Why this project is worth a look

A genuine rail commute

The attraction is not the Sathorn name alone but the practical connection from Wongwian Yai BTS to the Silom Line. A regular traveller heading across the river can reduce reliance on traffic, though station access, wet-weather walking and peak-hour crowds still affect the journey. Test the route at the hours you would actually use it.

Not every floor feels alike

The building mixes standard-height homes with landscaped setbacks and upper-level hybrid apartments. That variety can be welcome, but it makes generic project photos a poor buying guide. A higher ceiling has value only if the interior arrangement, permitted alterations and registered dimensions suit the way you intend to live.

The building can be inspected

With an established condominium, buyers can assess the present rather than the proposed: the lifts, corridors, pool, security, staffing and overall upkeep are all observable. That makes comparisons more tangible than in an unfinished scheme. It also shifts attention toward maintenance budgets and ageing equipment rather than construction milestones.

Thonburi at the doorstep

Krung Thon Buri Road brings fast urban access, while the surrounding side streets still support local shops and food markets. Residents who enjoy this contrast may get more out of the location than someone searching for landscaped isolation. The right unit orientation makes a real difference near such an active corridor.

Multiple resale decisions

The secondary market offers a range of small and larger apartments, different furnishings and distinct ownership circumstances. The lowest advertisement is simply an entry point for comparison, not a fair value for every unit. A buyer should distinguish an inexpensive flat with a compromised aspect from a better-positioned flat with sound documentation.

About the project

IDEO Sathorn–Wongwian Yai makes most sense as an established Bangkok condominium rather than a speculative launch. It sits on the Thonburi side of the river, close to the Silom Line, and serves a buyer who values a reliable rail commute without insisting on a Sathorn business-district address. You can inspect the completed building, compare actual resale apartments and see how the shared spaces have aged. That is a better starting point than a launch brochure, particularly when two flats with nearly identical advertised sizes can have quite different outlooks, interiors and ownership documents.

The name appears as IDEO Sathorn–Wongwian Yai, Ideo Sathorn Wongwianyai and in Thai as ไอดีโอ สาทร–วงเวียนใหญ่. They refer to the same development. It is not IDEO Sathorn–Taksin, IDEO Sathorn–Thaphra or IDEO Mobi Sathorn, all of which are distinct addresses within the wider brand portfolio. Here the residential component is one 28-storey tower. Project registration material also describes a separate two-storey commercial building. There is no corroborated second residential phase that would justify splitting this project into multiple listings.

Ananda Development is the developer brand buyers will recognise. The legal identity deserves a little more care: Ananda’s later project disclosure identifies Ananda MF Asia Wongwian Yai Co., Ltd. as the owner and condominium registrant, with registration number 2/2562. Those details are useful for identifying the development, but they do not establish who owns an apartment offered for resale today. A buyer is purchasing a particular registered unit from a particular seller. The brand, the original project company, the condominium juristic person and the current unit owner perform different roles.

The project fronts the Krung Thon Buri Road area in Khlong Ton Sai, Khlong San, Bangkok. Ananda marketed it as approximately 140 metres from Wongwian Yai BTS; independent walking assessments vary depending on the entrance and measuring point. What matters day to day is the route from your front door to the station entrance, not a marketing line drawn on a map. Wongwian Yai is on the Silom Line, which brings Sathorn and Silom employment areas within a direct train journey. For a commuter, that can be a more substantial benefit than a long list of on-site extras.

The surrounding neighbourhood offers two different Bangkoks within a short walk. The elevated railway and busy Krung Thon Buri corridor are unmistakably urban, while local streets around Charoen Rat market retain small shops and neighbourhood eating places. Residents gain options without necessarily relying on a car for every errand. The trade-off is that this is not a quiet resort compound. Street exposure, the neighbouring buildings and the orientation of the particular apartment all shape the experience. A high floor alone is no guarantee of a clear view or a silent bedroom.

Two unit totals circulate, but they describe the same scheme rather than competing facts. There are 508 residential apartments in the tower, plus two commercial premises, making 510 registered units across the project. Ananda’s own disclosure makes that division explicit. A project directory that labels all 510 as homes would mislead a buyer about the residential density, while a directory stating 508 is generally counting apartments only. The small commercial structure should not be mistaken for an independent housing tower.

The underlying residential mix is straightforward: studios of approximately 26.5–27.5 square metres, one-bedroom homes of about 33.5–35 square metres, and two-bedroom layouts around 55.5–69.5 square metres. Some one-bedroom designs include a more clearly separated kitchen. There are also high-ceiling variants, originally marketed as hybrid layouts. These need their own due diligence. An additional mezzanine can make an apartment feel larger without necessarily increasing the registered area on the condominium title, and a fitted upper platform should not be treated as legally approved simply because it appears in a listing photograph.

The architecture is more particular than a conventional slab of repeated floors. The original plans use a single-corridor approach facing towards an internal court at parts of the building, rather than always placing apartments directly opposite each other. That can make the journey from lift to home feel more open, though exposure to outdoor air and sound differs from a fully enclosed hallway. A detailed completed-building review records 4.4-metre ceilings in hybrid units on floors 26–28. Floor level therefore affects not just the view but the fundamental spatial character of the apartment.

Communal facilities include a pool, gym, sauna, steam room, garden areas, places to work and meet, and a staffed entrance with security systems. The sixth floor carries the principal recreational spaces, while smaller landscaped areas are shown at several upper levels, including floors 15, 21 and 26. This collection is attractive on paper, but the useful question in a building several years old is whether these facilities remain well maintained and comfortably usable. A clean pool, functioning ventilation and sensible booking rules matter more than facility counts.

Car owners face a clearer constraint. Published project specifications indicate approximately 215 parking spaces, around 42% of the residential unit count, alongside three passenger lifts and a service lift. These figures describe the building, not an individual owner’s entitlement to a bay. If parking is critical, ask about current allocation rules, overnight occupancy and whether an electric-vehicle charger is actually accessible to residents. A household without a car may be perfectly comfortable here; the same property can feel much less convenient to a two-car household.

The resale and rental markets are active enough to supply observable asking prices, but asking prices are not transactions. On 10 October 2026, Hipflat advertised resale units starting at THB 2.9 million and rentals starting at THB 13,500 a month. FazWaz showed a different lowest asking price. Inventory can be duplicated, withdrawn or repriced, and the cheapest unit may carry a disadvantage that is not obvious from the headline. Neither quoted rent nor quoted sale price should be converted into an investment-return promise without vacancy, fees, tax, furnishing, maintenance and verified transaction evidence.

Published building profiles list common-area fees at THB 60 per square metre per month and an original sinking-fund figure of THB 500 per square metre. Treat these as published project figures, not proof of the current 2026 collection schedule. In a resale, historic developer-era payments do not automatically become a new charge on the buyer. Obtain the latest juristic-person statements, any outstanding-fee certificate and the rules applying to the specific unit. A modest headline price is less compelling if the apartment needs repairs or the building has planned extraordinary expenditure.

For a foreign purchaser, suitability and legal eligibility are separate tests. Thailand allows qualifying foreigners to hold condominium freehold only within a limit of 49% of the aggregate unit area of a condominium. The current foreign-quota certificate must relate to this building and the actual transfer. A listing described as freehold does not establish that a foreign buyer may register it in their own name. The title deed, seller authority, debt clearance and evidence supporting the payment route are all part of the real acquisition, whatever a broker’s short listing might say.

Completed-project references vary between December 2019 and 2020. Registration under the project number dates from 2019, and the building is clearly established rather than under construction. For a buyer in 2026, however, arguing over which source uses which completion year is less productive than examining waterproofing, lifts, fire-safety systems, maintenance records and the condition of any fitted mezzanine. This address can be a sensible shortlist candidate for rail-connected city living, provided the particular apartment stands up to scrutiny.

Ownership format

Foreign buyers may register condominium freehold within the 49% foreign-ownership limit measured by total unit area. The chosen unit needs a title check and a current foreign-quota certificate from the condominium juristic person. Leasehold, where offered, is a separate contractual arrangement rather than an automatic substitute for freehold.

Unit types & sizes

Studio
26.5–27.5 sqm
1 bathroom

A practical choice for one resident or a couple comfortable with a compact living area. The actual relationship between bed, seating, kitchen and storage matters more than a tidy floor-area number. Light, outlook and noise can be decisive in a small room, especially if it is intended for longer-term letting. High-ceiling versions exist, but the standard studio should not be advertised as a hybrid by default.

1 bedroom
33.5–35 sqm
1 bathroom

A separate bedroom makes this format easier to live in than an open studio, but these remain compact city apartments. Some original layouts feature a more enclosed kitchen, while others arrange the living space differently. Before choosing a unit, check usable wall lengths, room access and whether a proper desk fits without blocking circulation. The same advertised bedroom count can produce very different daily comfort.

2 bedrooms
55.5–69.5 sqm
2 bathrooms

This is the layout for buyers who need a second bedroom, a dedicated workspace or more separation between household members. The published range is broad enough that one two-bedroom apartment may feel appreciably more open than another. Kitchen and dining proportions, bathroom access and window orientation are worth close attention. Do not apply the headline project minimum price to this larger category.

Original plans include hybrid high-ceiling units, with a detailed completed-building review identifying 4.4-metre ceilings on floors 26–28. It also records approximately 3.5 metres on floor 6 and 2.6 metres on standard floors. These are original building characteristics, not a certification of individual resale interiors. A fitted mezzanine needs its own document and area check; do not count it as additional titled space by assumption. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Wongwian Yai BTS is on the Silom Line; Ananda quoted about 140 metres, although the walking distance from a particular entrance may differ.
  • Krung Thon Buri Road provides access towards the Taksin Bridge corridor. Driving convenience depends on traffic direction and the actual building entrance.
  • Local shops and the Charoen Rat market area give the neighbourhood a useful everyday side beyond its role as a train commute.
  • An apartment can overlook a busy road, the building’s inner spaces or neighbouring towers. Aspect and floor should be tested in person rather than inferred from the address.

Price & purchase terms

  • Current price: From THB 2.9 million in resale listings on Hipflat, checked 10 October 2026. This is the lowest advertised asking-price reference, not a completed sale or a guaranteed offer. Verify the actual unit, title and price before proceeding.
  • Completed: 2019

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Commuters with regular destinations on the Silom Line who value a short connection to Wongwian Yai BTS more than a business-district postcode. The commuting route is the primary benefit and deserves a real peak-hour trial.; Buyers who prefer an existing condominium they can inspect, including the lifts, common facilities, maintenance condition and the interiors of several resale apartments before committing.; Singles and couples content with compact urban layouts, particularly those who will actually use the local shops and transport connections rather than relying entirely on a car.; Purchasers prepared to work through title, condo-quota and juristic-person paperwork and compare full carrying costs instead of relying on the lowest online listing.; may not suit: Households needing generous bedrooms, extensive storage or a large family living area. Even the published two-bedroom range is compact by suburban-house standards.; Owners who require a guaranteed parking bay or keep more than one car. The project parking ratio is not a unit-specific parking entitlement.; Anyone buying primarily for guaranteed quiet, an unobstructed river view or a promised rental yield. None of those outcomes follows from the project name..

What we confirm before booking

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion dates vary: FazWaz lists December 2019, while PropertyHub and Home.co.th use 2020. Condominium registration dates to 2019; the handover date for an individual apartment requires its own records.
  • Some DDproperty listings supply “219 Soi Krung Thon Buri 1”, while the developer’s formal project disclosure names Krung Thon Buri Road without a street number. The road and project coordinates are reliable locators; a definitive postal number was not established from primary records.
  • The present foreign-quota balance and current juristic-person charges for a selected apartment have not been independently confirmed. Directory figures of THB 60 per sqm monthly and THB 500 per sqm for the sinking fund are published references, not a current transaction statement.
