As a registered condominium, the project can support foreign freehold ownership when quota is available. The structure is familiar and workable, but the juristic person must confirm foreign-quota capacity for the exact unit before transfer.

U Delight @ Huamak Station is a large Grand Unity Development condominium in Hua Mak, eastern Bangkok. The project is a single 20-storey building with 867 units, so it behaves more like an established urban residential community than a small boutique block. That scale has one practical advantage for a resale buyer: there is usually enough stock to compare similar units rather than judging the whole project from one listing. It also means the individual unit matters a great deal. Floor, orientation, corridor position, renovation quality and the condition of common areas can materially change the experience even when two apartments have the same nominal layout.
The project address is 99 Soi Ramkhamhaeng 24, Hua Mak, Bang Kapi, Bangkok 10240. Older local reviews place the actual frontage on Hua Mak Road near the Krungthep Kreetha intersection. The name can therefore be misleading if read as a promise of direct station access: this is not a tower sitting on top of Hua Mak station. Current location data places Si Kritha on the Yellow Line at roughly one kilometre and the Airport Rail Link Hua Mak station at around 2.6 kilometres. For many residents, the realistic last-mile choice is a motorbike taxi, car, regular taxi or project shuttle rather than a short platform-to-lobby walk.

The original residential mix is straightforward. Project records and long-running property databases consistently describe one-bedroom units from roughly 30 to 40 sqm and two-bedroom units at about 51.5 sqm. Historic floor-plan reviews show that the one-bedroom range was not a single repeated plan: the developer offered several configurations with different priorities, including larger living areas, wardrobe space or terrace arrangements. On today’s resale market, this distinction still matters. A 40 sqm one-bedroom can be meaningfully different from a 30 sqm unit, while two apartments of the same size can have very different renovation standards and outlooks.
Common facilities are concentrated rather than spread through multiple towers. Detailed local reviews record a saltwater swimming pool of about 29 by 7 metres on the fourth floor, together with a gym, library, sauna and steam facilities. The project also has controlled access, CCTV and security, while the lower levels combine parking and service functions before the main residential floors begin. Because the building has been occupied for more than a decade, a resale inspection should focus on present operating condition rather than launch-era specifications alone: lifts, pool maintenance, corridors, parking management, façade condition and the juristic office’s upkeep are now more relevant than brochure language from 2014 or 2015.
The resale market remains active in September 2026. DDproperty showed asking prices from about THB 1.4M to THB 4M, while PropertyHub carried a large set of recently refreshed listings, including compact one-bedroom units around THB 1.5M and two-bedroom stock in the mid-to-high THB 3M range. These are asking prices, not completed transaction records. The lower end should therefore be treated as a screening point rather than an automatic bargain: an unusually cheap unit may reflect condition, urgency, floor, furnishing, tenancy or title details that only become clear after document review and inspection.
For an overseas buyer, the important legal distinction is that this is a registered condominium rather than land. Listings commonly describe the project as freehold, but a foreign purchaser can register freehold title only if the building still has capacity within Thailand’s statutory foreign quota. That capacity is unit- and date-specific. Before paying a meaningful deposit, the buyer should obtain confirmation from the condominium juristic person, check the condominium title deed, confirm that common-area charges are clear, and make sure the payment route satisfies the requirements for a foreign transfer. The legal structure is workable; it simply needs to be verified on the exact resale unit rather than assumed from the project name.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register freehold title only if foreign-quota capacity is available; Thai law caps foreign ownership at 49% of the aggregate condominium-unit area in the building. Quota availability must be confirmed for the selected unit before transfer.
Unit types & sizes
The most common resale format. It suits a single resident or couple prioritising a lower entry budget and a separate bedroom over a large living area. Compare the actual floor plan because the original range included several configurations around this size.
A roomier one-bedroom option. The extra area may go into living space, storage or circulation, so the practical value depends on the specific plan and renovation rather than the headline size alone.
The original product line included several roughly 40 sqm plans with different emphasis on living space, wardrobe storage or terrace area. On resale, the configuration can matter as much as the asking price.
The project’s main family-oriented format. Recent resale listings confirm that units around 50–52 sqm remain available. The extra room is useful for two occupants, a small family or a home office, with a correspondingly higher purchase and running budget.
Original project specifications describe one- and two-bedroom units. Some current portals label individual compact listings as studios, so the unit type should be checked against the floor plan and title documents rather than relying only on the listing category.
