Why this project is worth a look
Inspect the real asset
Villa Green is already built, so a buyer can assess an actual house rather than a promise. Pool equipment, access, plot condition, drainage, air-conditioning and neighbouring homes are all inspectable before a commitment is made. For a resale villa, those physical checks can have a much larger effect on the first years of ownership costs than a glossy project specification.
A usable family layout
The two public homes provide a clear reference point: three bedrooms, 180 sqm of internal space and plots of about 400 sqm. That is a practical format for family occupation or longer stays. It should not be treated as the project's complete unit mix, however, because no comprehensive plan or inventory for all homes was found.
South Pattaya setting
This is a Huai Yai / Na Chom Thian location rather than central Pattaya. The trade-off is straightforward: more private outdoor space and a pool, but greater reliance on a car or taxis for everyday movement. Buyers who want a walkable urban lifestyle should test the location around their normal routine rather than judging it only from a viewing trip.
Documents drive the deal
Villa Green does not have the public disclosure trail of a current developer launch. The developer, original build year and standard ownership package remain unverified. That puts the focus on the individual home's title, seller, encumbrances, land-right structure and contract. For a foreign buyer, those documents are central to whether the transaction is workable.
About the project
Villa Green is an established pool-villa community on the southern side of the Pattaya market, around the Huai Yai / Na Chom Thian area. As of 22 September 2026, the public inventory is for completed homes rather than off-plan stock. Two currently advertised villas provide the clearest view of the product: both have three bedrooms, 180 sqm of indoor space and plots of roughly 400 sqm, with private pools and parking. That makes due diligence more tangible than it would be in a new launch. A buyer can inspect the actual house, plot boundaries, access, pool equipment and surrounding homes instead of relying on renders. The limitation is equally important: those two listings are not enough to prove that every home in Villa Green has the same configuration.
The Villa Green Pattaya operating footprint adds one useful but ambiguous clue. In July 2026 it published a collection labelled “26 Pool Villa” under the Villa Green name. That is not enough to treat 26 as the official number of homes in this residential project: the post may describe an operator's rental portfolio rather than a single land subdivision or development phase. Major portals currently surface two available villas; FazWaz displays “2” in its project-units field, while Dot Property leaves the overall unit count unavailable. We therefore leave the project size unnumbered. For a resale purchase, the specific plot number, boundaries, seller's rights and rules applying to the chosen home matter more than an uncertain headline unit count.

The location is consistently presented as the southern Pattaya / Huai Yai area, close to Na Chom Thian and Ban Amphur, although the administrative address varies between databases. The operator uses 89 Moo 7, Huai Yai, Bang Lamung, while Hipflat lists 89/9 Rural Road 1008, Na Chom Thian, Sattahip. The project identity otherwise lines up well enough that this looks like an address-label issue rather than two clearly separate developments. A buyer should still navigate to the exact pin supplied for the individual villa and match the contractual address to the title documents. FazWaz identifies Ban Amphur Beach as the nearest beach at about 1.8 km. Confirmed common facilities are limited to 24-hour security and CCTV; the pools shown in the current listings are private to the villas rather than a communal amenity.
Villa Green should be approached as a completed, unit-by-unit transaction rather than as a conventional developer launch. We could not verify a named developer, original completion year, current official sales price, payment schedule or a complete set of project floor plans. Public listings on the check date are rental-led, with annual-contract asking rents of roughly THB 55,000 and THB 60,000 per month for the two visible three-bedroom homes. Those figures can help a buyer understand current use and asking levels, but they are not a sale-price benchmark and should not be turned into a promised yield. If a particular villa is offered for sale, the analysis needs to move to that property: seller identity, land title, registered encumbrances, building condition, utilities, community rules and the actual recurring costs.
Foreign ownership is the other point that needs to be handled at property level. A foreign individual generally cannot own the underlying Thai land directly, so a villa purchase cannot be treated like foreign-quota condominium ownership. The documents need to show who owns the land, what right the buyer obtains over the house, and whether a registered land lease is part of the proposed structure. Thai law generally caps a single registered land-lease term at 30 years; any contractual renewal promises need to be read for what they are rather than presented as an already secured additional property right. Villa Green's public profiles do not establish the ownership structure for any specific house. Title documents and the proposed contract therefore matter more here than the project name.
Home types & sizes
Single-storey villa on a plot of about 400 sqm with a private pool and covered parking. The listing also gives approximately 220 sqm of outdoor area. The annual-contract asking rent was THB 55,000 per month, with higher rates for shorter terms.
A second single-storey 180 sqm home on a plot of roughly 400 sqm, advertised with a private pool, private garden and two parking spaces. Its annual-contract asking rent was THB 60,000 per month. This is a unit-specific rental quote, not a project-wide rate.
Public data is detailed enough to describe only the two homes advertised for rent on the check date. Their specifications are useful evidence of the product, but they do not prove that every Villa Green home has three bedrooms, 180 sqm of internal space or the same plot size.

Best for: Buyers looking for a completed private-pool villa with its own plot in the southern Pattaya market rather than a condominium.; Families or groups for whom the currently evidenced three-bedroom, roughly 180 sqm format is practical.; Resale buyers comfortable making the decision from the specific property's title, condition and contract rather than from a large developer brand.; may not suit: Buyers who specifically want a new developer sale with an official price list, staged payment plan and standard project documentation.; Foreign buyers expecting a villa to offer the same straightforward ownership framework as a foreign-quota condominium unit.; Anyone unwilling to verify the individual land title, seller, encumbrances, rental rules and physical condition before paying a deposit..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Villa Green's developer has not been publicly verified. Contacts associated with Villa Green Pattaya's rental and operating activity do not establish which company developed the property.
- A Villa Green Pattaya post groups a “26 Pool Villa” collection under the brand, but it does not prove that the Villa Green residential project itself contains 26 homes. FazWaz shows 2 in its Units field, Dot Property gives no total, and no primary master plan was found.
- The original build year, land title, foreign-buyer ownership structure and current for-sale inventory remain publicly unverified and need to be checked against the documents for the specific villa.
