transport, but a cheap listing should be treated as a prompt for better due diligence: condition, outstanding fees and the seller's urgency all need context.
Facilities already visible
The pool, gym, landscaped areas, lobby, library-style space and commercial units can be inspected in the completed building rather than judged from renderings. For a mature condominium, today's maintenance standard matters more than the launch brochure. A viewing should include the common areas, lifts and parking as well as the apartment itself.
Orientation changes the product
The building sits beside a busy road and close to rail infrastructure, so two units with the same floor area can have very different noise, light and view conditions. Floor level and window direction are therefore core buying criteria here. Comparing actual units at different times of day is more useful than relying only on asking price per square metre.
Foreign freehold is possible
A foreign purchaser can potentially take freehold title because this is a registered condominium, provided the building's 49% foreign quota is still available. That availability is unit-specific at the time of transfer. The juristic person's quota certificate and the unit title should be checked before a material deposit is paid.
About the project
U Delight @ Bangson Station is an established Grand Unity high-rise on Bangkok–Nonthaburi Road in Bang Sue, within genuine walking distance of Bang Son station. The building was completed and licensed for use in 2015, so the project should now be assessed as a resale condominium rather than as a developer launch. Buyers can inspect the actual lobby, lifts, pool, corridors and surrounding streets, listen for traffic and rail noise, and compare the condition of individual units. That visibility is one of the project’s strongest advantages, but it also means the purchase decision is no longer about a standard developer package. It is about the exact unit, its legal status, maintenance history, view and renovation quality.
The core project data is unusually well documented for an older Bangkok condominium. Home.co reproduces the consumer disclosure showing one 26-storey residential building, 527 units, a land area of 3 rai 92 square wah and building-use permit no. 94/2558. DDproperty also currently uses 527 units. PropertyHub and several secondary databases instead report 529. The difference is disclosed rather than averaged away: we use 527 because it is supported by the stronger legal-style project disclosure, while 529 remains an unresolved alternative figure. For a buyer of one resale unit, the discrepancy is unlikely to affect day-to-day use, but it is a useful reminder that aggregator data should not replace the condominium’s own registered documents.

The apartment mix is compact and urban. Project records consistently place one-bedroom units at roughly 30–40 sqm and two-bedroom units around 51–51.5 sqm. An early Think of Living review provides more granularity: a common 30 sqm one-bedroom layout, a larger one-bedroom around 38 sqm, a roughly 40 sqm one-bedroom with an extra terrace, and a two-bedroom plan of about 51.5 sqm. Current resale listings include 31 sqm, 42 sqm and 51–52 sqm examples. Those small differences are normal enough in market advertising, but buyers should compare the area on the title and registered plan rather than assuming every listing label maps perfectly to the original sales catalogue.
Connectivity is the clearest reason to shortlist the building. Contemporary project reviews placed the Bang Son Purple Line entrance at roughly 120–140 metres from the site, while current portals generally quote about 210 metres depending on the map point used. Either way, this is a genuinely walkable station location rather than a project that uses a distant rail line as a marketing hook. One stop away, Tao Poon provides interchange with the Blue Line, opening practical rail access toward Chatuchak, Lat Phrao, Ratchada, Asok and other parts of central Bangkok. Bang Son rail infrastructure also sits nearby, which improves network connectivity but makes unit orientation and real-world noise checks important.
The same frontage that makes the project convenient also introduces trade-offs. Bangkok–Nonthaburi Road is an active urban corridor, and lower or road-facing units may experience more traffic sound and visual movement. Older reviews described relatively open surroundings with limited high-rise obstruction, but that observation dates from the project’s launch period and should not be treated as a 2026 guarantee. A sensible viewing should therefore happen in the actual unit at the time of day the resident expects to be home. A high-floor north-facing apartment and a lower road-facing apartment may feel like very different products even if their floor areas are almost identical.
The shared facilities are substantial for the building’s market segment. The original floor planning places the lobby and library-style common area at ground level, together with six commercial units; parking occupies the lower part of the building; the fitness room sits on the fourth floor; and the fifth floor contains a saltwater swimming pool of about 7 by 25 metres, landscaped space and seating. Think of Living recorded three passenger lifts, access-card control and CCTV. Parking was originally stated at about 227 spaces, around 43% of the residential unit count including tandem parking. Because that information comes from the launch period, current parking allocation, charges and juristic-person rules should be confirmed before purchase.
Resale pricing now spans a wide range. When checked on 7 October 2026, DDproperty showed an active 31 sqm one-bedroom asking THB 1.7M, with other listings around THB 2.2M for roughly 31 sqm, THB 3.09M for approximately 42 sqm and about THB 3.8M for a 51 sqm unit. Floor area alone does not explain that spread. Floor level, orientation, view, renovation quality, furniture, urgency of sale and legal readiness all affect the asking price. The THB 1.7M unit is therefore a useful lower market anchor, not a promise that comparable stock will always be available at that level. A materially discounted unit deserves closer inspection, not automatic enthusiasm.
For foreign buyers, the legal route is more straightforward than for landed housing because this is a registered condominium. Thai law allows foreign freehold ownership within the 49% foreign quota measured against the building’s total unit area, subject to the statutory transfer requirements. The practical point is that a resale advertisement saying “freehold” does not by itself prove that foreign quota is available for that particular transfer. Before paying a meaningful deposit, the buyer should obtain quota confirmation from the condominium juristic person, verify the title and registered owner, check outstanding common charges and confirm how the purchase funds need to be documented for the Land Department.
In practical terms, U Delight @ Bangson Station suits buyers who value rail access, compact usable layouts and a relatively accessible entry price in Bang Sue more than the feel of a brand-new development. Its age is both an advantage and a constraint. The building, transport links and neighbourhood can be assessed as they actually operate today, but individual-unit condition matters far more than it did at launch. The strongest purchase is likely to be the unit that gets the fundamentals right — orientation, noise, natural light, maintenance, title and foreign quota — rather than simply the one with the lowest asking price or the newest furniture.
Ownership format
A foreign buyer may hold condominium freehold within the statutory 49% foreign-ownership quota measured against the total unit area of the building. For a specific resale unit, the condominium juristic person should confirm that foreign quota remains available at the time of transfer.
Unit types & sizes
The project's core compact layout and the most common format in current resale listings. It works for one person or a couple prioritising rail access and a separate bedroom over a large living area. The title area should be checked because listings commonly show 30, 30.8, 31 and 31.3 sqm.
A larger one-bedroom configuration documented in the original floor planning. The extra space can make the living area and storage more comfortable, but resale agents may no longer use the original layout name, so registered area and the actual plan matter more than the marketing label.
The largest documented one-bedroom range. Early floor plans included an approximately 40 sqm version with an additional terrace, while current listings show units around 42 sqm. For a specific resale unit, check whether the difference comes from the original layout or the registered area convention.
The project's largest standard format: two separate bedrooms within just over 51 sqm. It is a compact family layout, so buyers should look closely at bedroom dimensions, storage and whether a single bathroom works for the intended household rather than judging it only by bedroom count.
Home.co's consumer project record gives 30–40 sqm for one-bedroom units and 51.5 sqm for two-bedrooms. The original project review separates the one-bedroom range into roughly 30, 38 and 40 sqm layouts, while the 2026 resale market also shows units around 42 sqm. The cards therefore combine documented original formats with observed resale sizes without assuming they are exact one-to-one equivalents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A buyer who wants to live within a few minutes' walk of rail transport and use Tao Poon to connect into Bangkok's Blue Line network.; A single resident or couple comfortable with a compact one-bedroom and willing to trade floor area for transport convenience.; A resale buyer who prefers inspecting the completed building, actual common areas and real view before committing.; A foreign purchaser who wants a registered condominium and is prepared to verify foreign-quota availability for the selected unit before transfer.; A long-term rental investor whose numbers are based on the actual acquisition price and current comparable rents rather than a marketing yield claim.; may not suit: A buyer looking for a brand-new developer purchase with staged payments, fresh finishes and a new-building warranty period.; A household that needs substantially more space: the documented standard range tops out at roughly 51–51.5 sqm and two bedrooms.; A noise-sensitive buyer unwilling to select floor and orientation carefully in a building beside a major road and rail infrastructure.; A driver who requires a guaranteed dedicated parking space; the original parking provision was below the unit count and today's allocation rules need separate confirmation..

- Home.co's legal-style project disclosure and DDproperty report 527 units, while PropertyHub and several other databases report 529. The main record uses 527 because it is supported by the disclosure that also identifies the building-use permit.
- PropertyHub lists a THB 35/sqm common fee and the original project review mentions a separate parking charge. These figures may be historical; the rates actually payable in 2026 should be confirmed with the condominium juristic person.
- The 49% foreign quota is a statutory condominium rule, but the amount of quota currently available at U Delight @ Bangson Station on 7 October 2026 was not confirmed in public sources.
