That is close enough for the rail link to be a realistic daily transport option rather than a marketing radius. For buyers who work or spend time along Sukhumvit, the station connection can matter more than a larger amenity deck or a newer façade farther away from rapid transit.
The original unit mix appears deliberately narrow. Multiple independent project profiles consistently describe one-bedroom apartments of approximately 28 to 33 sqm. Current resale stock reinforces that picture, with listings around 28, 28.3, 29, 30 and 30.4 sqm. Some portals occasionally tag a 28 sqm unit as a studio, and there are larger one-bedroom listings as well. Those outliers should not be used to invent additional original unit types. They may reflect portal categorisation, combined units or later alterations. The title deed and approved plan remain more authoritative than the bedroom label in an advertisement.
