That makes the buying process much more tangible: a purchaser can inspect the actual building, common areas, views, noise, moisture, fit-out and management rather than guessing how a future project will operate. The trade-off is age. At a condominium that has been in use for roughly fifteen years, the condition of the specific unit and its building can matter more than the original specification sheet.
The project sits in Kamala on the road linking Kamala and Patong. The address that repeatedly appears in government, mapping and resale records is 6/122 Moo 6, Kamala, Kathu, Phuket, while corporate reporting describes the site on Kamala–Patong Road, Highway 4233. This is not a beachfront, walk-everywhere condominium. Its appeal is a hillside setting with road access and a position between the quieter Kamala side of the coast and Patong's much busier commercial and nightlife zone. A viewing should therefore test the real approach to the relevant building, gradients, parking and everyday transport, not just the straight-line location on a map.

One of the clearest features of the resale market is the unusually broad spread of apartment sizes. Current and recent listings include one-bedroom homes around 69–70 sqm, two-bedroom units around 91–95 sqm, and substantially larger residences around 200, 249 and close to 300 sqm. There are even larger titles and heavily configured units in the market. That diversity matters because the project name does not describe a standard product. Two Kamala Falls apartments can differ dramatically in layout, outlook, renovation quality and legal tenure, so project-level averages are a weak substitute for unit-level due diligence.
As of 10 September 2026, the lowest confirmed sale anchor in current inventory is about THB 4.0 million for a 69.5 sqm one-bedroom apartment. Two-bedroom units around 91–95 sqm are being offered from roughly THB 7.5 million, while the larger 200–300 sqm homes sit materially higher. These are owner resale prices, not a single developer price list. A seemingly attractive headline number is only useful after confirming the registered area, title, ownership quota, furniture and fixtures included in the sale, outstanding common fees, unit condition and any renovation that may not match the registered plan.
Ownership also varies by apartment. Current stock includes leasehold, Thai-quota and foreign-quota units. For an international buyer, those labels are not cosmetic. A foreigner may register condominium freehold only within the statutory foreign ownership ceiling of 49% of the aggregate unit area in the building. A unit marketed as foreign quota can therefore be materially simpler than one offered only on leasehold terms or under Thai quota, but the final position still needs confirmation from the condominium juristic person and the Land Office documentation at the time of transfer.
The facilities that can be corroborated for Kamala Falls include a communal gym, parking, 24-hour security and CCTV, while current in-project accommodation listings also show a shared swimming pool. Older project copy describes more elaborate resort facilities, but online databases frequently paste material from the separate Grand Kamala Falls into the older Kamala Falls profile. For a buyer, the sensible approach is not to rely on a long amenity list. Inspect the pool, gym, circulation areas, parking, building access and engineering condition as they operate today, and confirm which facilities are legally and operationally part of the condominium being purchased.
The corporate history is less tidy than it would be at a modern project with one clearly documented developer brand. Thailand's environmental-impact database links the 6/122 address to Kamala Falls Co., Ltd., a company registered in 2006. Later AQ Estate, now AKS Corporation, annual reports list Kamala Falls among operating real estate and associate the project with the company and Thanont Property. In 2024, Thanont Property recorded the sale and transfer of a 372.57 sqm apartment within Kamala Falls. At the same time, several property portals label Soticon Group as the developer. That attribution should be treated cautiously because Soticon is clearly associated with the separate Grand Kamala Falls completed in 2019.
For a resale purchaser, the practical consequence is not that the entire corporate history must be reconstructed before making an offer. The critical documents are the title deed for the chosen apartment, the seller's authority, encumbrances, condominium juristic-person certificate, debt-free confirmation, foreign-quota availability and the building's current rules. The naming overlap simply raises the standard of document matching: the building, juristic person, payment recipient and title being transferred should all refer to the same property, rather than a neighbouring or later development carrying a similar Kamala Falls name.
Kamala Falls makes more sense as a lived-in residential and lifestyle asset than as a standardized investment product. It offers real, inspectable apartments, often with much more internal area than newer entry-level Phuket condominiums. That can be attractive for long stays and owner occupation, but it also means each resale needs to stand on its own merits. Building position, floor, view, renovation history, maintenance, ownership form and management quality can change the value proposition significantly. A strong unit and a compromised unit within the same development are not interchangeable simply because both share the same project name.
For owner occupation or extended seasonal stays, the inspection should go beyond the view. Test the actual route into the building, parking, stairs or lift access where relevant, ventilation, signs of moisture, drainage after heavy rain, air-conditioning condition and the noise profile at different times of day. Hillside properties can be pleasant precisely because they are separated from the busiest street activity, but that setting can also make transport and building access more important. The advantage of buying in a completed project is that these questions can be answered with evidence before signing rather than being treated as future promises.
An investment case should also be built from the selected apartment rather than from advertised yield claims. Kamala Falls has an active rental market, but listing activity alone does not establish net performance. Larger apartments may command higher rents while also carrying higher furnishing, cooling, refurbishment and maintenance costs. Smaller units can appeal to a wider tenant pool, while large residences may rely more heavily on families, groups or seasonal demand. A credible underwriting exercise therefore needs the apartment's actual rental history, management terms, common charges, owner-paid utilities, maintenance record and realistic vacancy assumptions.
Ownership format
Kamala Falls resale inventory includes units advertised under the foreign freehold quota, Thai quota and leasehold. A foreign buyer can hold condominium freehold only within the statutory 49% foreign-ownership ceiling; the selected unit's title status and available foreign quota should be confirmed with the condominium juristic person and at the Land Office for the transaction date.
Unit types & sizes
A current rental listing confirms a compact studio on the fifth floor. It is useful evidence that this format exists in Kamala Falls, but it should not be treated as an official catalogue of every studio layout.
Resale evidence confirms apartments in this size band, but tenure is not uniform: a 69.5 sqm example is marketed as leasehold while a 70 sqm listing is advertised freehold. They should not be compared on price alone.
Several competing resale units currently sit in this band. The available stock spans leasehold, foreign quota and Thai quota, so similar floor area does not mean equivalent legal value for an international buyer.
Kamala Falls also contains much larger two-bedroom residences. A unit of this size belongs in a different comparison set from a 90 sqm apartment because furnishing, cooling, refurbishment and ongoing ownership costs can be materially higher.
Current listings confirm very large three-bedroom homes, including private-pool configurations. For these units, the registered area, any post-completion alterations and the legal status of terraces or external areas deserve particular attention.
This is not an official developer floor-plan catalogue. The cards are built from specific apartments evidenced in the 2026 resale and rental market, so they show real formats that exist but do not prove a complete building-by-building unit schedule. Very large and potentially reconfigured homes also appear in the market; registered area and layout should be matched to the selected title before purchase. The strongest current structured records show 105 units and five floors; older DDproperty copy says 103 apartments, an AQ corporate report describes a four-storey condominium and three plots, and some secondary databases show other figures. These values cannot be reconciled honestly without the official condominium and floor documentation.
- Thailand's EIA database lists separate approved records under Kamala Falls Co., Ltd. for 'Kamala Falls, 29 units' and 'Kamala Falls Hill'. They should not automatically be merged into the market-wide 105-unit Kamala Falls completed in 2010; the selected apartment's building, title and condominium juristic person need to be matched directly.
