That should mean less internal traffic and a more private residential feel. The trade-off is that estate governance and cost allocation matter more, because major common-area expenses are shared across a relatively small owner base.
Substantial private space
The entry sizes are large for Phuket villa stock: around 462 sqm for three bedrooms, from roughly 833 sqm for four and from about 1,045 sqm for five. Private pools sit at the centre of the concept, with wellness and leisure areas also built into the residences. This makes Naturale Kamala more relevant to long stays, extended families and buyers who genuinely use the house than to someone seeking the smallest rentable villa near the beach.

The site sits on Layi-Nakalay Road on the southern Kamala hillside, with sea-facing views forming part of the design concept. The coastline is close even though stated beach distances vary. The sensible way to judge the location is villa by villa: access gradient, road noise, vegetation, neighbouring plots and the actual line of sight can matter more than a generic sea-view label.

The advertised schedule follows physical construction progress through reservation, contract, foundation, structure, roofing, finishes and handover. That structure makes cash flow easier to relate to progress on site. AAG Development is consistently identified as the developer of Naturale Kamala, and the full name AAG Development Co., Ltd. appears in public material connected with the project. This provides a clearer identity trail than an anonymous project brand. The transaction still requires a second layer of verification covering the seller, landowner, lessor and the company that actually signs the buyer's documents.
About the project
Naturale Kamala is a 14-villa private-pool development on Phuket’s west coast in Kamala, positioned on Layi-Nakalay Road on the hillside south of central Kamala. It is a separate AAG Development project rather than Kamala Nature, a phase of Naturale Cherng Talay or villa inventory inside a large hotel estate. The scheme is organised around three-, four- and five-bedroom homes, keeping the overall community small even though the houses themselves are substantial.
The scale of the houses is one of the project’s clearest characteristics. The three-bedroom range starts at roughly 462 sqm, the four-bedroom range at about 833 sqm and the five-bedroom range at about 1,045 sqm, with some five-bedroom variants exceeding 1,100 sqm. This is not a compact holiday-villa format built mainly around bedrooms and a pool. Considerable space is given to living areas, terraces, staff accommodation and private leisure facilities. Private pools are standard to the concept, with jacuzzi, sauna, spa and fitness areas also described within the residences. A comparison based only on bedroom count would therefore miss much of what drives the price.

The project is being sold before completion. Q2 2028 is the most consistent current handover reference, with June 2028 also stated, while competing dates from late 2027 through Q4 2028 remain in circulation. Q2 2028 should therefore be treated as a working reference rather than a guaranteed deadline. For an off-plan buyer, the contract matters more than the headline date: it should define completion, the construction milestones that trigger payments and the consequences if the programme slips.
The published payment schedule is unusually specific for an online project profile and is tied to construction milestones rather than calendar dates. The sequence starts with 2% on reservation and 28% when the sale and purchase agreement is signed, followed by instalments at foundation, structural, roofing, finishing and handover stages. This gives the buyer a clearer link between cash outflow and physical progress. It does not remove development risk. On a high-value villa, the contract still needs precise milestone definitions, inspection rights, a detailed specification, defect rectification procedures and clarity on who certifies that a stage has been completed.
Naturale Kamala sits firmly in the upper end of the Kamala villa market. The lowest verified entry reference is around THB 58.5M for a three-bedroom villa. Four-bedroom homes begin at roughly THB 119.5M and five-bedroom homes at THB 179M, while larger five-bedroom examples approach THB 195M. Some newer inventory displays already start closer to THB 67.7–68.9M. That is not unusual in an off-plan project, where an early headline price can remain visible after a specific villa has been reserved or withdrawn. The lower number is therefore a market anchor, not a promise that a villa is currently available at that figure.
Ownership needs to be understood as villa ownership, not condominium ownership. Thailand’s 49% foreign condominium quota does not resolve the land question here because Naturale Kamala is a landed villa project. For foreign buyers, the project is presented with a registered long-term land lease, while the villa structure may be held separately. The land itself does not pass into unrestricted foreign ownership. The described structure uses a 30-year registered lease followed by two contractual renewal periods. The practical issue is not the marketing shorthand of a combined 90 years, but the actual lease: who owns the land, who acts as lessor, how renewals are drafted, how succession and assignment work and what happens when the villa is sold.
The developer identity is relatively clear: Naturale Kamala is associated with AAG Development, with AAG Development Co., Ltd. also named in connection with the project. The brand is active across other Phuket villa developments, which gives buyers an identifiable developer trail. That is still different from transaction-level due diligence. The full public legal package for the Kamala site does not disclose the landowner, exact selling entity and specific to the project approvals in one place, so those documents remain part of the deal review.
The location is attractive, but the practical value lies in the road and terrain rather than in a single beach-distance claim. Naturale Kamala sits on Layi-Nakalay Road near the southern side of Kamala. The coastline is close, yet published figures vary from roughly 50 to 200 metres to the sea or nearest beach reference, while the walk to the main Kamala Beach area is described at around one kilometre. For a hillside project, access gradient, road noise, the actual route to the beach and the view from the selected plot matter more than a straight-line distance.
The project makes most sense as a large private-home proposition rather than a packaged investment product. Fourteen residences, substantial floor areas and private leisure spaces suit buyers who want privacy, room for family or guests and a west-coast address without living inside a hotel complex. The same characteristics create the main constraints: a high entry budget, meaningful running costs for a large villa and exposure to construction and land-lease risk before completion. Current stock, the construction contract and the land documents matter more than rental-yield calculators, which depend on assumptions about occupancy, rates and future values rather than a developer obligation.

Because areas vary, two four-bedroom villas should not be compared on bedroom count alone; plot, master-plan position and total built area are important parts of the pricing.
Five-bedroom villas form the top tier of the project. Current inventory includes homes at 1,045.4, 1,051.1 and 1,141.1 sqm, so there is meaningful variation within the same bedroom count. The largest published version is shown with a 604 sqm plot, four parking spaces and a private pool, while another profile identifies a Villa Andaman around 1,045 sqm. It is a scale suited to large families, guests and extended stays, with correspondingly higher maintenance exposure and more systems to inspect at handover.
Areas vary by individual villa and by how total built space is presented. The figures above are tied to identifiable villa types and verified offers, but they should not be read as identical dimensions for every home in a category.
