FazWaz, Thaiger Property and Dot Property agree on the core project profile: 132 homes and completion in February 2007. That age changes what matters in a purchase. There is no construction-completion risk to analyse, but the condition of the individual property becomes central. A buyer should care about the actual structure, roof and drainage condition, later extensions, electrical and plumbing work, land and building documents, and whether renovations were properly carried out. Two houses in the same community can therefore have very different risk and value even when the project name on the listing is identical.
The project identity can be tied to Soi Sai Mai 77 with relatively strong evidence. Current Connex Property listings syndicated through DDproperty, Livinginsider, Hipflat and Thailand-Property place Sai Mai Villa at Sai Mai 77, Sai Mai Road, Sai Mai, Bangkok 10220. There is also useful non-property evidence: a 2026 Bangkok municipal waste-collection notice names Sai Mai Villa Village on Soi Sai Mai 77 as a community collection point in Sai Mai district. That does not provide a project specification sheet, but it independently confirms that Sai Mai Villa is a real residential community associated with this soi rather than merely an aggregator label copied between portals.

The housing format is less uniform than the project name might suggest. FazWaz classifies Sai Mai Villa broadly as a house and villa development, PropertyHub calls it a townhouse project, while DDproperty describes the project type as semi-detached housing. Current resale stock also shows more than one physical format. One active home has two bedrooms, two storeys, 110 sqm of usable area and a 16.1 sq wah plot. Another listing inside the same community describes a single-storey three-bedroom home with about 150 sqm of usable area on roughly 60 sq wah of land. The practical conclusion is not that one portal is necessarily wrong; it is that Sai Mai Villa appears to contain a mix of low-rise housing types. A buyer should compare like with like rather than treating every listing as the same product with a different renovation package.
The lowest recent resale anchor found during this research is THB 1.95 million. Hipflat carried the two-bedroom listing with an update dated 28 August 2026, and the same listing identity and Sai Mai 77 location appear on other portals. At the larger end of the currently visible sample, a three-bedroom, 150 sqm home has been marketed at roughly THB 3.75-3.85 million across different listings and dates. Those numbers are not a developer price list and should not be presented as one. Secondary-market asking prices reflect plot size, house type, renovation quality, furnishing, exact storage location and seller circumstances. For registry purposes, THB 1.95 million is therefore used only as a dated lower market anchor, subject to availability and a fresh check before any viewing or negotiation.
Sai Mai is an outer northern Bangkok district, and the location should be judged through everyday travel patterns rather than by central-Bangkok assumptions. Project profiles place Saimai Avenue around 220 metres away. The same sources put the Royal Thai Air Force Museum at roughly 6.7 km by road and Don Mueang Airport at about 15.4 km by driving route. This can work well for buyers whose family, work or regular destinations are in Sai Mai, Watcharapol, Don Mueang or nearby northern districts. It is a different proposition for someone commuting daily to the CBD. In that case, a map distance is not enough: peak-hour road conditions, the preferred route to rail transit and parking needs should be tested from the actual property before deciding that the location is convenient.
Verified project-level amenities are limited. Multiple project profiles consistently show car parking, while some individual resale advertisements mention a garden or playground. Those additional facilities were not confirmed from a reliable project-wide source, so they should not be promoted as guaranteed common amenities. This is typical of an older local housing community: online databases may be incomplete and community facilities can change over time. A viewing should therefore include the shared environment as well as the house itself. Internal roads, drainage, lighting, parking behaviour, waste management, any security arrangements and the maintenance of common areas can affect daily living and resale appeal far more than an inherited facilities checklist on a portal.
The developer remains unverified. FazWaz and Thaiger Property do not identify a developer, and the Thai project page at Matching Property does not provide a meaningful developer name. Exact-name searches in English and Thai did not produce a reliable legal entity that can be linked to the 132-home project with confidence. For a community completed in 2007, weak online documentation is not surprising, but it does mean the developer field should be left blank rather than filled with an assumption. For a present-day resale purchase, the immediate due-diligence priority is also different: the seller's title, the land document, building ownership, encumbrances, extensions and transaction authority matter more than an unverified historical brand attribution.
Foreign buyers need to approach ownership differently from Thai buyers because this is landed housing, not a condominium unit. Thailand's government information portal explains that foreign ownership of land is generally restricted, with only narrow statutory exceptions. A resale advertisement may describe a property as freehold because that is the title being sold in the Thai market, but this does not mean a foreign individual can automatically register the land in their own name. Before paying a reservation or deposit, a foreign buyer should separate the land rights from the building rights and have the specific title and proposed legal structure reviewed. There is no responsible one-size-fits-all ownership wording for Sai Mai Villa without seeing the actual documents for the selected house.
Plot size deserves to be assessed separately from internal floor area when comparing Sai Mai Villa listings. The current sample is unusually wide: the lower-priced two-storey home sits on 16.1 sq wah, while the larger single-storey three-bedroom property is marketed on about 60 sq wah. That is not a minor specification difference. More land may provide extra parking, outdoor space and flexibility, but it also brings more maintenance and can include later additions that need to be understood. A compact plot can be easier and cheaper to manage, yet offers much less space around the building. On an older resale property, buyers should look carefully at how the land has been used and whether kitchens, roofed parking, terraces or other extensions match the documents rather than assuming every visible improvement formed part of the original project.
The project's age makes a physical inspection particularly valuable. A house completed in 2007 with largely original systems can be a very different purchase from a neighbour that has had competent structural and services upgrades. Recent listings already mention fitted furniture, kitchen additions, roofed areas and renovation work. Those features may improve usability, but they are property-specific and cannot be promoted as original Sai Mai Villa specifications. A sensible inspection should focus on signs of water ingress, roof condition, bathrooms, electrical work, pumps and water supply, drainage, the quality of extensions and how alterations connect to the main structure. For resale and exit, Sai Mai Villa is best viewed as a local residential product rather than a branded investment scheme aimed at a uniform international buyer pool. The most natural demand is likely to come from households that genuinely want northern Bangkok and value a landed home at an accessible entry price. For those buyers, layout, parking, plot size, physical condition and the ease of reaching Sai Mai Road can matter more than a famous developer name. The lack of a verified historical developer weakens the branding story, but it does not determine whether an individual home is good value. Exit prospects will depend on the quality and pricing of the specific property and on local end-user demand, so it would be misleading to assign one liquidity profile to all 132 homes.
