The residence is long complete, so delivery risk is no longer the issue. The important work is an independent building survey, title and ownership review, an agreed inventory of what is included, and a realistic annual operating budget.

About the project

Villa Mayavee is not a new development and not a collection of similar homes. It is a single, long-established private residence on Phuket’s west coast, positioned at Waterfall Bay south of Kamala Beach, with the published address 23/16 Moo 6, Kamala, Kathu. The house occupies an ocean-facing edge position within a gated residential setting and looks directly toward the Andaman Sea. That changes how a buyer should approach it. There is no construction timetable, staged handover or developer amenity plan to underwrite; the diligence burden sits almost entirely on the existing asset. The title deed, registered seller, condition of the structure, renovation history, operating costs, staff arrangements and the exact contents of the sale matter more than any launch brochure. The property is currently marketed as a completed resale villa. In September 2026 the lowest open asking prices are around THB 619–620 million, while other live listings run higher. That spread should not be read as a precise change in value. A one-off trophy residence can appear with several brokers at the same time, sometimes using different currency bases, update dates and commercial terms. The advertised number is therefore a negotiation anchor, not a substitute for a current seller confirmation.

The architecture is one of the better documented parts of Villa Mayavee’s history. The house is associated with Tierra Design and architect Martin Palleros; ArchDaily records the project under 2009, while professional design sources describe a four-level composition of linked wings organised around a dramatic central living volume. It does not read like a conventional villa arranged around one simple rectangular plan. The main living, dining and kitchen spaces address the sea; the owner’s wing is more private and includes its own long lap pool, office and supporting rooms; a separate guest wing contains three additional bedroom suites and the fitness area. This separation is practical for a house intended to host people at scale. Owners can keep a distinct private zone while guests move through their own bedrooms and shared spaces, and the same plan can work for a family with adult children, live-in staff or frequent visitors. The trade-off is verticality. Four levels, long internal routes and multiple changes of level are part of the architectural experience, but they are not ideal for a buyer whose priority is step-free circulation or the simplicity of a single-storey home.

Current sale listings consistently put the villa at about 2,400 sqm in total built area. Historical and rental material often divides this into roughly 1,200 sqm of covered internal space and another 1,200 sqm of open terraces and external areas. The house has four bedrooms, and the principal sale listings state six bathrooms. The main ocean-facing infinity pool is approximately 21 by 5 metres, while the master side has a separate lap pool of about 15 metres. There are extensive covered and open terraces, a rooftop deck, fitness room, steam or sauna facilities, an office, media room, large kitchen areas, staff accommodation and a two-car garage. The estate is gated and marketed with 24-hour security. This is useful context because the home is not a low-touch holiday property. It is a very large serviced residence whose comfort depends on people, maintenance systems and continuous care. The official rental operation describes a resident service team, The Luxury Signature currently manages the villa for luxury stays, and Mandarin Oriental Exceptional Homes includes it in its Phuket portfolio. Those points demonstrate an established hospitality use case; they do not prove a particular investment return, nor do they tell a buyer what the net economics will look like under a future ownership and management arrangement.

The land figure requires caution because the public record is unusually inconsistent. Current sales listings generally state a plot of about 3,100 sqm, while older architectural references use roughly 3,200 sqm. By contrast, Villa Mayavee’s own rental website publishes a total land size of 11,200 sqm, and some rental intermediaries repeat figures around 10,200–11,200 sqm. That is far too large a difference to treat as rounding. One plausible explanation is that some sources are describing the registered villa plot while others include a wider landscaped estate or non-title area, but the documents available publicly do not establish that. For that reason the registry entry below deliberately avoids presenting a single plot size as a settled fact. A serious buyer should obtain the title deed and cadastral plan, identify the exact legal boundaries, and then compare them with the physical walls, access road, cliff edge, landscaped areas and any common estate land. On an oceanfront property, the distinction between land you own, land you use and common land you merely pass through can materially affect control, maintenance and future transfer.

There is also a historical date discrepancy. FazWaz, DDproperty, Hipflat and several sale records date the project to 2008, sometimes specifically June 2008. ArchDaily records the architectural project under 2009, while an older Thai feature on the residence referred to completion in December 2009. The practical conclusion is narrower than choosing one date with false certainty: the villa has been complete and in use for many years. Contemporary sales material also says the residence was comprehensively redecorated in 2023. That shifts diligence away from delivery risk and toward physical condition. The buyer should establish what the 2023 works actually covered, whether there are invoices and contractor records, and whether the refurbishment reached core systems or mainly finishes and furniture. On a large cliffside home exposed to salt air, maintenance of waterproofing, pool systems, glazing, air-conditioning, roof elements, stonework and electrical equipment can matter much more than whether the original certificate is dated 2008 or 2009. A technical inspection should be treated as a central part of the transaction, not an optional comfort check after price agreement.

Location is equally specific. Villa Mayavee sits at Waterfall Bay on the headland commonly marketed as Millionaire’s Mile, the coastal stretch between Kamala and Patong known for large private villas above the sea. The villa’s own website gives Kamala Beach at roughly 6 km, Phuket International Airport at roughly 32 km and Jungceylon in Patong at about 10 km. This is therefore not a walk-to-the-beach or walk-to-dining proposition. The lifestyle assumes a car, driver or arranged transfers. In return, the west-facing cliff position provides an open sea horizon and sunset orientation, while the immediate environment is far more private than central Kamala. A buyer should think of it as headland living rather than simply ‘living in Kamala’: the appeal comes from separation, views and a low-density residential setting, and the compromise is reliance on road access and the cost of running a very large home away from everyday shops and services.

The legal and development history needs its own discipline. A number of property databases identify Phuket Property Network as the developer, but Phuket Property Network’s own website presents Villa Mayavee as a resale listing and separately credits the architect. We could not verify a legal development company behind the original build from primary open sources. For a completed one-off villa this does not prevent a buyer from investigating the property, but it changes the hierarchy of questions. The current registered owner, the land title, the building ownership and any estate obligations are more important than a marketing-era developer name. Phuket Property Network’s listing describes the land as Thai freehold and the building as separately owned. A foreign individual should not read that as direct foreign freehold land ownership. Thailand generally restricts foreign land ownership, subject to narrow statutory exceptions. Before any reservation or deposit, the buyer needs to see the title deed, understand who owns the land and building today, verify any servitudes or estate rules, and confirm a legally available ownership structure for the specific buyer. Nominee arrangements through a Thai company are not a substitute for that work.

Taken as a whole, Villa Mayavee is compelling because of the combination rather than one headline specification: recognised architecture, a major oceanfront setting, meaningful separation between owner and guest zones, two substantial pools and an established high-service operating model. It is also a complicated asset with a very high entry price. Standard new-development logic is not useful here. There is no row of comparable units, no developer payment schedule and no uniform specification against which to benchmark the house. The decision turns on a particular title, a particular seller, a particular building and a particular package of furniture, systems, staff and contracts. If those elements are clear and the technical condition supports the asking price, the buyer is acquiring a rare completed residence on one of Phuket’s most private west-coast headlands. If the title boundaries, land structure or physical state differ materially from the marketing description, the scale of the villa can make even a seemingly small mismatch expensive to resolve. The right diligence therefore starts with documents and an independent building survey, then moves to price — not the other way around.

Ownership format

The sale listing describes the land as Thai freehold and the building as separately owned. That does not mean a foreign individual can directly own the land: as a general rule, foreign nationals cannot freely acquire Thai land, so the title deed, registered land owner, building ownership and the transaction structure available to the particular buyer must be checked for Villa Mayavee before commitment.
