Why this project is worth a look
Space over novelty
Villa Asoke is most compelling when internal space matters more than owning the newest building. Its conventional one-bedroom plans start around 40 sq m, while the range quickly expands into 80–120 sq m duplex and two-bedroom territory and much larger family units. That does not make an older condominium automatically better value, but it changes the comparison. A buyer who needs a proper work area, room for a couple to live comfortably or genuine family space may find the layout economics more relevant than a newly designed lobby.
More than one commute
Phetchaburi MRT is the obvious transport advantage, but the location also has access to Makkasan Airport Rail Link and the Saen Saep canal boat at Asoke Pier. In Bangkok, having alternatives matters because the fastest route can change with road conditions and time of day. The same central position brings a clear compromise: New Phetchaburi Road carries heavy urban traffic. Orientation and glazing should therefore be assessed in the actual apartment rather than inferred from a floor plan or a high-floor label.
A visible resale asset
More than a decade of occupation means the buyer can inspect the real product rather than a mock-up. The resale pool includes compact one-bedrooms, duplexes, larger family layouts and penthouses, so there is meaningful variation inside the same address. That variety makes project-wide averages less useful than unit-level comparisons. Renovation standard, floor, outlook, furniture package and maintenance history can easily explain a substantial price gap between two units of similar nominal size.
Facilities with scale
The original scheme provided a broad shared-facility package: pool, fitness, children's spaces, sauna, gardens and leisure areas on more than one level, with additional facilities described in older project material. For a building containing large family apartments, that scale is a genuine part of the concept. Today the relevant question is operational quality. A buyer should walk the common areas, observe lift and parking use, and review the current juristic-person budget rather than relying on a legacy amenity checklist.
Quota matters at transfer
The building is marketed as a freehold condominium, but foreign freehold is still unit-specific at the point of transfer. Thai law limits foreign ownership to 49% of the aggregate unit area. The condominium juristic person must confirm the foreign proportion for the selected apartment. An advertisement marked foreign quota is useful market information, but the transaction should be structured around the formal quota certificate and the transfer documents, not the listing label alone.
About the project
Villa Asoke is an established high-rise on New Phetchaburi Road rather than a new launch whose buyer still depends on construction milestones and sales-brochure promises. The 42-storey, 525-unit tower sits in Makkasan, Ratchathewi, close to the Phetchaburi–Asoke junction. What keeps the building relevant is not novelty but space. Entry-level one-bedroom layouts start at roughly 40 sq m, there are duplex one-bedrooms around 79 sq m, larger two-bedroom plans above 90 sq m, family-sized units reaching about 175 sq m and penthouses close to 300 sq m. In a part of Bangkok where newer schemes often trade internal area for newer common spaces, Villa Asoke offers a different proposition: an older central building where the apartment itself can be unusually generous for the location.
The development is consistently attributed to TCC Capital Land. The core project identity is well supported across major property databases: one tower, 42 floors and 525 units on a site of roughly 4 rai 1 ngan 15 square wah. Because the building has been operating for more than a decade, the purchase decision is much more tangible than with an off-plan property. A buyer can inspect the actual unit, the outlook, lift traffic, common areas, noise exposure and the quality of any owner renovation before committing. The same maturity also shifts due diligence toward condition. Two apartments with the same nominal floor area can differ materially if one has been comprehensively updated and the other retains original finishes and services. Asking price therefore needs to be read together with floor, orientation, layout, renovation history, ownership quota and documentation rather than treated as a clean project-wide benchmark.

Connectivity is the most obvious strength of the address. Phetchaburi MRT is only a short walk away; published project profiles place it roughly 150–300 metres from the building depending on the measurement point. Makkasan Airport Rail Link is also within walking reach, while Asoke Pier on the Saen Saep canal adds another practical route across the city. For someone who works or spends time across central Bangkok, having several transport modes reduces reliance on road traffic. The trade-off is equally visible: New Phetchaburi Road is a major urban artery. Road-facing apartments should be visited at the times the buyer expects to be home, because traffic noise and access can feel very different during the morning peak, evening rush and quieter periods. A high floor can improve views, but it should not be assumed to remove every acoustic issue.
For a building of its generation, the documented amenity mix is broad. Project profiles list a swimming pool, gym, children's area, sauna, gardens and relaxation spaces, with shared facilities on the sixth floor and a sky-garden element on the 39th. Older project specifications also mention mini golf, a games area, a small theatre, library and lounge. Parking occupies the lower levels; an earlier specification records about 381 spaces, around 70% of the unit count, plus four passenger lifts and one service lift. These details explain the original scale of the scheme, but resale buyers should inspect what is actually operational today. The condition of lifts, pool areas, gym equipment, parking management and other shared assets matters more than an old facility list. Several databases also repeat a common-area fee of THB 40 per sq m per month, but the current juristic-person budget and charges should be checked from current building documents before purchase.
Villa Asoke is presented in current databases as a freehold condominium. For a foreign buyer, that does not mean every advertised apartment can automatically transfer into foreign freehold. Thai condominium rules cap aggregate foreign ownership at 49% of the total unit area in the building, and the condominium juristic person provides the foreign-proportion certificate used at transfer. The relevant question is therefore whether foreign quota is available for the selected unit on the transfer date. As of 4 October 2026, the project has an active resale market across the major portals. Project-level asking prices start around THB 4.5–4.8 million, while larger duplexes, family units and penthouses sit far above that level. The lowest listing is useful as an entry marker, not as a valuation for the whole building. The more sensible comparison is between genuinely similar layouts, floors, orientations and renovation standards.
Ownership format
Villa Asoke is a freehold condominium. A foreign buyer may register a unit in freehold if foreign quota is available at transfer; foreign ownership may not exceed 49% of the aggregate unit area in the condominium. The condominium juristic person must confirm the available foreign proportion for the selected unit before registration.
Unit types & sizes
The smallest conventional format in the building, yet still generous by current central-Bangkok one-bedroom standards. Resale examples vary widely by floor, view and renovation condition, so the layout and actual finish matter at least as much as the headline price per square metre.
An unusual one-bedroom proposition with almost 80 sq m arranged over two levels. It can create useful separation between living and private space, although an internal staircase changes how efficiently the nominal floor area feels and will not suit every buyer.
The conventional two-bedroom family layout. For owner-occupation, bedroom dimensions, storage and living-room orientation deserve as much attention as total area, because units within the same size band can feel quite different in day-to-day use.
A duplex alternative to the regular two-bedroom plan. The vertical split can separate entertaining and sleeping areas well, but the staircase, usable floor area and airflow should be judged in the actual unit rather than from total square metres alone.
One of the formats that differentiates Villa Asoke from many newer towers: two bedrooms can come with a genuinely large living footprint. For a couple, small family or home-office setup, that extra common space may be more useful than adding another compact bedroom.
These are materially different products from the entry-level units, both in budget and in how the apartment is used. Buyers should check the exact plan, bathroom count, any maid's room, parking rights and renovation condition because those details are not uniform across resale listings.
The top end of the original mix is around 300 sq m. These units are scarce and should not be valued by applying an average project price per square metre; floor, outlook, configuration, bathroom count and bespoke renovation quality become dominant pricing factors.
The layout ranges are supported by the PropertyHub project profile and broadly match the detailed FazWaz project description. Resale listings can show areas outside these standard bands or owner-altered configurations; the selected unit's registered area and plan should be checked against title and transfer documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Phetchaburi MRT is a few minutes' walk away. Published measurements vary from roughly 150 to 300 metres depending on the reference point, so the practical route should be judged from the station exit a resident would actually use.
- Makkasan Airport Rail Link is within walking reach, providing a rail connection toward Suvarnabhumi without making every airport trip dependent on road traffic.
- Asoke Pier on the Saen Saep canal adds another cross-city transport option toward Pratunam and eastern Bangkok. It is best viewed as a useful alternative rather than a replacement for the MRT.
- The tower stands directly on New Phetchaburi Road near the Asoke–Phetchaburi junction. That is excellent for connectivity but not a quiet back-street setting; noise and vehicle access should be tested at the times the buyer expects to be at home.

Price & purchase terms
- Current price: From THB 4.5M on the FazWaz project inventory as of 4 October 2026. This is a lower resale-market anchor, not a developer price; the specific unit, its condition, availability, ownership quota and final terms need to be checked separately.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want a central Bangkok address but find the 30–35 sq m one-bedroom format of many newer projects too restrictive.; Couples or families who value large two-bedroom and family layouts more than having the newest common-area design.; Buyers who prefer a completed asset where the actual unit, outlook, noise and building condition can be inspected before purchase.; Resale investors willing to underwrite a specific apartment by condition, floor and price rather than buying a uniform developer package.; Foreign buyers seeking condominium freehold where foreign quota is available for the selected unit at transfer.; may not suit: Buyers who specifically want a new building, current-generation building systems and a fresh post-handover warranty environment.; Anyone prioritising a quiet residential side street or who is particularly sensitive to traffic noise; this main-road address makes unit orientation important.; Buyers who need a standard developer instalment plan, because Villa Asoke is a mature resale market and transaction terms depend on the individual seller..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion is dated differently across sources: DDproperty states construction finished in November 2012, FazWaz gives December 2012, while PPM and PropertyHub label 2013 as the project completion year. The main record uses 2012 because the more specific construction dates point to late 2012.
- Street numbering is inconsistent. The map business record and current DDproperty listings use 1588 New Phetchaburi Road, while PPM and several syndicated project profiles use 1596. The page uses 1588, but the number should be matched against the selected unit's title and current condominium-juristic-person documents.
- Pet rules conflict: Hipflat marks pets as not allowed, while the current PropertyHub profile displays pet-friendly availability. The current condominium rules should be confirmed before a pet owner reserves a unit.
