Why this project is worth a look

A finished building to inspect

The tower is complete, which means a purchaser can verify the physical apartment, lobby and amenities now rather than buying a rendering. This reduces one type of uncertainty without replacing title and seller checks.

Layouts with genuinely different uses

Standard one-bedrooms, larger Executive units, Plus apartments with flexible space and high-ceiling lofts suit different households. The decision is about stairs, usable rooms and privacy, not simply which floor plan has the largest number printed on it.

Shared spaces on three levels

Gardens and working space are at ground level, fitness and children's facilities on floor seven, and a pool and seating areas on floor 29. Their location is documented; today's hours and access rules still need management confirmation.

A functioning Bangkok neighbourhood

Charoen Nakhon Road provides nearby local food, retail and practical road connections. Buyers should also price in the distance to rail and the fact that the building is not directly on the riverbank.

A view worth verifying

Some units offer an appealing river outlook, yet floor, direction and neighbouring buildings make the difference. The view should be assessed from the actual balcony or window, not assumed from the development name.

About the project

A name with a river in it can create the wrong expectation. Na Reva Charoennakhon is not a condominium built directly on the Chao Phraya waterfront. It stands on Charoen Nakhon Road near Soi 58, on Bangkok's Thon Buri side. Some apartments can look towards the river; others face the city or surrounding buildings. That difference is central to the buying decision, because an advertised river-view lifestyle is not a building-wide entitlement. Choose a unit by its actual window orientation, floor and unobstructed outlook, not by a photograph of the rooftop pool or a description of the district.

The reassuring part is that this is a completed building rather than an off-plan promise. Market directories record completion in 2024, while Navarang Asset reports all principal construction work at 100%. The development consists of one 29-storey residential tower with 253 homes on a site of about 2,723 square metres. A buyer can walk through the functioning lobby, examine the lifts, see the parking arrangements and inspect the apartment itself. Completion still leaves a separate question: is the particular title clean, transferable and available on the terms being offered? That answer comes from documents, not from the age of the building.

The company names require a little untangling. Navarang Asset is the public-facing developer brand, while Navarang Charoennakhon Co., Ltd. is identified as the project company. Navarang's own announcements describe a joint venture with Malaysia's Paramount Corporation Berhad. These are not competing descriptions of separate towers. They describe different roles around the same project. If you buy from a reseller, the immediate seller may have no direct connection with either business. The name on the sale agreement must match the party legally able to transfer that apartment, and payments need a traceable contractual basis.

Living here is likely to appeal most to people who already know how they will travel around the riverside districts. The road address connects into the local urban network, including routes towards Krung Thon Buri and Sathorn. BTS Pho Nimit is cited by property platforms at roughly 1.5 kilometres from the development. That should not be mistaken for a station at the entrance. Walking comfort in Bangkok depends on the precise pavement route, crossings and weather; a vehicle connection may be preferable on many days. Older promotional coverage referred to a shuttle service, but its existence and schedule in 2026 require confirmation from the building management.

The neighbourhood offers more than a distant skyline. Traditional shophouses, local food, established residential streets and riverside hotels sit close together. Avani Riverside and the Riverside Plaza retail area provide a recognisable landmark across the road from the project, while ICONSIAM and Asiatique are wider-area destinations rather than shops at the front gate. That mix may work well for someone who enjoys a lived-in part of Bangkok and is happy to use taxis or local transport. A buyer whose routine depends on stepping straight onto a rail platform should compare the journey from the apartment door instead of assuming every Charoen Nakhon address has the same transport advantage.

One tower does not necessarily mean effortless parking. Published project specifications provide for about 129 car spaces, equivalent to roughly half the number of residential units. There are also reports of two passenger lifts and a separate service lift. Buyers with a car should establish whether their selected apartment comes with an allocated space or merely access under shared parking rules. A second vehicle, overnight guest parking and building access procedures may matter more than they first appear. These are best checked with the juristic office while the actual parking areas and lifts can be inspected.

The amenities are deliberately spread over distinct parts of the tower. The ground level is described as containing a reception lobby, a co-working area, a grab-and-go space and gardens. Floor seven accommodates fitness facilities and areas for children, including an indoor playroom and an outdoor play space. On floor 29, the infinity-edge pool is paired with a children's pool and seating areas. This layout makes facilities available for several kinds of daily routine rather than only for visitors on a viewing tour. Still, the brochure does not establish today's opening hours, booking requirements or guest access rules; those are matters for the operating management.

The five principal layouts listed by the developer deserve to be understood as different living arrangements, not a single size ladder. Standard one-bedroom apartments measure 32.50–33.30 square metres. The Executive format provides more room, although published measurements for its upper end differ between the developer and brokerage material. A one-bedroom Plus is larger again, at 52.40–55.70 square metres, and is described by another project profile as having an additional multipurpose space. That extra area may make an office or occasional guest room possible, but it should not automatically be advertised as a legally defined second bedroom.

The Loft format changes the way space is used. The main developer range is 29.65–38.35 square metres; contemporary and earlier reviews describe unusually high ceilings of about 4.45 metres, compared with approximately 2.7 metres in regular apartments. A raised sleeping level separates activities without necessarily creating two fully enclosed rooms. For some occupants that feels open and flexible. For others, stairs, privacy, air-conditioning and maintenance will outweigh the drama of the ceiling height. Published listings sometimes add mezzanine footage to a headline size, so obtain the registered area from the condominium title before comparing prices or calculating ownership charges.

Two-bedroom apartments are shown in the core catalogue at 53.10–60.10 square metres, generally with two bathrooms in market descriptions. Some resale advertisements use larger areas, and a three-bedroom suite also appears among the developer's unit-plan labels. FazWaz carries a three-bedroom offering of about 132.50 square metres with four bathrooms, but that is evidence of a specific marketed apartment, not a published standard size for every three-bedroom home. The practical question is how the actual rooms, bathrooms and storage work for the intended household. Room counts reported by agents and official plan labels should always be reconciled against the chosen floor plan.

The sales market has a wide spread, so a single project-wide headline price explains very little. A PropertyHub one-bedroom advertisement around THB 3.69 million was visible among recent listings in September 2026, while FazWaz showed project offerings from approximately THB 3.8 million. An older PropertyHub advertisement for THB 3.25 million was still visible, with its last recorded refresh in the summer. These are asking prices, not verified transaction prices, and some may refer to different quotas, fit-out standards, floors or conditions. Treat THB 3.69 million as a dated lower market reference among the more recently surfaced offers; a specialist must confirm both availability and the actual payable amount for an identified unit.

Ownership in Thailand is unit-specific. The project is marketed as freehold, but a foreign individual can hold condominium freehold only within the building's statutory foreign quota, generally limited to 49% of its total saleable unit area. Project listings distinguish between Thai-quota and foreign-quota apartments, which is a useful warning against assuming every available home qualifies. Before contracting, the buyer needs the condominium juristic person's quota confirmation, a proper title check and the required evidence of funds entering Thailand. A leasehold transaction, if considered, is a separate legal arrangement with its own terms; it is not an automatic substitute for a missing foreign freehold allocation.

Running costs deserve as much attention as the purchase price. Knight Frank quotes common-area fees of THB 55 per square metre per month and a THB 550-per-square-metre sinking-fund contribution, with an advance-fee arrangement in the original project information. Those are published project terms rather than proof of the amount currently outstanding on any resale apartment. The building's juristic management should confirm paid balances, arrears, fund liabilities and the current fee schedule. Utilities, furnishing, insurance and repairs remain separate. Asking for actual recent bills is more reliable than multiplying a brochure rate and presenting the result as the buyer's final monthly expenditure.

Rental advertisements provide a reality check without proving an investment return. In early October 2026, one-bedroom asking rents on PropertyHub included offers around THB 18,000–25,000 per month, with much higher exceptions. Asking rent is not achieved rent; nor does an online listing reveal how long the apartment has stood empty. Furnishing quality, view, layout and access can change tenant interest. Agency charges, turnover, repairs and common costs all reduce what remains with an owner. There is insufficient evidence to promise a particular yield or occupancy rate. Any buy-to-let case should be based on a small set of genuine competing apartments and conservative net assumptions.

For daily life, house rules may settle the decision before price does. Market project profiles say pets are generally not permitted unless the juristic office approves an exception. Buyers planning to let the property on short stays should not infer hotel-style operating rights from the presence of a pool or reception. Building bylaws, management enforcement and applicable Thai requirements need checking separately. The same caution applies to parking, renovation restrictions and use of shared areas. A completed residence offers the advantage that these rules are already being administered, and it is reasonable to ask for the current written version before committing.

What remains after the online research is an inspection-led choice. A regular one-bedroom on a road-facing floor, a loft with a mezzanine, a Plus layout with flexible space and a high-floor river-facing home can feel like different products inside one building. Visit at the time of day you normally expect to be home; listen for street noise, assess light and heat, and compare what can be seen from the actual windows. Then match the unit title, foreign-quota position, seller identity and outstanding management charges to the contract. Na Reva Charoennakhon gives a buyer a completed property to assess, but it does not make all apartments equally suitable or equally priced.

Ownership format

The project is marketed as freehold condominium. A foreign buyer may register freehold title to an individual apartment only within the building's 49% foreign quota of total unit area. The juristic person must confirm eligibility for the particular unit; a leasehold arrangement, if offered, is a separate legal structure, not an equivalent substitute.

Unit types & sizes

1 bedroom
32.50–33.30 sqm
1 bathroom

A conventional compact home with a separate bedroom. It may work well for one resident or a couple, although a dedicated full-time workspace will require planning. The apartment's view, quota, fit-out and floor can shift the asking price substantially.

1 bedroom Executive
38.75–46.65 sqm on developer's page
1 bathroom

More usable room while keeping a one-bedroom layout. A 38.75 sqm eighth-floor listing was offered around THB 3.69M in September 2026. Broker publications disagree with the developer about the maximum size of this type.

THB 3.69M for a specific listing, September 2026
1 bedroom Plus
52.40–55.70 sqm

The extra multipurpose room may accommodate a home office, storage or occasional guests. How it is enclosed and lit matters more than the marketing label. It should not automatically be treated as a conventional second bedroom.

1 bedroom Loft
29.65–38.35 sqm in the catalogue
1 bathroom

The approximately 4.45 m ceiling allows a raised sleeping area, giving a compact home a different feel. Advertised mezzanine space may not equal the area recorded on the unit title. Confirm both the registered floor area and how the stairs and cooling work in practice.

2 bedrooms
53.10–60.10 sqm in the main catalogue
2 bathrooms

Two bedrooms and two bathrooms make this a different proposition for couples sharing a home with family or a flatmate. Resale descriptions sometimes exceed the original catalogue range, so compare the plan. An approximately 53 sqm offering at THB 6.49M was refreshed in October 2026.

THB 6.49M for a specific listing, October 2026
3 bedroom suite
132.50 sqm in a particular listing
4 bathrooms in the cited listing

This is not one of the five standard size ranges on the developer's overview. A three-bedroom suite appears in the developer's plan labels, and a FazWaz advertisement describes a 132.50 sqm, four-bathroom apartment. Its availability and title particulars are specific to that unit.

THB 21.74M in the cited listing

The five principal size bands come from the developer's project page. The much larger three-bedroom example is based on a specific market advertisement and should not be assumed to represent a standard catalogue range. Loft advertisements sometimes present mezzanine space separately from the registered area. The developer's upper limit for the Executive type is 46.65 sqm; Knight Frank and PropertyHub show 45.65 sqm. Prices attached to individual cards are illustrations from identified offerings, not guarantees for the entire room type. Furnishings, ownership quota, seller status and current stock can all differ. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The address is on Charoen Nakhon Road by Soi 58, in Samre, Thon Buri. The tower faces a principal urban road and is not built directly on the river's edge.
  • Avani Riverside and Riverside Plaza are useful nearby landmarks across the main road. Everyday shopping and food options exist within the surrounding established neighbourhood.
  • Property directories place BTS Pho Nimit at roughly 1.5 km from the project. The real route matters more than a headline distance, particularly in heat or rain.
  • The local road network gives access towards Krung Thon Buri and Sathorn, but journey times depend on congestion, turning restrictions and the chosen mode of transport.
  • Views towards the Chao Phraya are unit-specific. Inspect the actual floor, orientation and intervening buildings rather than relying on a project's river-view branding.
  • ICONSIAM and Asiatique are destinations in the broader riverside area, not retail facilities within the development or necessarily practical everyday walking trips.

Price & purchase terms

  • Current price: Lower market reference from THB 3.69M in a PropertyHub listing refreshed in September 2026. An older THB 3.25M ad needs separate verification; FazWaz shows offers from about THB 3.8M. A specialist must confirm the chosen apartment's availability, exact price and terms; this is not a developer price list.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who value the ability to inspect a finished building, real apartment condition and functioning common areas before they commit to a purchase.; Individuals or couples choosing between a compact one-bedroom, a more generous Executive, a flexible Plus layout or a loft that separates sleeping from everyday activities.; Residents comfortable living in Thon Buri and using a mixture of road transport and rail connections, without expecting a BTS entrance directly outside the lobby.; Buyers genuinely interested in a high-ceiling, split-level home who can accept stairs and will verify registered area as well as usable mezzanine space.; Smaller households seeking two bedrooms and children's facilities, provided a specific floor plan and the parking arrangements work for their routine.; Long-term landlords willing to underwrite a unit from real comparable rents, occupancy assumptions, building rules and net operating costs rather than a marketed yield figure.; may not suit: Anyone who requires a guaranteed riverfront apartment: this is a road-fronting plot and many units will not have an unobstructed Chao Phraya view.; Daily rail commuters who need a station immediately outside the residence and do not want to rely on another transport connection.; Households that cannot compromise on multiple dedicated parking spaces without written confirmation of how spaces are assigned.; Pet owners or short-stay rental operators who need unrestricted use and are unwilling to obtain the current building rules and applicable permissions first..

  • Completion dates reflect different stages of the marketing history: 2020 material expected delivery in 2022, later developer communications targeted the first quarter of 2024, and completed-project directories record 2024. Open listings do not establish the registration date of each individual title.
  • The developer shows a 46.65 sqm maximum for the Executive one-bedroom, while Knight Frank and PropertyHub show 45.65 sqm. A buyer should rely on the particular apartment's approved plan and registered area.
  • PropertyHub has carried a lower THB 3.25M offer with an older summer 2026 refresh, as well as a THB 3.69M September offer; FazWaz shows units from around THB 3.8M. These are not a single guaranteed or fully verified current price floor.
