The Privacy Taopoon Interchange is a completed high-rise condominium on Bangkok–Nonthaburi Road in Bang Sue. The central fact for a buyer is that this is no longer a delivery story. You can inspect the real building, the exact corridor, lift traffic, daylight, outlook, road noise and the condition of common areas before deciding. Thailand’s Department of Lands registered the condominium on 20 October 2021 as The Privacy Taopoon Interchange 1 under registration no. 10/2564, recording one building and 487 condominium units. That legal record is useful because the market-facing Pruksa name normally drops the “1,” while older portals often use “Phase I.” The naming is not just cosmetic: it is the cleanest way to separate this tower from another nearby Pruksa project that started life under a very similar Phase II name.
The phase boundary deserves to be explicit. Thailand’s Smart EIA database identifies The Privacy Taopoon Interchange 1 as one project. A different EIA record shows that The Privacy Taopoon Interchange 2 was later renamed The Privacy Parc Taopoon. It is not a second tower of the 36-storey building covered here, and its specifications should not be blended into this record. This dossier therefore covers only the original The Privacy Taopoon Interchange / Phase I tower. That distinction matters in Tao Poon because search results, broker inventories and map labels can put similarly named Pruksa developments side by side. A buyer comparing resales should match the building name, floor count and title documents rather than assume that every “Privacy Taopoon” listing belongs to the same condominium.

Pruksa currently states 487 units, parking equal to 43% of units and three lifts: two passenger lifts plus one service lift. Those figures give a more useful picture than a generic “high-rise” label. A single tower with 487 registered units can feel efficient and urban, but lift demand and arrival traffic are real considerations at peak times. Parking also falls well below one space per unit, so car ownership should be checked against actual rights and current juristic-person rules rather than assumed from the existence of a car park. Because the development is completed, buyers can test these operational details during a visit instead of relying on a theoretical building plan.
Tao Poon interchange is the location’s main functional advantage. Current listings place the project roughly 630 metres from Tao Poon MRT, where the Blue and Purple lines meet. That gives residents two rail directions without first taking a feeder trip to another station. The Blue Line is useful for Chatuchak and onward central-Bangkok connections, while the Purple Line runs north toward Nonthaburi. This is still different from living above a station entrance. Six hundred-plus metres can be comfortable on a normal evening and less attractive in midday heat, heavy rain or with children and shopping bags. A sensible viewing therefore includes the actual walking route, crossings, pavement quality and the return trip after dark rather than treating a marketing distance as the whole transport story.
The apartment mix is deliberately compact. Published project data shows studios at 22.25–22.50 sqm, one-bedrooms at 26.50–29.50 sqm, a 34.50 sqm one-bedroom-plus format, and two-bedrooms at 49.25–50.25 sqm. The range works for singles, couples and smaller households, but it does not stretch into large family apartments. The practical question is therefore not simply how many bedrooms a listing claims. At these sizes, storage, kitchen layout, circulation space and the position of the work desk can matter as much as the bedroom count. The 34–35 sqm format is a good example: different portals and sellers can describe the extra room or flexible zone differently, so the floor plan and actual walls should take precedence over the listing label.
The common-area programme is broader than a pool-and-gym checklist. Published facilities include co-working space, a meeting room, shared kitchen, lobby lounge, garden, sky pool, fitness room, sky lounge, upper-level seating pods, an observation terrace, steam room and sauna. Access-control features and floor-restricted lifts are also listed. In a building where many private units are under 30 sqm, these shared spaces can materially affect day-to-day comfort: working, meeting a visitor or simply spending time outside the apartment does not always require leaving the building. The advantage of buying a completed project is that you can judge the facilities as they operate now. Maintenance quality, opening hours, crowding and juristic-person rules are more relevant in 2026 than the launch brochure’s design language.
There are now two distinct price layers inside the same condominium. A fresh 27 sqm resale at THB 2.39M provides the lower clean market anchor used in this record. The developer, meanwhile, is still advertising its own final stock: five remaining two-bedroom, two-bathroom units from THB 4.49M, reduced from a stated THB 5.29M campaign price. These are not contradictory prices; they refer to different inventory. Resales vary by floor, view, fit-out, occupancy and seller motivation, while the developer’s closeout is concentrated in a larger layout. A buyer should compare the total transaction, not just the headline: transfer costs, furniture, condition, whether a tenant is in place, outstanding common charges and foreign-quota eligibility can all change the economics of two apparently similar units.
Foreign ownership is relatively straightforward in legal form because this is a registered condominium, but it is not automatic for every listing. Thailand’s Department of Lands requires foreign ownership in a condominium to remain within 49% of the aggregate unit area, and a juristic-person certificate confirming that limit is part of a transfer to a foreign buyer. In practical terms, a foreign purchaser can register freehold only if foreign quota is available for the specific transaction. A portal’s generic “freehold” label is not enough. Before paying a reservation or deposit, the buyer should confirm the unit title, seller identity, foreign-quota status, any common-fee arrears and the funds-transfer documentation required for registration. If foreign quota is unavailable, any leasehold option should be assessed as a separate legal arrangement rather than treated as equivalent ownership.
Seen as a 2026 purchase, The Privacy Taopoon Interchange is less about new-launch excitement and more about observable trade-offs. Buyers can compare developer closeout stock with a substantial resale market and inspect a building that has already been operating for several years. The constraints are equally visible: the largest standard unit is only around 50 sqm, parking is stated at 43%, and 487 registered units share one high-rise tower. That makes the project a stronger fit for buyers prioritising rail connectivity, a compact urban home and a ready-to-use building than for households seeking expansive interiors or abundant private parking. The final decision should be made at unit level — floor, orientation, view, noise, fit-out, title, foreign quota and transfer terms — because those details now matter more than the original project launch story.
